<p class="wp-block-paragraph"><strong>Crescent Communities</strong> started work on NOVEL Richland Creek, a multifamily and mixed-use community in West Nashville. Crescent Communities’ other area projects include NOVEL Edgehill, NOVEL Harpeth Heights, NOVEL West Nashville, NOVEL Music Row, NOVEL Bellevue Place, NOVEL Lockwood Glen, and Crescent Cool Springs. </p>
<p class="wp-block-paragraph">NOVEL Richland Creek is being developed in partnership with Stockbridge Capital Group, with financing provided by J.P. Morgan. Project partners include KTGY (architect).</p>
<p class="wp-block-paragraph">Located within Lion’s Head Village near the intersection of White Bridge Pike and Harding Pike, NOVEL Richland Creek will deliver 277 apartment homes and approximately 4,800 square feet of ground-floor retail. NOVEL Richland Creek will feature studio, one-, two-, and three-bedroom apartment homes with elevated finishes and highly functional layouts. The community’s amenity program featuring a lobby with café and wine bar, a rooftop pool. </p>
<p class="wp-block-paragraph">Located near the intersection of White Bridge Pike and Harding Pike in Lion’s Head Village, NOVEL Richland Creek is part of Stockbridge Capital Group’s shopping center. </p>

<p><strong>Baptist Health System</strong> is spending $18 million on improvements at St. Luke’s Baptist Hospital. The nearly 6,000-square-foot expansion will include the build-out of new emergency department space that will accommodate nearly a dozen more beds, including eight additional medical-surgical beds.</p>
<p>The project will double the number of EMS bays from two to four. Baptist Health System acquired the hospital in 1994. It’s known to have one of the busiest emergency departments in the city. </p>
<p>The hospital is known to have one of the busiest emergency departments in the city. It sees some 1,600 emergency patients per month, and that figure will likely continue to grow as the demand for care escalates.</p>
<p>The additional rooms at Baptist Health will help offset the reduction in rooms that occurred when Christus Health closed its medical center hospital in late April.</p>
<p>Work on the project is expected to begin before the end of the month and is slated to be completed by May 2026.</p>

<p>Belk is incorporating its outlet concept in two of its Atlanta stores. The Charlotte-based retailer will bring that concept to Eastridge Mall in Gastonia and Triangle Town Center Mall in Raleigh.</p>
<p>Both sites have existing two-floor Belk locations. Plans call for converting the ground level into outlet space, while Traditional Belk stores will continue to operate on the second level. Both outlet stores are targeted for a spring opening.</p>
<p>With the opening of the outlet concept at Northlake Mall in Charlotte, Belk now has three outlet locations in North Carolina. The Charlotte Business Journal reports the outlet stores carry high-end, national designer brands as well as Belk’s brands marked down 60% to 85%. Belk has opened 17 outlet locations and 300 stores nationwide.</p>
<p>Belk underwent a restructuring in July 2024. The move cut nearly $1 billion in debt and secured $485 million in new capital.</p>

PowerHouse Data Centers and Town Lane recently bought 122 acres off University City Boulevard for $45.5 million. That site will be home to a five-building, 2.5 million-square-foot data center campus.</p>
<p data-beyondwords-marker="f0437090-2837-4458-a924-8c611711156f">Microsoft Corp. has started construction on three data centers in Catawba County. Those facilities are part of a $1 billion investment the tech giant announced in 2022.</p>

<p data-beyondwords-marker="3328ac00-1c52-4e30-bc66-2f214f806b3d">Texas Health Plano is located at 6200 W. Parker Road.  Although work on the garage finished this month, work on the tower won’t begin until summer 2025. An opening is planned for fall 2028. When completed, the building will increase the hospital’s capacity from 230 beds to 400.  </p>
<p data-beyondwords-marker="b8f42e48-eb66-488b-9bf5-3a4217368331">The planned work is piggy-backing on some recently finished construction on the current hospital. Construction included on an operating room for neuroscience and heart and vascular procedures, including endovascular aneurysm repair and blood clot removal from arteries. Hospital officials also recently completed an expansion of its neonatal intensive care unit as well. The expansion added seven hotel-style rooms for families of infants receiving care. </p>
<p data-beyondwords-marker="535fcb5f-4fd6-42c8-af52-1372d752f8d9">In addition to the Plano expansion, the company recently acquired 21 acres of land in Celina at the northwest corner of the Dallas North Tollway and the Collin County Outer Loop. </p>

<p data-beyondwords-marker="d5d6934a-53f2-417c-9062-7c2bb0da7ec1"><strong>Allen Morris Co.</strong> and partner Animal are moving forward with its next phases, a total of 1.5 million square feet.  Star Metals already includes apartment and office buildings. Another residential tower, called Stella, is under construction.</p>
<p data-beyondwords-marker="2a05ff5b-2bed-4f65-9579-560ebaf2ea5f">The next phases would add 800 residential units, 100,000 square feet of retail space and 200 hotel rooms. If demand continues to rebound, more office space is a possibility. The office building at Star Metals is 97% leased.</p>
<p data-beyondwords-marker="26c35ffb-86a2-43c9-97fb-5d174c5f7e46">The Atlanta Business Chronicle reports this tower would be the final phase of the project. The more than 3-acre site is just south of Star Metal Offices, which has attracted tenants including daily fantasy sports operator PrizePicks. The land was assembled years ago. It is bounded by Howell Mill, 11th Street, Edgehill Avenue and Bellingrath Avenue. </p>

There is no timeline for when the project will begin. The Atlanta Business Chronicle reports New City will wait until the market is more amenable to lending for apartment projects.</p>
<p data-beyondwords-marker="da253804-ccd9-4caa-9b2a-122aabb1334a">New City LLC would add two residential buildings to the project, which it calls Fourth Ward. Mailchimp’s headquarters anchor it, and it includes a boutique hotel and apartment tower. </p>
<p data-beyondwords-marker="b20ccac7-a5ce-4131-bdf3-029acd6c7e27">The new apartment buildings, which make up the final phase of the project, would cover about 4 acres, replacing an existing parking lot, a temporary dog park, New City’s offices, and the former Venkman’s, a restaurant and music venue. Architectural firm Barkow Leibinger will design New City’s residential buildings. New City is set to go soon before the Beltline’s Design Review Committee for its final phase. </p>

<p data-beyondwords-marker="d90be705-f053-4bc1-891c-bd3e16c26bf1">Century Farms is adding a Drury Plaza Hotel to its more than 300-acre campus. The hotel will rise seven stories and offer 180 rooms. Drury Development Corporation is leading the development of Century Farms’ latest hospitality addition.</p>
<p data-beyondwords-marker="1a70b8e9-5f26-4a58-b58b-b3919058bc88">The building is slated for a 3.02-acre site at 3001 Century Farms Cir., which is walking distance from the recently opened Tanger Outlets mall (photo).</p>
<p data-beyondwords-marker="ee82bfdb-337c-40cd-9793-46aef73a2215">The Nashville Business Journal reports that Oldacre McDonald, the lead developer of Century Farms, owns the property. The Nashville-based firm paid $5.539 million for the site in 2015.</p>
<p data-beyondwords-marker="6731d745-2c31-4b33-b4ed-7d0827ba251b">The $1 billion Antioch development has been underway for years. It spans more than 300 acres and is already home to the Tanger Mall, the Nashville SC team’s headquarters, an HCA Healthcare freestanding emergency room and medical plaza and more than 1,200 residential units.</p>
<p data-beyondwords-marker="2f0e408f-146f-4e3e-8f64-1d8667395d9a">Triumph Hospitality is planning a two-hotel development, a Hampton Inn and Home2 Suites, just a few lots over from the Drury project.</p>

<p data-beyondwords-marker="24ad86cc-d7d5-4ae7-8cbd-7b6486b58ffe">The Triad Business Journal reports the project will cost $50 million. Move-in is slated for a year from now. Copper Builders will handle construction duties. </p>
<p data-beyondwords-marker="632b3c76-cae9-4eae-8c4c-9c8e039b09a2">HARMON Jefferson Village will include three-bedroom and four-bedroom townhomes, ranging from 1,650 to 2,165 square feet. The company estimates that rents will be around $500 to $1,000 less than a monthly mortgage rate in Greensboro.</p>
<p data-beyondwords-marker="aa4f60a4-c334-4f4c-861a-2904b9f82a57">Outdoor amenities include a pool with nearby pavilion, grilling area and event lawn; an outdoor plaza area with outdoor seating; and a trailhead near an already existing walking trail and two ponds.</p>
<p data-beyondwords-marker="50f3091a-87be-4e46-8f44-87de78f3dd13">Crescent says it’s development portfolio has included more than 86 multifamily communities and 25 million square feet of commercial space since 1963. </p>

<p data-beyondwords-marker="7acfb559-68e6-41ab-abc7-8ae38aa7d486">The Austin-based firm—which already develops and manages a wide range of properties, including retail, office, multifamily and big mixed-use projects such as The Domain, Saltillo and the planned redevelopment of the Austin American-Statesman site—is launching a new student housing platform and has tapped veteran CRE executive, Jake Newman to helm the effort. In his 24 years of experience, Jake’s primary focus has been leading the development of over $4.1 billion and 12,000 units of student housing assets. </p>
<p data-beyondwords-marker="c3226548-72d0-4364-896e-ff34a36955ee">One of its first projects will be a mixed-use development at Texas Christian University in Fort Worth. The Austin Business Journal reports TCU was looking for a private partner to design, build, finance, maintain and operate assets on its campus. The specific aim was to deliver a mixed-use development featuring housing, office, retail and parking across multiple university-owned sites.</p>
