<p class="wp-block-paragraph">Blake Management Group will bring a two-story, resort-style senior living community, The Blake, to the Lake View Acres neighborhood in College Station. The $23 million project will be located on Harvey Mitchell Parkway South.</p>
<p class="wp-block-paragraph">The development will include 117 units, which include 73 licensed assisted living units and 44 memory care units. The community will offer assisted living and specialized memory care services for residents living with Alzheimer’s disease and related conditions. The Blake will offer full hospitality services, including dining, fitness programs, concierge assistance and laundry. </p>
<p class="wp-block-paragraph">Construction is expected to be completed in early 2028.</p>
<p class="wp-block-paragraph">The Blake College Station project marks the company’s fourth development in Texas. Blake operates eight other communities nationwide. Texas locations include Waco, Tyler and New Braunfels.</p>

<p>That’s because patients increasingly are choosing at-home settings for noncomplex care, making primary care space a less desirable part of the medical office building mix, according to medical developers speaking at the <em>Bisnow</em>&#8216;s<em> </em>Charlotte Healthcare Conference. </p>
<p>“Healthcare has become a consumer-driven product,” said Mike Orlando, vice president of Realty Trust Group.</p>
<p>The healthcare industry has long pushed to provide more in-home care but has only made incremental progress toward that goal in the last couple of years. However, annual spending for at-home care is expected to rapidly accelerate from $155B in 2025 to nearly $321B by 2035, <a href="https://www.novaoneadvisor.com/report/us-home-healthcare-market" target="_blank">according to a report</a> from healthcare consulting firm Nova One Advisor. </p>
<p>A wider pool of providers will be focusing on at-home care in the future, said Sarah Mueller, national director of healthcare for the Beck Group. This presents a challenge for developers of medical office buildings.</p>
<p>“If care is really going to start to get pushed more into the home as much as can be done, what does that mean for the built environment?” she asked at the event, held March 31 at The Union at West Station.</p>
<p>As primary care becomes more decentralized, MOB space is being reshaped or developed into facilities focused on intensive or specialized care.</p>
<p>“The way it changes the built environment is it increases the complexity of patients that are going to be [there],” said Bennett Thompson, vice president of real estate for Atrium Health. </p>
<p>Given the consumer preference for care close to home, healthcare providers are choosing to open satellite or outpatient offices in neighborhood settings. </p>
<p>“Patients are more comfortable heading to their neighborhood location, if it&#8217;s primary care or something that can be done off campus,” said Ben Barr, managing partner for Woodside Health. “So they don’t have to head to a big parking garage and walk through a whole big hospital.” </p>
<p>When choosing a location for these local facilities, Orlando said accessibility, visibility and convenience are key. He noted that prime locations might be an inline strip center or a grocery-anchored shopping center. These sorts of locations are also good spots for urgent care centers. </p>
<p>“Is it on the way to and from school and work? Can I get in easily? Those are all factors,” he said. </p>
<p>This pull away from primary care space comes at a time when new MOB space, in general, can be hard to come by. This isn’t because of a lack of demand. </p>
<p>From a national standpoint, <a href="https://www.commercialsearch.com/news/demand-stays-hot-for-medical-outpatient-buildings/#:~:text=Supply%20isn%27t%20matching%20demand&amp;text=Developer%2Dled%20starts%20are%20half,groups%2C%E2%80%9D%20the%20report%20predicts.&amp;text=Those%20outpatient%20buildings%20that%20are,percent%20is%20hospital%2Dsystem%20owned" target="_blank">demand for medical outpatient offices</a> is high. In the state of North Carolina, for example, there are <a href="https://www.causeiq.com/directory/outpatient-clinics-list/north-carolina-state/" target="_blank">199 outpatient clinics</a> that employ more than 28,000 workers and earn more than $5B in revenue each year. The MOB market occupancy rate was record-setting in Charlotte, above 93%, <a href="https://www.pwc.com/us/en/industries/financial-services/asset-wealth-management/real-estate/emerging-trends-in-real-estate-pwc-uli/property-type-outlook/medical-office.html" target="_blank">according to a November 2025 PwC</a> report on trends in commercial real estate. </p>
<p>However, the expenses of constructing new medical space is becoming prohibitive. The fit-out cost for medical outpatient facilities has reached $412 per SF, according to <a href="https://www.jll.com/en-us/newsroom/rising-costs-and-regional-variations-challenge-mobs" target="_blank">a February JLL guide on MOBs</a>. </p>
<p>This makes existing MOB space a sought-after commodity. Investment in MOB space, driven largely by sales, rose 35% year-over-year in 2025 to $12.6B, <a href="https://mediaassets.cbre.com/-/media/project/cbre/dotcom/global/services/property-types/healthcare-investor-services/healthcare-capital-markets/q4_2025_us_mob_figures-report.pdf?rev=22193b01a4b74c4baa480a6e39d4643d" target="_blank">according to CBRE</a>. The Southeast led the way in investment dollars in MOB in Q4 2025, specifically, with $1.6B spent on such space in the region. </p>
<p>Overall, Charlotte has emerged as a med-tech innovation hub, with work currently underway on the $1.5B <a href="https://www.thepearlclt.com/" target="_blank">The Pearl district</a>, a 26-acre development anchored by the Wake Forest University School of Medicine and backed by Atrium Health and Wexford Science &amp; Technology.</p>

Sid P. Ewing of Colliers represented Meridian in the lease transaction, and Douglas Hubert and Steve Polito of Sabre Real Estate Group represented CEI for its sixth Bay Area location.</p>
<p data-beyondwords-marker="594a824b-426c-4ccf-8cd5-603a157a67f6">Located at 3901 Broadway, Broadway Medical Plaza was a former assembly hall within blocks of the UCSF Benioff Children’s Hospital, Sutter Health, and Kaiser medical campuses. Meridian acquired the 1.25-acre site and building in 2022 to convert it into a 60,000-square-foot medical facility along with a new parking structure.</p>
<p data-beyondwords-marker="0ee04b68-7db4-415f-aeef-b159547472f4">“As soon as we toured this building, we knew it had the bones to repurpose for medical space,” said Meridian CEO Mike Conn. “It had great zoning and infrastructure, including the ability to house an ambulatory surgery center as well as the footprint to construct a 220-stall parking garage. We recently wrapped up construction of the shell and are eager to complete the CEI buildout.”</p>

<p data-beyondwords-marker="5872a7cd-0fd4-4c02-becb-986113b9b3f9"><strong>Pennrose</strong> and Mercy Care have worked out a plan where a portion of 170-units recently completed apartments will be set aside for transitional/respite units for nearby Mercy Care patients in Atlanta. In addition, all residents of McAuley Station will have direct access to Mercy Care medical center, which is adjacent to the apartments. The hospital group recently completed a 36,000 square foot expansion of the care center.</p>
<p data-beyondwords-marker="98577060-a2e7-462a-aebc-abf87582108c">Phase I includes studio, one-, and two-bedroom apartments for local families. The community is designed to serve a range of incomes, with a mix of workforce, affordable, and supportive housing units available at 30% to 80% of the Area Median Income (AMI). Besides the transitional units, 30 studios will serve as permanent supportive housing through Fulton County’s Behavioral Health Department in partnership with Partners for HOME. </p>
<p data-beyondwords-marker="6f46c1a3-d4c3-4a6f-a508-00cceb42644c">Residents will also have access to on-site community amenities, including a rooftop deck with scenic views of downtown Atlanta, bocce court, and grill station; inviting resident lounge and fitness center. </p>

<p><strong>Children’s Health and UT Southwestern Medical Center</strong> broke ground on a $5 billion pediatric health campus to replace the existing Children’s Medical Center Dallas. The new campus will encompass more than 4.7 million square feet of construction, including a new pediatric hospital as its centerpiece. The new Dallas pediatric campus will be located on the corner of Harry Hines Boulevard and Paul Bass Way, across from UTSW’s William P. Clements Jr. University Hospital.</p>
<p>Children’s Health and UT Southwestern announced the new campus in February. Officials expect to complete construction on the campus in six or seven years. The new campus will include:</p>
<ul class="wp-block-list">
<li>552 beds</li>
<li>Two helicopter pads</li>
<li>A Level 1 pediatric trauma center</li>
<li>90 emergency department exam rooms</li>
<li>24 observation rooms</li>
<li>A fetal care center</li>
<li>96 outpatient exam rooms</li>
</ul>
<p>Children’s Health is also planning to open a new 395,000-square-foot patient tower at its Plano Medical Center later in 2024. </p>
<p>Children’s Health operates several medical centers and specialty care centers throughout communities around Dallas-Fort Worth, including Frisco, Grapevine, Plano and Prosper.</p>

<p data-beyondwords-marker="7b7e8739-d432-4b89-a7de-f4b6467b4077"><strong>Flagship Healthcare Properties (Flagship)</strong> acquired and will repurpose a <br />Class A office building into a healthcare destination center for providers in Wilmington, North Carolina. Flagship paid $21 million for the three-story, 153,526-square-foot property at 3601 Converse Road that was purpose-built as a single-tenant office building formerly occupied by a Verizon call center. </p>
<p data-beyondwords-marker="e9686d22-ea9c-4744-b577-97bf549e9721">Flagship is on its way to repositioning this property as an outpatient healthcare campus, and has <br />already received lease commitments from Novant Health, whose tenancy in the building <br />will begin in 2025 with services that will eventually occupy two floors of the building in <br />the newly branded Flagship Medical Plaza. </p>
<p data-beyondwords-marker="5aba0dc3-0bdd-4a8b-9e5d-7da0c48b5ab0">The former Verizon building will house various services, including an OB/GYN clinic. It will also house specialists in pulmonary medicine and pain management along with endocrinology and rheumatology – two specialties for which it can be difficult to recruit providers. The building will also house other lab services, including radiology, pharmacy and some infusion chairs.</p>

A new 492,000 square foot ambulatory care facility will be situated on the William Beaumont Army Medical Centre campus. </p>
<p data-beyondwords-marker="f2165085-6fd8-4eeb-a1f7-c5c4ac6fa1fd">Initially announced in January 2024, the Fort Worth District of the Army Corps of Engineers contracted <strong>Clark Construction Group</strong> to develop the plans and build the new $617 million healthcare center on Fort Bliss. The project will be a design-build project with one contractor completing the design and then construction of the facility. </p>
<p data-beyondwords-marker="fbd51a39-198f-46db-a593-2f7c07df69d1">Besides Clark Construction, the team will include the SmithGroup + HKS Joint Venture for design. Other contractors will include MMC Contractors, Bergelectric, Gate Precast and SteelFab.</p>
<p data-beyondwords-marker="4133468d-25e1-432f-9d08-7129f696716e">With the team ready to begin the building process, the engineering and construction team will work to get the healthcare center opens on time, scheduled for 2028.</p>

<p>Quantum Real Estate Advisors, Inc. has brokered the lease of a 1,280-square-foot medical building located at 2005 W. Alameda Ave. in Burbank. The property was formally an urgent care clinic. The new tenant will open an optometry practice that will service the greater Burbank trade area. </p>
<p>The tenant was represented by Eric Kates with Peak Commercial. The landlord was represented by the Quantum team of EVPs Sam Yourman and Jaryd Meenach.</p>
<p>“We had a shared vision with the landlord to procure a medical group that could utilize existing infrastructure within the premises to save the incoming tenant on both time and financial resources,” said Yourman. “With unit economics and construction timelines showing little signs of stabilization, outpatient medical buildings are in high demand. We leveraged these conditions to find a tenant that could thrive in this environment.”</p>

<p>Progressive Real Estate Partners’ Roxanne “Roxy” Klein represented an American Family Care (AFC) franchisee in a lease for a 4,452 square-foot space at 2795 Cabot Dr. #157 in Corona.  Lease terms were not disclosed. The space is in the popular Dos Lagos open-air shopping center which is directly adjacent to the heavily traveled I-15 freeway and features Trader Joes, Starlight Cinemas, Wood Ranch BBQ &amp; Grill, TGI Fridays, Loft, Express and more than 50 other tenants.</p>
<p>Klein previously represented the same franchisee in a lease for an AFC clinic in Chino Hills, which opened last summer. The Corona clinic will showcase AFC’s new prototype. </p>
<p>Founded in 1982, AFC is one of the nation’s leading providers of urgent care, primary care and occupational medicine. Currently there are more than 300 AFC clinics throughout the U.S., with 1,500 in-network physicians caring for patients.  </p>
