<p>Argyle’s Heritage planned development may claim <strong>Baylor Scott &amp; White</strong> and H-E-B as interested parties. The two entities are looking to build on the Heritage tract development along Robson Ranch Road and I-35W.</p>
<p>Community Impact reports Baylor Scott &amp; White wants to develop on 50 acres of the 195-acre property, which will include several different buildings including retail, fitness and medical spaces. They have plans of potentially constructing a specialty heart hospital, which may include a surgical center and acute care hospital later in the construction timeline. H-E-B is looking at purchasing a tract of land on Heritage for a grocery store.</p>
<p>Baylor Scott &amp; White has a five-phase plan lasting 24 years with the provisional plan of constructing a wellness campus.</p>
<p>The overall development of this land is expected to consist of five phases over a 30-year period, with Phase 1 lasting from 2024-28 and including the construction of the grocery store and retail along I-35.</p>

<p>A high-profile trio of developers is trying to convince a Charlotte-area local governing board to okay a significant zoning request. The team of J<strong>amestown</strong>, North American Properties and Nuveen Properties is hoping to change the current Huntersville zoning for a property at Birkdale Village to allow for a $180 million project that would include a 125-room hotel, 150 apartment units, 122,000 square feet of office space and 26,000 square feet of retail.</p>
<p>The new office building, which includes ground-floor retail space, would be developed at the site of Birkdale’s existing Barnes &amp; Noble store. </p>
<p>The 150-unit multifamily project would be developed at the current site of Dick’s Sporting Goods. That building would also include ground-floor retail space. Plans available in town records show that a new parking deck would be developed behind the office building. The hotel would be built across from it.</p>

<p data-beyondwords-marker="c85d1938-edd6-4b84-916c-927b55aff1f1">The developer is targeting 92.9 acres at 1700 E. John St. with its rezoning request. The request is being made to develop a project with 564 apartments, a 120-room hotel, 103 single-family homes, 48 townhomes and 54,000 square feet of retail/office space.</p>
<p data-beyondwords-marker="1c58693c-24e6-49f4-8725-728b2a65ea24">The Charlotte Business Journal reports the Matthews Board of Commissioners has put off their decision until early next year.</p>
<p data-beyondwords-marker="19d45fb1-db04-4afb-b714-c73d87dc56fa">Crosland is eyeing a site just off Exit 52 of Interstate 485. The property is near Central Piedmont Community College’s Levine Campus and the Mecklenburg County Sportsplex at Matthews. Aspen Asset Group and the Yandle family own the land.</p>
<p data-beyondwords-marker="71a39b41-bc7e-4052-85f4-c20bc775ce2a">Crosland is the master developer of <strong>Eastland Yards</strong>, the former Eastland Mall site in Charlotte.</p>

The development would consist of nine buildings, 150,000 square feet a piece, making up 1.3 million square feet under roof. The company is looking at land off Polk Road, about 4 miles west of Douglasville. The town is about a half-hour drive west of Atlanta.</p>
<p data-beyondwords-marker="9454cfa3-cddf-467e-95e2-9a1fcc464ed1">The projects are huge power users and the Atlanta Business Chronicle reports Georgia Power estimates data centers will use 83% of the utility’s power generation in the next 12 years.</p>
<p data-beyondwords-marker="dd92ad89-3733-499c-93e3-57b1a8624db8">Google has already targeted Douglas County, investing more than $1.2 billion in the region.</p>
<p data-beyondwords-marker="aaa970ab-7d59-4e09-a2a7-b3dcbae44362">Stream Data Centers, which is an affiliate of Stream Realty Partners, has projects in markets such as Chicago, Dallas, Houston, Phoenix and San Antonio. A site in West Atlanta that would span 246 acres and could be delivered in two years.</p>

The project would include 1.9 million square feet of warehouse space and as many as 950 parking spaces across 191 acres.</p>
<p data-beyondwords-marker="25d0f18c-4a31-47a0-add6-f68ee9b38c4a">KMT Partners expects to complete construction on its proposed South Fulton industrial park in January 2029. Mapco Farms currently owns the land. </p>
<p data-beyondwords-marker="ae3f202d-464c-45af-b485-3c6aff9845bd">Through its strategic relationships with both private and institutional debt and equity, KMT says it focuses on speculative and build-to-suit development, value-add or core acquisition projects, as well as third-party asset and development management opportunities. The project, on 2.6 acres at 1771 Airport Road, is slated to be a four-story hotel. The company paid $1.43 million for the vacant site in 2022. Amenities include in-room kitchens, free hot breakfast and pet-friendly rooms.</p>
<p data-beyondwords-marker="e0a855c0-9f9d-419f-91c9-83a3aaad88b5">Elevate of Atlanta is the architect. Ingenium Enterprises Inc. is the project consultant.</p>
<p data-beyondwords-marker="8e8a5c77-877d-43b0-95a1-4af3886abbc4" id="h711821-p8">The BPR website shows 27 properties listed as open, under construction or in development. BPR was founded in 1983 and has acquired and developed more than 100 hotels.</p>
<p data-beyondwords-marker="59635b9f-0f1c-48e5-bbea-d1757f7379bb" id="h711821-p11">BPR has been active in the hotel market near the airport. In 2022, the Daily Record reported it sold the Home2 Suites by Hilton Jacksonville Airport for $11.5 million. In 2018, a subsidiary of BPR sold the Hyatt Place Jacksonville Airport for $15.4 million.</p>

Dallas Smith &amp; Co. and Lalani Ventures are teaming up to transform the 1960s-era 2 Peachtree office building into 600 apartments, retail space, and office space. The loan, in the amount of $250 million, will take some of the risk of the project, one the city wants to meet its affordable housing needs. The project costs are expected to exceed $400 million. </p>
<p data-beyondwords-marker="ec3d9b3d-89be-472b-be5f-43f3cfaffdee">The Atlanta Business Chronicle reports the project would be among the first office-to-residential conversions in the U.S. to leverage the loan program.</p>
<p data-beyondwords-marker="afdf2830-0b10-4c7c-bd7c-d0972d73783f">Originally a bank headquarters, the 44-story 2 Peachtree was later a state government building. Now, it is mostly vacant. At least 200 new affordable housing units would fill the tower.</p>

<p data-beyondwords-marker="42a1756c-5bb9-4d68-9196-570c04c3f8aa">The city received a rezoning request for the Raleigh Sports and Entertainment District detailing the $1 billion development plan around the former PNC Arena that’s being pushed by Carolina Hurricanes owner Tom Dundon. The Raleigh Business Journal reports the proposal calls for a site with four subdistricts holding 4,000 residential units, up to 3 million square feet of non-residential space, such as hotels, with building heights up to 40 stories, parking decks, open space, entertainment and dining areas as well as an enhanced tailgating experience.</p>
<p data-beyondwords-marker="bf895117-3cee-49ce-90df-eec44c091a0b">The Entertainment subdistrict covers 27 acres and sits between the Lenovo Center and Carter-Finley Stadium. The rezoning is seeking 40-story heights for the 12-acre area along Edwards Mill Road.</p>
<p data-beyondwords-marker="0cb8bb7e-fcb7-489a-bedb-ce229734dcfd">Gale Force Sports and Entertainment, the parent company of the Carolina Hurricanes, is helming the project.</p>

<p data-beyondwords-marker="1ca36c68-e0fb-42d9-8684-46d4bf7a9de7">The property comprises more than 62 acres at 2000 and 2014 Fleming Road. The development will be near the intersection of Isaacson and Horse Pen Creek roads. Called The Madison, the company anticipates that phase one of the project will begin in the summer of 2025 and be completed in the summer of 2027. The plans include a proposed clubhouse near the apartment units, a maintenance building and an additional amenity area.</p>
<p data-beyondwords-marker="4f1eddba-15e9-47fd-921d-0c1bf2a33f8e">The Triad Business Journal reports the Carroll Cos. purchased the property from Zimmer Development Co. of Wilmington in the fall of 2022 for $5.6 million.</p>
<p data-beyondwords-marker="6e21b224-032a-4252-be6f-8ddbb656d315">Carroll recently opened Car Caves, which features 27 for-purchase units for the storage of luxury cars. Car Caves is located at 1016 Battleground Ave., next to a Bee Safe Storage location, which Carroll also owns.</p>

<p data-beyondwords-marker="a17a33ee-7957-4fb1-bf14-44db69d4e80a"><strong>Novant Health</strong> has filed an application with a North Carolina agency to build a hospital in Wake County, a region that already has three well-established health systems: Duke Health, UNC Health and WakeMed. </p>
<p data-beyondwords-marker="a3524eb9-fcaf-4775-bf0a-8d218d9bf873">To be called Novant Health Knightdale Medical Center, the center would consist of 36 licensed acute care beds, 12 unlicensed observation beds and one operating room. The request leaves room for the company to add to the facility at a later date. Knightdale is just east of Raleigh.</p>
<p data-beyondwords-marker="863753c9-0d30-41d9-9968-ab37772fb842">The proposed capital expenditure for this project is about $287 million, which includes land and site costs. Novant intends to buy a 35-acre property for the facility near the interchange of Hodge Road and I-87. The Triangle Business Journal reports If Novant’s application is approved, the health system would develop other services around the facility, such as a medical office building and potentially imaging and pharmacy services. </p>
