<p><span id="docs-internal-guid-33e14acb-7fff-40db-312b-3661c635787e">Lincoln Property Co. is joining the Dawg Pound and partnering with the Cleveland Browns on a 176-acre mixed-use entertainment district to be anchored by a new enclosed stadium for the 80-year-old NFL franchise owned by Haslam Sports Group.</span></p>
<p>The Dallas-based firm announced Tuesday that it will will develop the mixed-use project in Brook Park, Ohio, set to feature 300K SF of retail space and 500K SF of office as well as 1,100 apartments and a pair of upscale hotels.</p>
<p>The cost of the project has been estimated at about $1B.</p>

      <span>The entertainment district around Huntington Bank Field is expected to have an annual economic impact of $1.2B for the area.</span>
    </p>
<p dir="ltr">“Lincoln is working with the Browns and Haslam Sports Group to develop a well-thought-out and compelling vision for a live/work/play destination to complement the new Huntington Bank Field planned for Brook Park,” Lincoln Executive Vice President of Midwest Operations Peter Kelly said in a statement. “Northeast Ohio deserves a vibrant development like this, which will engage residents and visitors alike.”</p>
<p>Lincoln has tackled other major mixed-use projects, including The Star in Frisco, the 91-acre campus of the Dallas Cowboys World Headquarters, and a 10.2-acre development in Charlotte, North Carolina, near Bank of America Stadium, where the Carolina Panthers play.</p>
<p>The development is expected to create more than 3,300 permanent jobs for the region and generate $1.2B annually. The entertainment district will be built in multiple phases, with the first to bring 96K SF of restaurant and retail space, 137K SF of experiential retail, 575 multifamily units and 450 hotel rooms.</p>
<p>“The most important component of any successful mixed-use project is the anchor,” Lincoln co-CEO David Binswanger said in a statement. “The new enclosed stadium will bring year-round events to the surrounding district, activating this region in a way that has never been feasible before.”</p>

<p dir="ltr">In addition to Browns home games, the 67,000-seat stadium is expected to host concerts, sports tournaments and conferences throughout the year. It will be located adjacent to Cleveland Hopkins International Airport.</p>
<p dir="ltr">The $2.4B stadium and the surrounding mixed-use development will be designed by architecture firm HKS.</p>
<p dir="ltr">HKS will also master plan the development. The architecture firm has worked on multipurpose venues across the country, including the Dallas Cowboys’ AT&amp;T Stadium, the Indianapolis Colts’ Lucas Oil Stadium and the Minnesota Vikings&#8217; U.S. Bank Stadium.</p>
<p dir="ltr">HKS Partner and Director of Venues Mark A. Williams called the development “a generational project for the region.”</p>
<p dir="ltr">But the project is <a href="https://www.news5cleveland.com/sports/browns/browns-pick-developer-release-new-images-of-brook-park-stadium-district" target="_blank">not an entirely done deal</a>. Browns owners are still negotiating with state and local officials about public financing for the development that would involve borrowing against anticipated tax revenues created by the project.</p>

The proposed renovation projects are estimated to cost $800 million. Of the $800 million, <strong>David Tepper</strong>, the owner of the Carolina Panther NFL football team, will pay nearly 20%, or about $150 million.</p>
<p data-beyondwords-marker="83a6b8b0-c440-4e67-adf3-4bc9117fbbd6">The facelift will include upgrades to the stadium and concessions, a new sound system and upgraded video and display boards. The 28-year-old stadium seats 75,000 people. </p>
<p data-beyondwords-marker="6156a637-cdc6-4144-adcb-64ab4552a40b">The city’s portion of the renovation funding will come from tax revenue dedicated to tourism-related projects. Neither Mecklenburg County nor the state are participating in the funding plan.</p>
<p data-beyondwords-marker="35078e1c-9431-4486-b550-f157fa86dfb3">A portion of the funds will be used to build a new practice fieldhouse on 12 acres South Cedar Street next to the stadium. </p>

The franchise and city will pay $625 million each for the $1.25 billion project. The City of Jacksonville will contribute a further $150 million to help prepare the EverBank Stadium for construction in 2026. No new taxes will be introduced to pay for the rebuild. The deal also includes a 30-year lease, keeping the team in Jacksonville.</p>
<p data-beyondwords-marker="544a524e-5c0e-44a4-af72-e873851e4d80">The Jaguars hope to begin construction after the 2025 season and plan to play in front of a reduced capacity in 2026. Jacksonville’s city council will vote on the proposal for the rebuild in late June. Should it be passed by a majority, NFL owners will then decide whether to approve the project in October. </p>

<p data-beyondwords-marker="680e8b7d-90cf-4c63-a990-ec9ac3a2f722">Georgia Tech officials recently broke ground on the Thomas A. Fanning Student-Athlete Performance Center, a project designed by The S/L/A/M Collaborative and to be built by DPR Construction, both Atlanta-based companies. </p>
<p data-beyondwords-marker="30724e67-fb65-4895-ba05-b4c788c1cbd7">The 100,000-square-foot expansion is happening at the northeast corner of the century-old stadium—now called Bobby Dodd Stadium at Hyundai Field.</p>
<p data-beyondwords-marker="241578fc-9c06-4c63-bba4-4e18253748a6">The performance center will house areas for athlete strength and conditioning, sports medicine, nutrition, academic support, and Tech athletics’ Total Person Program. Other facets will include expanded space specifically for Georgia Tech football, to include a football-only players’ lounge, meeting spaces, and strength-and-conditioning facilities. The Fanning Center will also be equipped with Tech’s first sports science lab, which uses pro-model motion tracking to analyze student-athletes’ performance data.</p>

<p data-beyondwords-marker="08d1db64-af85-46ec-9a89-f165bc975244">To be called Nissan Stadium, The Tennessee Titans have broken ground on the $2.1 billion facility.</p>
<p data-beyondwords-marker="f1454204-6e02-480c-a9ab-6dc3ccb9a943">The 1.8 million-square-foot stadium will have 60,000 seats, with better sightlines than the current stadium, a stage as large as Ryman Auditorium’s and will be the first NFL stadium with a 12,000-square-foot community space. </p>
<p data-beyondwords-marker="b7140050-1816-4a73-b2a2-10c8a674413d">An alliance made up of several experienced contractors will build the project. It will include Nashville-based ICF Builders, Brentwood-based Polk &amp; Associates, <strong>Turner Construction Company</strong> and AECOM Hunt. Collectively, the team has more than 55 years of NFL stadium construction experience and a long history of building iconic sports facilities. Turner and AECOM Hunt have successfully worked on 17 of the 30 most recently completed NFL stadium projects.</p>
<p data-beyondwords-marker="2f5088b5-3e56-4070-b1dd-fb1e776a254c">Over the next three years — the stadium is expected to be complete in 2027 — construction will generate over 19,000 full- and part-time jobs, have a direct spending impact of $1.9 billion and a total economic impact of $3 billion. </p>
