Empty Atlanta Office Tower Up for Sale
The 14th + Spring office tower in Midtown Atlanta is on the market. Greenstone Properties and a Goldman Sachs affiliate are partners on the 12-story tower, which has remained vacant since its completion in late 2022. JLL is marketing 14th + Spring on behalf of the ownership.
The Atlanta Business Chronicle reports sources estimate 14th + Spring, which offers 324,000 square feet of office space at one of the busiest intersections in Midtown — can trade for anywhere around $250-400 per square foot, or roughly $81-130 million, a number partly due to the lack of tenants. In early 2022, Buckhead’s 3630 Peachtree tower sold for about $475 per square foot.
After beginning construction in 2020, Greenstone and equity partner Goldman Sachs delivered the tower in the third quarter of 2022.
