Chicago-based Core Spaces has closed on construction financing for ōLiv Columbia and officially broken ground on the 2,352-bed mixed-use development, located at 1401 Main St. in Columbia, SC. Affiliates of Apollo provided construction financing; Newmark assisted in the debt financing and Juneau Construction Company serves as general contractor. Summer 2028 delivery is projected.

ōLiv Columbia will feature two towers: a 26-story market-rate apartment tower and a 22-story student housing tower, with a total of 723 units and 2,352 beds. The project will also offer more than 2,140 square feet of retail space and a 1,600-stall parking garage to enhance street-level activity and support
Columbia’s long-term vision for a dynamic Main Street District.

“This is an exciting milestone for ōLiv Columbia, a development that will not only bring more housing downtown but also revitalize the Main Street corridor,” said Austin Pagnotta, director of acquisitions at Core Spaces. The project marks Core’s second development in Columbia, following Hub Columbia at 1426 Main St. in 2014.

International Workplace Group, is adding nine state-of-the-art flexible workspaces in Illinois, bringing the company’s statewide footprint to a total of 78 locations.

These nine new Illinois locations are part of International Workplace Group’s drive to meet the sharply rising demand for top-class flexible working space in the state. Eariler, this year the coworking company added seven flexible workspaces in the greater Chicago area, in several of the city’s traditional suburbs including Libertyville, Naperville and Orland Park.

Core Spaces and TPG Real Estate are co-developing the Hub Raleigh, a 665-unit, 2,195-bed student housing property in Raleigh, N.C. near the North Carolina State University (“NC State”) main campus. The nearly one million square foot project is currently under construction and slated to be completed by Summer 2026 ahead of the 2026-27 school year.

Located at 111 Cox Ave, the 12-story building will feature a mix of studios and four-bedroom floor plans, each fully furnished. The community will include an amenity package that includes 20,000 square feet of interior and 26,000 square feet of exterior space, including a pool and hot tub, fitness center, fire pit, outdoor kitchen and grilling area, communal clubhouse, coworking space and more.

TSB Capital Advisors acted as financial advisor to Core and TPG Real Estate on the venture and construction financing, provided by Pacific Life Insurance Company.

PC Treehouse Construction, a partnership between Power Construction and Core, is the general contractor and Antunovich Associates is leading the architecture.

Chicago-based Core Spaces, a residential real estate developer, owner and operator, is now leasing at Oxenfree WeHo, a new rental community located in the Wedgewood-Houston neighborhood of Nashville, Tennessee.

Part of the company’s Build-to-Rent platform, Oxenfree WeHo spans nearly six acres and features a varied mix of 96 homes, including three—and four-bedroom multi-level townhomes. Over 20 homes are currently completed and move-in ready, with the first residents scheduled to move in July. With additional homes becoming available each week, all homes are slated to be completed by fall 2024.

Oxenfree WeHo will feature 18,700 square feet of indoor and outdoor amenities, including one of the largest private amenity lawns in Nashville. Core currently has approximately 3,000 BTR homes under development and in its pipeline in high-growth metros across the country, including Dallas-Fort Worth, Denver, Nashville, Austin, Charlotte and Florida’s Gulf Coast.

Core Spaces has announced the continued growth of Oxenfree, the company’s Build-to-Rent (BTR) brand. Chicago-based Core has a portfolio of nearly 4,000 homes under development and in its pipeline across major markets including Dallas-Fort Worth, Denver, Nashville, Austin, Charlotte and Florida’s Gulf Coast.

This includes seven communities and approximately 1,500 homes currently under construction and groundbreakings scheduled for spring 2024. Oxenfree at Princeton, located outside of Dallas, spans over 50 acres and features 408 single-family homes. Oxenfree at WeHo, located in Nashville’s Wedgewood-Houston neighborhood has 96 multi-level townhomes. Core has broken ground on five other communities in the last five months.
