American Lions, a joint venture between Fetner Properties and Lions Group, has launched leasing at The Italic, a 50-story residential tower located at 26-32 Jackson Ave. in Long Island City. The Italic is the sister building of The Bold, located across the street.

“This evolving neighborhood has shown tremendous growth, and we’re excited to contribute to that by adding more high-quality housing,” said Hal Fetner, president and CEO of Fetner Properties.

The Italic’s 363 rental apartments range from studios to three-bedrooms. Of these, 109 units are designated as affordable. The building also includes 20,000 square feet of commercial space and offers direct access to Court Square subway station.

Amenities at the property include a communal lounge, a fitness center, two bay golf simulators, a basketball court, coworking spaces and a rooftop terrace with panoramic views of the Manhattan skyline. A standalone feature is the building’s full demonstration cooking kitchen.

Liberty Senior Living’s high-end senior living complex is taking residents. The Triangle Business Journal reports that the 5-story complex in Raleigh rises where the Country Club Homes apartments once stood at Fairview and Oberlin roads.

Called Hayes Barton Place, residents will find a health center, pickleball court, movie theater and multiple restaurants, all geared toward seniors. Monthly fees start at $6,615 per month for 800 square feet and go up to $18,350 for the largest offerings.

The main building includes 169 terrace-style residences offering access to all the amenities, plus another 24 condo-style residences called The Flats at Bicton.

Liberty Senior Living has developed 14 properties, including The Templeton in Cary, has acquired five more and has two under development, including one in Pittsboro.

Hayes Barton Place has 86 percent of its spaces spoken for.

Belmont Village Senior Living has opened Belmont Village San Ramon, its fifth Bay Area development and 16th California community. Located at 1000 Walnut Dr., the 177-unit property was developed in partnership with Sunset Development and is located within the Bishop Ranch mixed-use neighborhood.

The development includes studio, one- and two-bedroom options for independent living, assisted living and memory care. It represents the second residential community to join Bishop Ranch and the only senior living community in the development.

Breakthrough Properties was joined by San Diego Mayor Todd Gloria, UCSD Chancellor Pradeep Khosla and representatives from Pfizer and BD Biosciences to commemorate the opening of Torrey View, its newly developed, 10-acre life science campus in Del Mar Heights. The 520,000-square-foot campus was 100% pre-leased months before completion.

The oncology division of Pfizer leased 230,000 square feet spanning two buildings. Global medical technology company BD created a 220,000-square-foot innovation center for its Biosciences division across a third building. Charles River Laboratories, Actio Biosciences and Architect Therapeutics leased the remaining space. JLL handled leasing for Breakthrough.

A joint venture of Tishman Speyer and Bellco Capital, Breakthrough Properties acquired the Torrey View site in October 2020 and developed it alongside co-equity partners Mitsui Fudosan America, Investment Management Corporation of Ontario (IMCO) and AP2. “We developed Torrey View as a premier hub of innovation and collaboration where important research will be conducted and advanced,” said Breakthrough CEO Dan Belldegrun.

Two Trees Management announced the opening of One Domino Square, the first condominium tower to open at Two Trees’ Domino Sugar factory site on the Williamsburg waterfront in Brooklyn. Located at 8 S. 4th St., One Domino Square features connected 55-story and 39-story towers.

One Domino Square anchors the Domino Sugar Factory campus, an 11-acre waterfront site. It features condominiums and rental apartments, and more than 45,000 square feet of top-of-the-line indoor and outdoor wellness and recreation amenities spread across five floors.

Lincoln Property Co. (LPC) has opened Port of Vancouver USA Terminal 1, an office and retail development in southern Washington.

The two-building complex is located in the city’s waterfront district and features 366,000 square feet of Class A office space, 12,000 square feet of ground-floor retail space and commercial amenities. The office component of the project will house the new global headquarters for ZoomInfo, an artificial intelligence platform provider based in Vancouver.

The complex is adjacent to The Waterfront, a 32-acre master-planned community with several apartment buildings, office space, restaurants, shops and a $35 million riverfront park. When completed, the development will include an estimated 3,300 luxury apartments, boutique hotels and other amenities, and will generate over 4,000 permanent jobs.

The Port of Vancouver USA Terminal 1 development is situated within an Opportunity Zone. Project partners included Bridge Investment Group, Robertson & Olson Construction Inc. and architectural firms West of West and DLR Group.

When it comes to apartment amenities, some tenants favor extensive security measures, others prefer a patio/balcony, and if a pool is in your sweet spot, the recently-opened Town Triangle Crossing in Raleigh may be for you. The Triad Business Journal reports the Related Group, the developer, claims it’s the largest residential swimming pool in the state. The pool is roughly the size of a college basketball court.

The $110 million complex, near Triangle Town Center, has several other amenities. In the one-acre courtyard around the pool are cabanas, hammocks, a fire pit, a game lawn, picnic tables and an outdoor kitchen with grills and a pizza oven.

Other amenities include a fitness center, a 24-hour grab-and-go market, a dog park, pet spa, pickleball courts, a clubhouse, wine lounge, indoor sauna, game room, conference rooms, co-working spaces and private meeting rooms.

Town Triangle Crossing will have 384 units, a mix of one, two and three bedrooms. The buildings are split into three and four stories. The units range between $1,547 and $2,758 for monthly rent.

Placemakr, a flexible-use hospitality and multifamily operator, and Jamestown have announced a new hospitality living concept, Scout Living. Located at the Ponce City Market campus in Atlanta, the newly constructed tower has 405 fully furnished units and is now available for booking for flexible lengths of stay— from a single night to a week, month or longer.

Placemakr’s Jason Fudin added, “This is the start of something special, and we think it will be a model for a brand-new institutional asset class.”

Scout Living offers one- and two-bedroom units with hospitality-style services. Units include a full kitchen stocked with cooking essentials, a dishwasher, a washer-dryer combo, and separate living and sleeping spaces. Additional amenities include a rooftop with a pool and reservable meeting and event spaces.

Scout Living features 12,000 square feet of ground-floor retail, featuring a food-and-beverage concept and convenience shopping providing essential grab-and-go items.

Greystar opened the doors of 25 North Lex in White Plains, its first residential development in New York, to its first move-ins. Located at 25 N. Lexington Ave., directly across from the White Plains Metro-North Train station, which recently underwent a $95-million renovation, 25 North Lex includes 500 luxury rental residences, nearly 60,000 square feet of amenities and approximately 16,000 square feet of ground-floor retail.

The 813,346-square-foot project features two intersecting towers of 16 and 25 stories rising from a four-story podium concealing a large, covered parking structure with bicycle storage. 

JBG SMITH, an owner and developer of mixed-use properties in the Washington, DC, market, announced that animal hospital provider GoodVets will join the mix of retailers at The Grace and Reva in National Landing.

GoodVets, which provides comprehensive veterinary care, will occupy a 2,035-square-foot space on the ground floor of The Grace. The previously announced neighboring tenant, Colada Shop, is set to open in September. This follows the recent grand openings of the community’s first retail tenants: Van Leeuwen Ice Cream and Tatte Bakery & Café.

The Grace and Reva include 808 multifamily apartments and approximately 40,000 square feet of street-level retail. “We are strategically enhancing and growing the retail at The Grace and Reva, providing the neighborhood’s animal owners with best-in-class care,” said Amy Rice, SVP of Retail Leasing at JBG SMITH.
