Portman acquired the Westin Peachtree Plaza, a 1,073-key full-service hotel in downtown Atlanta, from Marriott International. The hotel will remain in Marriott’s portfolio under a long-term management agreement. Portman purchased the property through its Portman Hospitality Fund I. John Portman, the founder of Portman Holdings, designed and developed the tower in the 1970s.

When it opened in 1976, the 73-story cylindrical tower was the tallest hotel in the world. One of Atlanta’s most recognizable landmarks, the mirror-glass building rises 723 feet above downtown and is located near the Georgia World Congress Center, State Farm Arena, Mercedes-Benz Stadium and the Centennial Yards development.

Portman will launch a comprehensive renovation that will reposition the Westin Peachtree Plaza’s guestrooms, public spaces and meeting facilities prior to Super Bowl LXII in 2028.

Before the sale, the Westin Peachtree Plaza was the only Westin hotel that Marriott International owned outright. It mostly manages or franchises hundreds of other Westins across the country.

The Westin Savannah Harbor Golf Resort & Spa has been sold to Hersha Hotels and Resorts, a KSL portfolio company. Brookfield Properties was the seller. Brookfield oversaw an $8 million revamp in 2023.

JLL represented Brookfield in the transaction, highlighting the third time JLL has sold the asset in 10 years. The JLL Hotels & Hospitality Group team was led by Andrew Dickey, Maciej Polek and Derek Hayden.

The property features 403 guestrooms, more than 51,800 square feet of flexible indoor and outdoor meeting venues, five food and beverage outlets and an extensive amenity package that includes an 18-hole championship golf course designed by Robert Cupp and Sam Snead, a 17-treatment-room Heavenly Spa by Westin, pool with river views, tennis and pickleball facilities and an 18-hole disc golf course.

Concord Hospitality has added the finishing touches to the 348-room Westin Atlanta Gwinnett in Duluth, and will start accepting guests later this week. Some of the features included in the new hotel include a rooftop restaurant with three bars, a fitness studio with an indoor saltwater pool and easy access to a nearby convention center.

The hotel is part of the Gas South District, the 118-acre campus anchored by a 13,000-seat arena and convention center that sees about 1 million visitors a year. The hotel is directly connected to the Gas South Convention Center, recently expanded and revamped with a $300 million renovation. The hotel has 26,000 square feet of its own meeting and conference space.

The Atlanta Business Chronicle reports the hotel has already booked $5 million worth of group and corporate business, with roughly 30% of that new to the county. Standard room rates start at $224.

The owner of the Westin Tempe can’t make the loan payments, and unless something changes soon, it faces a foreclosure sale.

The Phoenix Business Journal reports the lender for the 290-room hotel near Seventh Street and Mill Avenue in downtown Tempe filed a notice of trustee sale earlier this week.

The notice said that the 18-story hotel opened in 2021 and will be auctioned off to the highest bidder on April 24 at the Arizona Superior Court building in downtown Phoenix.

The construction loan for the Westin Tempe was issued in 2019 by Dallas-based Hall Structured Finance to an entity connected to Las Vegas-based CAI Investments LLC for $86.5 million.

On Dec. 15, 2023, CAI missed a $5 million payment deadline, while also failing to pay its $600,000 modification fee and a $87,347 tax escrow payment, according to the notice of trustee sale.
