<p>Clarion Partners, LLC recently executed on more than a dozen highly curated single-asset healthcare investments totaling over $1 billion. Terms were not disclosed. The transactions expand New York City-based Clarion’s national healthcare footprint and deepen its relationships with established operators in key growth markets, along with underscoring its continued conviction in the healthcare real estate sector.</p>
<p>“We are pleased to have completed these acquisitions, reflecting our disciplined investment approach and deep sector expertise,” said Clarion president Josh Pristaw. “Healthcare real estate continues to present compelling opportunities, particularly in senior housing and post-acute care, where demographic trends and evolving patient needs are driving long-term demand.”</p>
<p>With the recent acquisitions, Clarion now owns 2,000 seniors housing units acquired through core, core-plus and value-add strategies; 133,000 square feet of newly delivered or recently renovated medical real estate; and a growing pipeline of ground-up seniors housing developments.</p>

<p><a href="https://www.colliers.com/en" target="_blank" rel="noreferrer noopener">Colliers</a> completed the sale of 2323 Grand Boulevard, a 321,000-square-foot office property located in Kansas City’s Crown Center sub-market. </p>
<p>Senior Vice President Evan Warwick represented the owner, and Principal Bryan Johnson represented the buyer. Stanton Road Capital, LLC, a private investment management and advisory firm, sold the property to Crain Company, a Wichita-based multifamily acquisition and development company. </p>
<p>The 11-story office building was developed in 1985 and acquired by Stanton Road Capital in 2017. Conveniently located within a well-established commercial corridor, the property offers walkable access to nearby hotels, retail, and dining options, along with covered and surface parking.</p>
<p>“This area continues to show strong long-term potential, particularly due to its proximity to the new Kansas City Royals stadium and ongoing development activity nearby,” commented Warwick. “The property’s premier location and panoramic downtown views made it a highly attractive asset, and we are especially appreciative of the trust our clients placed in us throughout the process.”</p>

<p>Bellevue, WA-based Terreno Realty Corporation, an acquirer, owner and operator of industrial real estate in six major coastal U.S. markets, completed the redevelopment of a property in Santa Ana. Located at 1720 E. Garry Ave., the property is immediately adjacent to the Costa Mesa Freeway (CA 55) and less than two miles from the intersection of CA 55 and I-405 and John Wayne Airport. </p>
<p>The 4.9-acre property, which Terreno <strong>acquired</strong> in September 2023, contained three multi-tenant office buildings that were demolished. The redeveloped property contains a 92,000-square-foot rear-load industrial distribution building with 10 dock-high and two grade-level loading positions and parking for 145 cars for a total investment of $41.3 million. </p>
<p>The redeveloped property is LEED Silver certified and is 100% leased to a provider of temperature-controlled life sciences supply chain solutions. The estimated stabilized cap rate is 5.1%, according to Terreno.</p>

The 113,000-square-foot facility in Vernon Hills, Ill., serves as the central hub for the company’s manufacturing, laboratory, and office operations.</p>
<p>Following the demolition of an existing structure, PREMIER constructed the two-story, mixed-use building that features a large laboratory space. The facility also includes 12 dock positions and two drive-in doors for logistics needs.</p>
<p>“This headquarters was designed to be more than just a workplace; it’s a space that fosters creativity, collaboration and growth,” said Joseph Ahrens, Senior Vice President/Midwest Market Leader at PREMIER. “We’re proud to have partnered with Heathrow Scientific to bring their vision to life.” </p>
<p>Heathrow Scientific has seen significant growth since its founding in 1996, with the company expanding its offering of just two products to a portfolio of over 900. <p data-beyondwords-marker="dca889cf-b2b9-4977-83f5-af65c0cf48fb">The new building will not only expand capacity in WWU’s growing electrical and computer engineering, energy science, and computer science programs but also set a precedent as the first publicly funded zero-energy academic building on a university campus in Washington State.</p>
<p data-beyondwords-marker="5e2791cc-bdf9-457e-b36b-5a875b225509">At approximately 54,000 square feet, it will provide state-of-the-art teaching spaces and experiential learning environments, along with teaching labs, learning research labs, active learning classrooms, collaborative space, and academic administrative space.</p>
<p data-beyondwords-marker="1e996ab9-53a3-4548-8b1b-a5a0a9fcf828">Kaiser Borsari Hall is a public-private funding partnership financed by a lead gift alongside state and federal funds. Perkins&amp;Will is performing design consulting, and Mortenson is the general contractor and construction manager.  The structure’s eco-friendly design integrates advanced energy-saving technologies to ensure carbon neutrality and operates with a zero-energy footprint. </p>

<p data-beyondwords-marker="7009a764-41c5-44d8-aa67-ecd5c3a8c388">AMS Acquisitions recently completed and held the official opening of Sylvan Woods at Howell, a 55-plus residential community located at 6461 U.S. Hwy. 9 in the Monmouth County community of Howell Township, NJ. A ribbon-cutting ceremony took place on Dec. 13 at the Howell complex with company and local dignitaries attending. </p>
<p data-beyondwords-marker="d3039f6c-31b2-4c13-8b42-9af1a9ff090d">The 14-acre site features four buildings with a total of 100 units, a clubhouse and outdoor patio and pool.  Monthly rents in the four-story buildings range from $2,300 to $3,600. </p>
<p data-beyondwords-marker="57778a7e-c59f-483e-9c42-082770631409">Construction, which started in the spring of 2023, took about 18 months to complete.  “We are excited to begin leasing,” said Ari Mitnick, AMS co-head of acquisitions. “This community will serve a huge need for downsizers in Howell Township and greater Monmouth County.”</p>
<p data-beyondwords-marker="025d2d3b-2c88-4673-83fe-795a5dc5f1ce">AMS, which purchased the Howell site from OneKey LLC in mid-2022, has been actively expanding its suburban multifamily development platform in New Jersey, Westchester County and Connecticut.</p>

<p data-beyondwords-marker="ef6c0365-796a-4594-8aa6-930ee1995af7"><strong>MDH Partners</strong> recently wrapped up work on the Northcross Commerce Center Phase II in the Huntersville neighborhood of Charlotte. Phase II features two Class-A industrial facilities totaling approximately 254,000 square feet. MDH Partners secured $23.3 million in financing from TD Bank for the development of Northcross Commerce Center’s Phase II.  The new development brings the center’s total footprint to nearly 700,000 square feet. </p>
<p data-beyondwords-marker="ef6ca550-49ab-4cf9-b14f-350d78185d15">Brad Cherry, Matt Greer, and Natalie Ceva of JLL lease and market the facility on behalf of MDH Partners. </p>
<p data-beyondwords-marker="b3b1f644-1c1c-4d64-9852-9917c5519453">According to JLL, Charlotte’s speculative development deliveries have remained strong, with 6.3 million square feet of space completed in the first half of the year. Charlotte’s industrial market’s combination of stability, consistent growth and proximity to other prominent markets will continue to make it an appealing destination for both tenants and investors in the Southeast region.</p>
<p data-beyondwords-marker="d1fb9654-fa37-40a8-841c-51a8106cd227">In addition to Northcross Commerce Center, MDH Partners jointly owns Oakhurst Commons with Parkside Partners. The 131,000-square-foot, mixed-use development is located in Charlotte’s Oakhurst neighborhood.</p>

The office and laboratory fit-out spans 50,000 square feet and marks a significant milestone for the biopharmaceutical company developing RNA-based genetic medicines. It was completed ahead of schedule and under budget.</p>
<p data-beyondwords-marker="8b612a34-ba5f-4c9f-ad0d-5031fd64edd6">Korro Bio, which specializes in developing therapies for patients with both rare and highly prevalent diseases, sought a space that would reflect its mission and accommodate its growth. The new headquarters includes open, flexible work environments, dynamic meeting hubs, and lab spaces designed to foster creativity and scientific discovery.</p>
<p data-beyondwords-marker="54c92306-1fb8-41d2-adf6-37dcfb31f4d7">“This project was a fantastic collaboration between Korro Bio’s leadership and our design team,” said Amanda Roderman, project manager at Boston-based TRIA. “Our goal was to design an environment that reflects Korro Bio’s cutting-edge work in the biopharmaceutical field while offering employees a comfortable, dynamic place to thrive.”</p>

The properties collectively span more than 425,000 square feet across Arizona, Florida, Georgia, Indiana, Maryland, Ohio, Pennsylvania, South Carolina and Texas. ExchangeRight has now expanded its portfolio of assets net leased to Tractor Supply to more than 100 properties.</p>
<p data-beyondwords-marker="6f42f8fd-f92c-4d81-99d8-090595d70bfe">“Tractor Supply provides essential goods and has a strong BBB investment-grade credit rating from S&amp;P, which are the kinds of stable qualities we look for in all tenants of our diversified net-leased offerings,” said David Fisher, a managing partner at ExchangeRight. “Their consistent performance helps us meet the needs of our investors, and we are grateful to have them as one of the top tenants across our portfolio.” </p>
<p data-beyondwords-marker="bae1848d-573f-4033-8fda-fd7f832692a1"> JRW Realty advised ExchangeRight on the transaction. Berkeley Capital Advisors represented the seller.</p>
