A partnership has gobbled up enough land to start work on a Boynton Beach industrial facility. Butters Construction & Development and Channing Corp. have completed their assemblage of 47.2 acres in the Agricultural Reserve west of Boynton Beach. The S. Florida Business Journal reports the most recent deal involved the acquisition of 37 acres for $25.75 million. This follows their purchase of a neighboring site of 10.2 acres in January for $4 million.

Sudler Companies and Woodmont Industrial Partners are also partners with Butters Construction and Channing in the buyer group.

The sellers were Valico Nurseries and a number of individual property owners.

The project, called the District, would have 519,000 square feet of office, showroom, warehouse, and small bay industrial space, plus 140,000 square feet of self-storage. There will be seven buildings in total, ranging from 21,000 to 124,000 square feet.

The small bay industrial spaces would start at about 4,000 square feet.

Arcadia Architects designed the project.

Robinson Weeks Partners has broken ground on Charleston Global Crossing, a 635,328-square-foot industrial building in North Charleston, S.C.

When completed, Commercial Search reports the development will be the largest speculative industrial building in the city. Project financing includes a $40.1 million construction loan from Bank of Texas.

Upon completion, the cross-dock warehouse will feature 36-foot clear heights, 156 dock-high loading doors, four drive-in doors and a 185-foot truck court. The property will also include 205 trailer stalls and 315 car parking spaces, along with about 2,200 square feet of speculative office space.

The Class A facility is rising on 48 acres at 4601 Franchise St., providing easy access to interstates 26 and 526. Charleston International Airport is 5.6 miles from the site.

The leasing team is led by Robinson’s Matt Davis, together with Bridge Commercial’s Hagood Morrison.

Other notable industrial developments in the area include Childress Klein and Altus Equity Group’s 1.4 million-square-foot speculative campus in Ridgeville, S.C.

LaTerra Development has joined forces with experienced Opportunity Zone investor Revitate to break ground on Bedrock, a new Build-to-Rent community in Albuquerque. Revitate has led or co-led over 15 opportunity zone projects in excess of $1.4 billion in project value. The project investment on Bedrock is expected to be over $100 million.

As New Mexico’s largest residential project within a Qualified Opportunity Zone, Bedrock will feature 202 townhomes and 142 single-family detached homes with co-working areas, pet-friendly parks, BBQ areas, pools, fitness centers, spas and a clubhouse.

The project will be built at Woodmont Avenue and Paseo del Norte. LaTerra’s Charles Tourtellotte likes the location, “Albuquerque is a region that is positioned for ongoing economic development and Bedrock allows us to create jobs, invest in the community and expand access to housing options.”

There are numerous significant employers within a half-hour drive of the property, including Netflix, NBC Universal, Amazon, Intel, Sandia Labs, and Meta.
