The first phase grand opening of Aggie Square is slated for May 2. A development by Wexford Science + Technology in partnership with The University of California, Davis and the city of Sacramento, Aggie Square is a mixed-use development on the UC Davis Health Campus in Sacramento. The first phase will consist of approximately 808,000 square feet of Class A life sciences research labs, technology and office space, plus housing and retail space

“Once the entire Aggie Square project is up and running, it will support 3,200 jobs annually and about $500 million in annual regional economic impact in the Sacramento region,” said UC Davis Chancellor Gary S. May, citing analyses from Economic and Planning Systems Inc.

Wexford hired a Cushman & Wakefield leasing team including local office/technology brokers Ron Thomas, Bruce Hohenhaus, and Kris Kalmbach together with Marc Pope and Brett Ward of the firm’s National Life Sciences Practice Group in Northern and Southern California.

The now-thriving Neuhoff District used to be a meat packing plant, an assortment of old brick buildings on East Germantown’s riverfront that has been turned into offices, retail and hundreds of apartments. According to the Nashville Business Journal, the first phase cost $550 million.

New City Properties is moving forward on the second phase of Neuhoff District, which will include a new apartment building, an office building and retail structures.

The next phase of Neuhoff will rise at 1324 Second Ave. N. The existing building will be converted into retail space. The next phase also includes a seven-story office building as well as a six-story apartment building with 319 units.

New City Properties bought the 4.77-acre site where the second half of the project is slated to rise in 2019 for $26.25 million.

Cousins Properties Inc. invested $275 million in the Neuhoff development, and JP Morgan is contributing half of the equity. JE Dunn Construction is the general contractor.

It took just over a year for Glenstar Logistics to complete the first of five buildings at 290-acre the Cherokee Commerce Center 85 (CCC-85) in Gaffney, S.C. The company broke ground on the 550,520-square-foot building in October 2023. The site is adjacent to Interstate 85 in Upstate South Carolina’s Cherokee County industrial corridor. CrossHarbor Capital Partners supplied $38.2 million in construction financing for what is expected to be a $415 million project.

Slated for completion in Q4 2024, CCC-85 Building 2 is being built on a speculative basis with the flexibility to expand to 1.3 million square feet. Potential uses include warehousing and distribution, food processing, assembly/light manufacturing and refrigeration/cold storage. CCC-85 will offer a power capacity of up to 54 megawatts.

Glenstar Logistics’ partners at CCC-85 include capital partner Creek Lane Capital, general contractor The Conlan Company, and architect Ware Malcomb. John Montgomery, Garrett Scott, Brockton Hall and Dillon Swayngim of the Spartanburg office of Colliers are marketing the building on behalf of ownership.

Ryan Companies has formed a joint venture with Namdar Realty Group and Mason Asset Management, which announced the financial land closing and start of construction of a 160,000-square-foot speculative industrial facility at Pullman Crossings.

This project comes just five months after the groundbreaking of another 170,000-square-foot speculative industrial facility and marks the final phase of Pullman Crossings, a 50-acre industrial park within Pullman Park, a 180-acre, mixed-use development being developed by Chicago Neighborhood Initiatives (CNI).

“The final phase of Pullman Crossings represents an exciting next step in the continued growth of the South Side,” said Kyle Schott, vice president of real estate development at Ryan Companies. The 10-acre site for the new facility is located in the historic Pullman neighborhood at 10800 S Doty.

Ryan is developing and building the facility with construction financing provided by Bankers Trust. The final phase of Pullman Crossings is expected to be completed by August 2025.

Simon announced plans to integrate luxury living at its Fashion Valley mall in San Diego. Following the recent completion of a multimillion-dollar revitalization, the property will add 850 multifamily units developed by AMLI Residential along with 100,000 square feet of new retail and new dining experiences.

It was also recently announced three more first-to-market brands will join the lineup including Celine, slated to open later in the second quarter, and Christian Louboutin and Fendi, both of which will open in 2025.

PREMIER Design + Build Group has completed work on Phase II of the Rickenbacker Logistics Park project in Columbus. OH. The completion adds more than two million square feet of industrial space for client CT Realty, or nearly twice as much as the project’s first phase.

Thorofare Capital and Pearlmark combined to raise $40 million in financing so Grubb Properties could build out Link NoDa Phase II apartments in Charlotte. Thorofare originated $30 million for the construction loan, Pearlmark $10 million in mezzanine debt. A CBRE team led by Elliott Voreis assisted in the raise.

The 242-unit project will consist of one and two-bedroom floorplans averaging 604 square feet. Some units will feature patios with street-level access or balconies.

Commercial Edge reports to rise six stories near the project’s 292-unit first phase, Link NoDa Phase II will have its own amenities that will be accessible to the residents of the entire community. Plans call for a swimming pool with sun deck, fire-pit courtyards, a gym, coworking spaces, a conference room and a meeting center, as well as a pet spa.

Located at 3500 Philemon Ave. in an Opportunity Zone, the development is less than 1 mile south of U.S. Route 29 and Interstate 85.

By the time the dust settles, NorthPoint believes it will invest $370 Million in its Gateway85 project in Gastonia, about 30 minutes west of downtown Charlotte. The park spans 396 acres along Interstate 85 between Gastonia and Lowell.

The Charlotte Business Journal reports NorthPoint is early in the process planning for the next phase of the project, which could accommodate three more buildings totaling over 1 million square feet. It already has invested $255 million into the venture which includes five completed industrial buildings with 3.3 million square feet of space. The developers say the next phase of the project will be built on spec.

The latest completed phase— which includes major operations from Newell Brands and the U.S. Postal Service, among others — has created around 1,000 jobs. Its first phase included buildings making up 910,000 square feet leased to USPS and Amazon. The project is slated to employ 1,700 workers by the close of the next phase.
