<p>Blackhawk, LLC recently completed the $1.7 million investment purchase of a medical office building located at 4702-4706 NE Glisan Street in Portland, Oregon.</p>
<p>Tim Pfeiffer with Portland-based <a href="https://www.norris-stevens.com/" target="_blank" rel="noreferrer noopener">Norris &amp; Stevens, Inc.</a> represented the Buyer, and John Fezler, Nathan Oakley, and Nathan Sasaki with <a href="https://apexcre.com/" target="_blank" rel="noreferrer noopener">Apex Real Estate Partners, LLC</a> represented the Seller, Providence Health &amp; Services – Oregon, in the transaction.</p>
<p>Constructed in 1912, the approximately 7,815 square-foot single-tenant office building features a mix of open space, private offices, and a conference room. The property includes an ADA entrance and multiple ADA restrooms, as well as off-street parking.</p>
<p>The two-story property is located on NE Glisan Street across from Providence Portland Hospital, with convenient access to I-84, I-205 and Portland International Airport.</p>

<p data-beyondwords-marker="71922125-3187-497e-b6c4-e5499d4116a0"><strong>Windsor Stevens</strong> has raised $56 million for a multifamily development on Atlanta’s Westside. The Proctor, located at 698 Oliver St. NW, will have 137 residential units, 41 of which will be affordable.</p>
<p data-beyondwords-marker="8814bb1d-122a-4f52-8f4e-8bc5a50f16f3">The 41 affordable units will be in a Class A luxury mixed-income, mixed-use property building, serving households earning at or below 80% of the area median income. These units will be designated for AH’s Housing Choice Voucher recipients for at least 30 years. </p>
<p data-beyondwords-marker="1888374b-396a-4a77-8c11-4e9a81e43157">The project units will average 813 square feet, and the building will also include 10,000 square feet of ground-floor retail space. Development at The Proctor will be funded by various public and private partners, including a $4.1 million investment by Atlanta Housing. Other investment partners include a $26.1 million loan from Goldman Sachs, AUDC, Basis, and Rod Mullice and a $3.2 million Invest Atlanta TAD Grant. </p>
<p data-beyondwords-marker="35d80b64-dace-4ee4-9273-29ffb6b6112b">A groundbreaking ceremony for The Proctor is anticipated for early November, and construction is expected to be complete in May of 2026. </p>

<p data-beyondwords-marker="e6eba342-9224-4c8c-b73e-587606c150fb">The four-story, 125,062-square-foot facility will deliver 140 units of independent living, assisted living, and memory care services to Snohomish County. Village Concepts of Lake Stevens will include 120 independent and assisted living units, 20 memory care units, and 72 surface parking stalls, including 4 EV charging stations. The property amenities will include a wellness center, theater, game and club rooms, library, salon, family kitchen, and secure, memory care courtyard. </p>
<p data-beyondwords-marker="6b07af8c-c8c9-45b3-a90f-54490d499f77">Located at 9035 28th Place NE, the development is being built by Rush Commercial Construction, designed by <a href="https://www.wattenbarger.com/" target="_blank" rel="noreferrer noopener">Wattenbarger Architects</a>, and financed by <a href="https://www.therushcompanies.com/rush-capital" target="_blank" rel="noreferrer noopener">Rush Capital</a>. Operations will be managed by Village Concepts.</p>
<p data-beyondwords-marker="f6a0c969-f548-415e-94a0-1027178909ff">“We’ve immensely enjoyed being a part of the community of Marysville since we opened Grandview Village in 1987, and we’re excited to expand our services throughout the area and reach those with memory care needs,” said Stuart Brown, CEO of Village Concepts. </p>
