<p>The Texas A&amp;M University System’s Board of Regents approved over $141 million for statewide construction projects.  </p>
<p>$80 million will fund Student Housing Phase III and Dining Project at Texas A&amp;M San Antonio. The project will add 300 new student beds and a dining facility. </p>
<p>East Texas AM University will also receive a $63.4 million event center for intercollegiate sports and community events. Construction is scheduled to begin in March 2025. </p>
<p>Prairie View A&amp;M University will develop a $40.6 million Teaching &amp; Academic Student Support Services Facility, which will break ground this month. </p>
<p>Blue Bell Park at Texas A&amp;M University will see the development of a $28.3 million Player Development Center with enhanced amenities for baseball student-athletes.  </p>
<p>A $27 million South Texas Workforce Development Project is slated for Brownsville. It will include a Texas A&amp;M Engineering Extension Service facility to support advanced manufacturing training. Construction begins in April 2025. </p>

<p data-beyondwords-marker="a5a3e83d-ec2b-4c4e-bcd8-dac070af6173">The Develop Fulton Board of Directors unanimously approved a $538 million bond inducement for Project Nexus, a mixed-use economic development initiative. This project aims to transform a distressed property into a hub of economic and community development. Situated in Atlanta and East Point, the project would include affordable housing, essential services, and a host of amenities.</p>
<p data-beyondwords-marker="cc524a00-6288-4c86-b9cf-b2386e43cf58">The mixed-use project, combining residential and retail elements, would generate more than $60.5 million in revenue over 10 years—30 times its current contribution. With an anticipated $4 billion overall economic impact, Project Nexus would create approximately 1,300 new permanent jobs and 2,800 temporary construction jobs while retaining 50 existing positions. </p>
<p data-beyondwords-marker="ffbc520c-f664-4a48-b5ec-957bf0270147">The development plan will create 1,126 residences, offering a mix of affordable and market-rate housing options to accommodate a range of income levels. </p>

<p data-beyondwords-marker="314242da-b2ab-414b-99a9-ca69d835776a"><strong>Toro Development Company (TDC)</strong> received approval from the Johns Creek City Council to build a 175-key hotel at Medley, the planned 43-acre mixed-use project. TDC is the developer of the venture, which will be located at the corner of McGinnis Ferry Road and Johns Creek Parkway in Johns Creek. </p>
<p data-beyondwords-marker="3bb3625d-5cab-4304-95bd-77d538565daf">The development partner and brand for The Hotel at Avalon has not yet been decided on.</p>
<p data-beyondwords-marker="33a1af76-9326-4720-bce0-22183fd867de">TDC expects to break ground on Medley later this year, with a planned grand opening in Q3 2026. To prepare the site for construction, the company has razed an existing 350,000-square-foot office building. </p>
<p data-beyondwords-marker="3dd0476b-e433-47a1-9536-b14e6a6708cc">In addition to the hotel, Medley’s first phase will include approximately 180,000 square feet of retail, restaurant and entertainment space, 110,000 square feet of office space, 340 multifamily residences, 133 townhomes and a 25,000-square-foot Plaza. The site also features a 4-story office building that is being renovated and incorporated into the master plan. A dozen retailers have already signed on.</p>

<p data-beyondwords-marker="da9487b8-fe47-4212-8154-38804a56e0b6"><strong>Turnberry</strong> is a step closer to breaking ground on The St. Regis Nashville and The Residences at The St. Regis Nashville. The Metro planning agency voted to approve a concept plan for the project, which would be 46 stories tall. The building, which is set to be one of Nashville’s tallest, is expected to break ground in 2025. At 805 Demonbreun Street, it’s planned to consist of 179 hotel rooms, 40 furnished residences and 141 condo units.</p>
<p data-beyondwords-marker="9b5c580f-faad-48a6-84d8-8d05766dacf1">The development will have a fine-dining restaurant, a lobby bar, a three-meal restaurant, a full-service spa and two amenity decks—one for hotel guests and one for residents. The tower will feature around 25,000 square feet of retail space and a 230-space parking garage.</p>
<p data-beyondwords-marker="7ee4d2a5-8049-4db7-9aba-9b311460f743">The hotel is adjacent to the $250 million JW Marriott Nashville, which was also developed, owned and operated by Turnberry and opened in 2018.</p>

<p data-beyondwords-marker="d8a49a9c-8b7e-4014-b797-7f82dc564cc4">The Development Authority of Fulton County voted to approve $75 million in tax savings over a 10-year period for a Microsoft data center in Union City. The project on vacant land at 4810 Stonewall Tell Road is estimated to be valued at $1.8 billion and will be built by data center developer <strong>EdgeConnex</strong>. The motion included that all three phases of the project to build the data center campus, which will include three buildings, have to be completed no later than 2032. Each building will be about 612,000 square feet. Union City is southwest of Atlanta.</p>
<p data-beyondwords-marker="6c901275-7e7a-4826-b4ae-1652d85775c8">The data center campus will require about 400 to 600 construction jobs during development.</p>
<p data-beyondwords-marker="74ce887a-7769-4420-aa5d-bb6e600e14a0">The tax incentives could help the developer offset the site development costs, which are estimated at around $43.5 million. Microsoft purchased 136 acres in Fulton County in April 2024 for $53.5 million.</p>
<p data-beyondwords-marker="55bfaf2e-bc56-4b18-be16-89b69793bbd0">The data center, once up and running, will employ at least 50 permanent trades and technology personnel.</p>

The proposed renovation projects are estimated to cost $800 million. Of the $800 million, <strong>David Tepper</strong>, the owner of the Carolina Panther NFL football team, will pay nearly 20%, or about $150 million.</p>
<p data-beyondwords-marker="83a6b8b0-c440-4e67-adf3-4bc9117fbbd6">The facelift will include upgrades to the stadium and concessions, a new sound system and upgraded video and display boards. The 28-year-old stadium seats 75,000 people. </p>
<p data-beyondwords-marker="6156a637-cdc6-4144-adcb-64ab4552a40b">The city’s portion of the renovation funding will come from tax revenue dedicated to tourism-related projects. Neither Mecklenburg County nor the state are participating in the funding plan.</p>
<p data-beyondwords-marker="35078e1c-9431-4486-b550-f157fa86dfb3">A portion of the funds will be used to build a new practice fieldhouse on 12 acres South Cedar Street next to the stadium. </p>

It would span a stretch of agricultural land along Loop 202 just north of South Mountain. The plan would include a 50-acre resort, a hospital and housing at Laveen Village of Phoenix.</p>
<p data-beyondwords-marker="ba0db6ff-3010-41d9-aee9-276e5efe1c10">The Phoenix Business Journal reports that the plan specifically calls for 1,200 housing units, but to exceed that amount, the developer must bring a Level 1 trauma hospital, restaurants and retail, senior housing and townhomes. These amenities and services would allow for an additional 1,000 units to be developed on-site, previously zoned to allow for nearly 3,200 residential units.</p>
<p data-beyondwords-marker="f158f2f0-8f9a-4370-b751-0e6208fc1c1f">The project team includes Enterprise Capital, Gila and Salt River Development LLC, Butler Housing Co., Davis, Kimley-Horn and Berry Riddell LLC.</p>
