Charlotte-based Atrium Health is seeking to build its first hospital in Metro Atlanta.

Atrium is proposing to build an acute care general teaching hospital on a 40-acre campus in Fulton County, according to a filing with the Georgia Department of Community Health, first reported by Axios.

The proposed facility would help provide care to underserved patients who previously went to WellStar Atlanta Medical Center and its affiliate WellStar AMC South, which both closed in 2022, according to the filing.

The hospital would include an emergency department and could provide other services, such as perinatal and neonatal care, diagnostic imaging and surgeries. It would start out with 50 beds and be affiliated with the Morehouse School of Medicine, Axios reported.

Atrium, which is part of Advocate Health, didn’t immediately respond to a request for comment.

The proposed hospital would anchor a mixed-use campus at 675 Metropolitan Parkway SW that is intended to include office, retail, residential and medical facilities. It would be located about half a mile from Morehouse School of Medicine’s main campus.

Atrium bought the 40-acre campus near the West End MARTA Station in 2024. It hadn’t previously revealed its plans for the land — home to MET Atlanta, a 1.1M SF historic warehouse — since the purchase. But one city council member predicted at the time that it would mean a new hospital for Atlanta.

In May, city officials unveiled that Atlanta was teaming up with Morehouse and a nonprofit health system to build an $800M hospital, the Atlanta Business Chronicle reported. The officials didn’t disclose the nonprofit or where the hospital would be located. 

Atrium Health has two other health facilities in Georgia: Atrium Health Navicent in Macon and Atrium Health Floyd in Rome, according to Atlanta News First.

A Virginia-based developer is aiming to bring a new 400-acre data center to North Carolina in a county southwest of downtown Raleigh.

PointOne Data Centers submitted an application to the Sanford/Lee County/Broadway Technical Review Committee to build a 90-megawatt center at 4079 Lower Moncure Road in Lee County, the Triangle Business Journal reported.

The first phase of the project would entail the build-out of the 300K SF facility. Construction would begin this fall, with completion in 2028, TBJ reported.

The proposed project would be a $900M investment, according to TBJ. Texas-based CyrusOne, a global data center developer, would own and operate the site. CyrusOne has built more than 60 data centers globally, including one near Research Triangle Park in Durham that it acquired in 2017. Since then, the company has sought to expand its presence in North Carolina. The state currently houses at least 93 data centers, according to Data Center Map.

Data centers have been a controversial issue in the Carolinas over the past year, with several counties and cities imposing moratoriums on new development. Earlier this week, the city of Charlotte approved a 150-day pause on new projects following public outcry. Lee County does not have a moratorium, but in April, it amended its Unified Development Ordinance to clarify where data centers can be located and what standards they must adhere to.

Data center opponents argue that data center development requires intensive water and power usage and can cause noise pollution and neighborhood displacement. In Raleigh, many residents say water usage is critical as the area faces extreme drought conditions.

But a PointeOne executive told TBJ its data center would use very little water due to its closed-loop cooling system. The executive said it would need an initial fill of 200K gallons and that other water usage for things like restrooms would utilize 1,100 gallons per day. 

If the review committee approves the plan, the next step would be applying for a building permit.

The University of Florida has selected Edgemoor Infrastructure & Real Estate to advance the initial $287.5 million phase of construction on UF’s Jacksonville graduate campus. 

The selection follows a competitive process. Edgemoor is teaming up with partners such as Clark Construction, Auld & White Constructors, OJB Landscape Architecture, HOK, PQH Group Design, England-Thims Miller, Coastal Connections Group and more.

The first new building will anchor the campus in the historic LaVilla neighborhood, where UF is developing a graduate campus. Jacksonville has committed land and significant funding to support the project, including more than 20 acres for campus development and tens of millions of dollars toward construction. 

UF’s Jacksonville campus is expected to open initial programs in existing facilities in 2026, with new construction to follow as the campus expands. The broader vision includes advanced graduate programs in areas such as business, health care and emerging technologies.

AJ Capital Partners and Simon Property Group are joining forces on a massive luxury outlet mall in Nashville.

The project, dubbed Nashville Premium Outlets, includes a 325,000-square-foot mixed-use center with approximately 75 retailers, restaurants and a hotel. The project could include residential space and big-box retailers sometime in the future.

The outlet mall will rise at the intersection of Interstates 65 and 840, and construction is expected to start in 2026.

Retail and dining tenants will be similar to those found in other Simon Property Group outlets. Those existing centers boast brands such as Armani, Balenciaga, Valentino, Fendi — as well as more common brands like Ann Taylor, Old Navy and Gap.

Simon Property Group also owns The Mall at Green Hills and the Opry Mills Mall and operates more than 230 properties worldwide.

Tanger Factory Outlets recently opened a retail outlet in Antioch, one of the area’s fastest-growing suburbs.

PREMIER Design + Build Group has completed the new headquarters for Heathrow Scientific, a global provider of laboratory supplies and instruments. The 113,000-square-foot facility in Vernon Hills, Ill., serves as the central hub for the company’s manufacturing, laboratory, and office operations.

Following the demolition of an existing structure, PREMIER constructed the two-story, mixed-use building that features a large laboratory space. The facility also includes 12 dock positions and two drive-in doors for logistics needs.

Buffalo Grove-based PREMIER Design + Build Group is a full-service firm specializing in industrial, medical, commercial, multifamily and adaptive re-use projects.

Melmark, a national leader in the human services field, will break ground in early 2025 on the development of an adult community on a three-acre site in Tewksbury, MA. The project is intended to address an increasing need in Massachusetts for adult services that are evidence-based and instructional for individuals with autism, intellectual and developmental disabilities.

The pilot project will cost an estimated $15 million to complete. Melmark collaborated with the Caveney Architectural Collaborative on the design, which will include four residences housing 20 adults, an instructional and vocational day program for 50-plus individuals, a vocational coffee shop social enterprise, daily living activities, supports, community engagement, recreational opportunities and affordable staff housing. Vantage Builders will manage the construction of the three-acre site.

“Our goal is to develop an infrastructure and model that is campus-based and rooted in full community integration and resource-sharing, which will allow individuals to age in place through their whole lifespan,” said Melmark president and CEO Rita M. Gardner.

Greystar Real Estate Partners broke ground on a two-building student housing development at Merrimack College. The project, a result of a public-private partnership, is composed of 540 beds on the school’s North Andover, MA campus. The new residence halls represent the largest increase in Merrimack’s on-campus housing stock since 2015. 

Upon completion in Fall 2026, the two four-story residence halls designed by Cube 3 will deliver 540 new beds to Merrimack’s campus. The first residence hall will contain traditional-style student housing, totaling 79,600 square feet and 351 beds. The adjacent 61,300-square-foot residence hall will offer 189 beds through suite-style units.

Meridian Design Build recently completed construction on a 300,000 SF climate-controlled seed storage and distribution facility for Corteva Agriscience and developer Scannell Properties in Anderson, Indiana. The new building, located at 4210 W. 67th Street, is Corteva’s largest warehouse and distribution center in North America.

The new facility is constructed on a 30-acre site and includes 100,000 square feet of refrigerated/ humidity-controlled cold storage, as well as an adjacent dry storage area accessible via high-speed roll-up doors. The building features 25 loading docks, 2 drive-in doors, a storm shelter, and 4,000 square feet of office space.

Meridian completed the project on a design/build basis, with Curran Architecture providing architectural design services and American Structurepoint Inc. handling the civil engineering design square feet

Lovett Industrial purchased a 27-acre lot in northeast Durham for $16 million. The industrial developer bought the site with a small warehouse near the Interstate 85/885 interchange with plans to develop a more than 350,000-square-foot industrial building called the Durham Logistics Center. The company is nearly through building a warehouse project in Charlotte.

The developer will demolish the class-C building on-site in order to build a 351,030-square-foot building.

The Durham Logistics Center will have 36-foot clear heights, 84 dock-high doors, 86 trailer parking spaces and a 185-foot-deep truck court. Construction just started it’s expected to be complete in the fourth quarter of 2025. Comerica Bank provided the construction loan.

Andrew Young, Hunter Willard and Larry Lakins of Colliers are handling the leasing efforts for the building. Harper General Contractors of Greenville, South Carolina, is the general contractor for the development.

The current building on the property at 1716 Camden Ave. was built in 1986 and was previously Durham Coca-Cola Bottling and Classic Food.

VanTrust Real Estate, LLC is set to begin construction on a build-to-suit facility for Sephora.

The 746,672-square-foot structure will be located on 61 acres at Avon Landings Commerce Park in Avon, Indiana, and will serve as Sephora’s Midwest distribution center. The targeted completion date is the summer of 2025. This is VanTrust’s second project with Sephora, with the first facility completed in Las Vegas.

CBRE’s Toby Mink and Andrew Morris represented Sephora. The general contractor for the project is Pepper Construction, MacGregor Architects is the architect, and American Structurepoint as the civil engineer.
