<p><strong>Franklin Street’s</strong> Retail Services team has been selected to lead leasing for The Promenade at Town Center, a 230,000-square-foot mixed-use development in Palm Coast, Florida. The development includes 204 residential units and 57,000 square feet of commercial space, targeting a mix of retail, restaurant, and professional office users. Persimmon Capital Partners is the owner and developer of The Promenade. The project broke ground this past July and is scheduled to be delivered in early 2026.</p>
<p>The Promenade, located in the 2,050-acre Palm Coast Town Center neighborhood, will feature a mix of retailers, coffee shops, restaurants, service providers and working spaces on its ground floor. The project’s upper floors will offer studio, one and two-bedroom apartment residences with balconies. </p>
<p>Palm Coast is the largest city in Flagler County, the third fastest-growing county in Florida, which is the fastest-growing state in the country. </p>

<p data-beyondwords-marker="64d93b6d-8a9d-4140-bd06-248549bb581b">Originally built as condominiums in 2010, the 31-story, 185-unit tower was recently renovated to elevate its living spaces further. The building offers a variety of floor plans, from 1-bedroom to 5-bedroom apartments, each featuring floor-to-ceiling windows with panoramic views, 9-foot ceilings, custom cabinetry, stone countertops, and hardwood plank flooring. </p>
<p data-beyondwords-marker="134148fc-27e1-4280-b838-18d9e3d5ba06">The apartments at Two West Delaware are complemented by a suite of luxury community amenities designed to be an extension of residents’ homes. Golub’s Chicago area portfolio includes properties such as One East Delaware, Chestnut Place, and 21 East Chestnut.</p>

<p>Hanley Investment Group Real Estate Advisors arranged the sale of a new construction Quick Quack Car Wash in Yucca Valley. The car wash is located on a pad within a Stater Bros-anchored shopping center. The absolute triple-net ground lease sold for $2.04 million.</p>
<p>EVPs Bill Asher and Jeff Lefko represented the seller, a private partnership based in Orange County, and the buyer, a private investor from Newtown, PA.</p>
<p>“We procured an experienced single-tenant net-leased investor based on the East Coast who owned a portfolio of similar single-tenant retail investments across the country,” said Asher. “At the time of the closing, the net-leased investment occupied by Quick Quack in Yucca Valley was the first Quick Quack to sell in the U.S. in 2024.”</p>
<p>Built in 2023, the 3,596-square-foot Quick Quack Car Wash is located at 58024 Twentynine Palms Hwy. Co-tenancy at the Stater Bros-anchored shopping center includes Dollar Tree, Harbor Freight Tools, Tractor Supply Co., Jack in the Box, Pizza Hut and Subway.</p>

TDK Construction and <strong>Oldacre McDonald</strong> are developing the project at 24000 Panama City Beach Parkway.</p>
<p data-beyondwords-marker="eac96929-0f93-49f0-a960-2d297256358f">The W&amp;D FHA Finance team, led by Keith Melton and David Strange, helped secure the financing and arranged the loan proceeds by utilizing HUD’s Section 221(d)(4) mortgage insurance program.  </p>

<p>Ship Essential, a Brooklyn-based third-party fulfillment company, has opened its first Southern California location in Downtown Los Angeles. The new facility encompasses 36,400 square feet at 2535 E. 12th St. at The Box Yard DTLA and will cater to retailers in the LA area.</p>
<p>The Arts District fulfillment center is anchored by lifestyle clothing brand Madhappy. Five other retail brands are slated to begin sending products to the warehouse by the end of June.</p>
<p>Ship Essential founder David Sitt said the decision to open in DTLA came from the connection to both people and function, noting the proximity of brands to their manufacturers and showrooms. “It was about being close to the customer,” Sitt told<em> L.A. Business First</em>. “That’s one of our core philosophies: being nearby the brand and making ourselves really accessible to them.”</p>
<p>The company was founded in 2020 and began searching for an LA location in mid-2023, reported L.A. Business First.</p>
