<p data-beyondwords-marker="598ec2a7-d9f7-4bac-8340-1b70c4869b25">EVPs Bill Asher and Jeff Lefko of Hanley represented the seller, Chase Partners Ltd., based in Glendale. The buyer, a private investor based in Los Angeles, was represented by Shirley Kim at Epique Realty, also of Los Angeles.</p>
<p data-beyondwords-marker="06174edc-5345-44ed-9feb-f3ea8a73af37">The property involved a complete rehabilitation of the facility and the expansion of Starbucks by the developer, Chase Partners Ltd., a leading retail and industrial developer in Southern California since 1993. Michael Carter served as the project manager for Chase.</p>
<p data-beyondwords-marker="87d5c5bf-2fdf-403a-99d5-0bc482069de2">“We generated multiple qualified offers primarily from Southern California-based buyers and leveraged our extensive broker relationships to procure a repeat all-cash buyer, ensuring a smooth and timely closing by year-end,” said Asher.</p>

The property sold for $2,487,804.</p>
<p data-beyondwords-marker="c1938000-6e5d-41ec-a83e-427aaf09fcf6">“Quick-service restaurants are one of the most desired assets in the net leased space for our investors,” said Damien Yoder, first vice president of investments. Yoder and Madison Harman of The Yoder-Harman Group, investment specialists in Marcus &amp; Millichap’s Indianapolis office, procured the buyer, 12947 Woodbridge Street, LLC, a private investor. Steven Weinstock, Broker of Record in Illinois, assisted in closing the transaction.</p>
<p data-beyondwords-marker="566dd28e-f870-49b7-9336-9ad9c88e121f">“The corporate tenants with strong balance sheets located at high visibility/high traffic locations are a major driver.,” added Yoder. “Their landlord-friendly leases with strong rental increases act as a strong inflation hedge and continue to push the demand for these types of investment assets.”</p>
<p>The Starbucks property is located at 34354 US-45 in Third Lake. Built in 2024, the asset boasts the tenant’s latest building prototype and high-capacity drive-through on a 1.09-acre lot.</p>

<p>Marcus &amp; Millichap arranged the sale of Starbucks, a 3,500-square-foot net-leased property located at 9660 Kiefer Blvd. in Sacramento. The asset sold for $2,550,000.</p>
<p>“The property was a newly constructed single-tenant building with a 15-year corporate net lease to Starbucks,” said Yuri Sergunin, first VP investments in Marcus &amp; Millichap’s Palo Alto office. </p>
<p>The buyer, an individual/personal trust, was procured by Sergunin and J.J. Taughinbaugh, SVP investments, in Marcus &amp; Millichap’s Palo Alto office. The seller was represented by Cushman &amp; Wakefield. The transaction included a 1031 exchange for the buyer.</p>
<p>The property rests in a high-visibility location near the signalized four-way intersection of Kiefer Boulevard and Bradshaw Road and is three miles from the Sacramento VA Medical Center and Sacramento Mather Airport.</p>

<p>Hanley Investment Group Real Estate Advisors arranged the sale of two brand-new construction, single-tenant properties occupied by a 7-Eleven convenience store with a gas station and the adjacent Starbucks, a drive-thru-only prototype in Merced. The two properties were purchased by two individual private buyers in separate transactions for a combined price of approximately $8.2 million.</p>
<p>In both transactions, Hanley EVPs Bill Asher and Jeff Lefko represented the developer and seller, Glendale-based Chase Partners Ltd., a leading retail and industrial developer in California since 1993.</p>
<p>The 7-Eleven-leased investment, with new corporate 15-year triple-net lease, sold for $5.29 million. The buyer, a private investor from Los Angeles, was represented by Nicholas Borrelli of Coldwell Banker Commercial George Realty in Arcadia.</p>
<p>The Starbucks-leased investment, with a new corporate 10-year triple-net lease, sold for $2.9 million. The buyer, a private investor from Los Angeles, was represented by Los Angeles-based Michael Mehdizadeh.</p>
