<p>Lee &amp; Associates NYC completed a new office lease for Jones Jones LLC at 44 Wall St. in Manhattan’s Financial District.  The law firm signed a 10-year, nine-month lease for 5,311 square feet.</p>
<p>Jones Jones will relocate from its former office at 5 Hanover Square amid the growing number of residential conversions taking place throughout the Financial District, including the planned conversion of 5 Hanover. The firm selected 44 Wall St. to remain in Lower Manhattan, citing the neighborhood’s accessibility, extensive transportation options, dining and retail amenities and strong value proposition for office tenants. </p>
<p>The landlord was represented by George Comfort &amp; Sons’ Alexander Bermingham.  Tenant representation was handled by Todd Korren and Noah Caspi of Lee NYC. </p>
<p>“Lower Manhattan continues to attract tenants seeking quality office space at a strong value, particularly as older office properties throughout the neighborhood undergo residential conversions,” said Korren.  “Jones Jones was focused on remaining in the Financial District, and 44 Wall St. offered an ideal combination of location, accessibility and efficiency for the firm’s next chapter.”</p>

<p data-beyondwords-marker="0c35be03-ef19-441c-a42d-eeaa52b92ca2">“The amount of interest in the space and the speed of which this lease got done is indictive of the overall vibrancy of the retail market in New York City,” said Roseman. “Boggi Milano will be a fresh and exciting addition to the neighborhood.”</p>
<p data-beyondwords-marker="bca2f597-a869-4c6b-a500-c8dfffe0a670">Boggi Milano is a luxury Italian menswear brand known for its high-end contemporary clothing, with over 225 locations in more than 58 countries. The tenant secured a long-term lease to occupy the dual-level, corner retail space, encompassing 4,506 square feet on the ground floor and 3,905 square feet on the lower level. The space was formerly occupied by Harman Kardon.</p>

<p data-beyondwords-marker="d99c8e38-e664-416f-90dd-163625010036">The developer of Atlanta’s Star Metals District is looking to expand its growing West Midtown venture.  </p>
<p data-beyondwords-marker="d5d6934a-53f2-417c-9062-7c2bb0da7ec1"><strong>Allen Morris Co.</strong> and partner Animal are moving forward with its next phases, a total of 1.5 million square feet.  Star Metals already includes apartment and office buildings. Another residential tower, called Stella, is under construction.</p>
<p data-beyondwords-marker="2a05ff5b-2bed-4f65-9579-560ebaf2ea5f">The next phases would add 800 residential units, 100,000 square feet of retail space and 200 hotel rooms. If demand continues to rebound, more office space is a possibility. The office building at Star Metals is 97% leased.</p>
<p data-beyondwords-marker="26c35ffb-86a2-43c9-97fb-5d174c5f7e46">The Atlanta Business Chronicle reports this tower would be the final phase of the project. The more than 3-acre site is just south of Star Metal Offices, which has attracted tenants including daily fantasy sports operator PrizePicks. The land was assembled years ago. It is bounded by Howell Mill, 11th Street, Edgehill Avenue and Bellingrath Avenue. </p>

<p>Sares Regis Group of Northern California (SRGNC) and Hunter Partners joined the Sunnyvale community recently for the official grand opening of Cityline, a transit-oriented, mixed-use district in downtown Sunnyvale. In the works since 2015 and developed in two phases, the project now encompasses 1,100 new apartments, one million square feet of office space, a large public plaza and 500,000 square feet of new retail and entertainment options.</p>
<p>The grand opening ceremony in Redwood Square, the city’s new gathering spot, included Sunnyvale Mayor Larry Klein, City Council members, civic leaders, residents and representatives of the development team.</p>
<p>“Cityline’s mixed-use design combines office, residential and all types of amenities to create a walkable, bikeable, transit-friendly core that offers dynamic experiences whether you work, live or play — or do all three — in Sunnyvale’s re-imagined downtown,” said Jeff Smith, director of development/SVP for SRGNC. </p>

<p data-beyondwords-marker="da97f95f-530e-4bd6-83eb-bc847d0a53af"><strong>Carter and Front Street Capital</strong>, in partnership with the City of Winston-Salem and Wake Forest University, are developing The Grounds, a 100-acre mixed-use development in the area surrounding North Carolina’s major event venues. The $150 million project will blend retail, dining, residential, and office space in one hub. </p>

<p data-beyondwords-marker="42a1756c-5bb9-4d68-9196-570c04c3f8aa">The city received a rezoning request for the Raleigh Sports and Entertainment District detailing the $1 billion development plan around the former PNC Arena that’s being pushed by Carolina Hurricanes owner Tom Dundon. The Raleigh Business Journal reports the proposal calls for a site with four subdistricts holding 4,000 residential units, up to 3 million square feet of non-residential space, such as hotels, with building heights up to 40 stories, parking decks, open space, entertainment and dining areas as well as an enhanced tailgating experience.</p>
<p data-beyondwords-marker="bf895117-3cee-49ce-90df-eec44c091a0b">The Entertainment subdistrict covers 27 acres and sits between the Lenovo Center and Carter-Finley Stadium. The rezoning is seeking 40-story heights for the 12-acre area along Edwards Mill Road.</p>
<p data-beyondwords-marker="0cb8bb7e-fcb7-489a-bedb-ce229734dcfd">Gale Force Sports and Entertainment, the parent company of the Carolina Hurricanes, is helming the project.</p>

<p data-beyondwords-marker="7a22c46e-9140-452f-9466-d15661042d7b">The Dallas-based real estate company will also be the master planner for the entire 55.5-acre former foundry site, which operated for more than a century before closing last year. It straddles the uptown and South End areas of Charlotte.</p>

<p data-beyondwords-marker="9a2f5665-8c1c-4b53-9f28-750366378095">The Phoenix Business Journal reports the new proposal would be developed in two phases and include two four-story buildings, a clubhouse and amenities such as pools, seating areas and kitchens. A standalone retail building will also go up along 99th Avenue and could be used for galleries, medical offices, coffee shops and microbreweries. TriArc Architecture &amp; Design is the architect.</p>
<p data-beyondwords-marker="8346ae3f-3562-432b-942a-765740d8dc86">Nearby, the city has been working to prepare 200 acres for a master-planned commercial development with offices, retail areas, hotels, and high-density housing. The development would take several years and be in multiple phases.</p>

<p data-beyondwords-marker="8d029abd-9d49-4423-9066-4f95971f9416">A pair of mixed-use developments with affordable housing and cultural spaces are coming to vacant city-owned lots in East Austin’s Cultural Heritage District. The proposals will transform Blocks 16 and 18 on East 11th Street.</p>
<p data-beyondwords-marker="d89e5a1b-9e84-4574-97ee-84aa844870e6">City officials voted to negotiate with the Pleasant Hill Collaborative on the project. That group includes the national student housing developer <strong>Servitas</strong> and Austin-based builders Guadalupe Neighborhood Development Corp. and Topo.</p>
<p data-beyondwords-marker="c3fcf049-1c30-40ee-ab98-1212fb99dbd8">The collaborative’s $112 million, nearly 300,000-square-foot redevelopment of Blocks 16 and 18 would include neighborhood priorities such as:</p>
<p data-beyondwords-marker="ce1839c9-ad8e-4923-b465-58df9addc55a">138 residences with a mix of studio to three-bedroom apartments and townhomes in Block 16. Most of the units would be reserved for tenants earning 50% of the local median income or less; 27,000 square feet of cultural venues, including performance and studio space, and 13,000 square feet of commercial space, including a grocery store. </p>
<p data-beyondwords-marker="b4ab9c69-2827-4ffd-9ca7-7d5a82182ff4">The four-story Block 18 would feature eateries, a central public courtyard with a performance stage and housing for Huston-Tillotson University students. </p>
<p data-beyondwords-marker="0615112e-c543-4e30-8dcc-fbfe4e9a5f6a">Once project negotiations are completed, the Pleasant Hill Collaborative project is expected to break ground in 2025. The first phase would open in 2027 followed by the second in 2029.</p>

It bought 10 acres from <strong>Stillwater Capital </strong>for the project. Stillwater is leading the effort to take Mansfield to the next level.</p>
<p data-beyondwords-marker="0b90b9f6-0eb9-471f-b1af-53cc03df71a4">The +/- 200-acre master plan is being called the Reserve. The area has been identified as the “modern city center” and will contain a series of mixed-use neighborhoods conducive to pedestrian activity. The master plan is centered around a large green space, entertainment venues, and full-service hotel with conference facility. At completion, the development will also include urban-styled retail, office, medical, and residential uses.</p>
<p data-beyondwords-marker="791ec563-61f0-44b5-8961-bb5bb6df96bc">Construction on the city hall is expected to begin before the end of 2024 and is slated for delivery by December 2026. Mansfield is a town of 75,000 people 30 minutes SW of Dallas in Tarrant County.</p>
