<p><strong>Regency Centers Corp</strong>. paid $118.5 million for the Brentwood Place Shopping Center. The Nashville Business Journal reports the center has doubled in value since Swift Creek Holdings paid $60.2 million for the site in 2007.</p>
<p>The Brentwood Place Shopping Center, located at 330 Franklin Road, offers 320,000 square feet and is home to multiple major retailers, including Nordstrom Rack, TJ Maxx, Home Goods, Total Wine and Golf Galaxy. The center is 95% leased and draws 4.3 million annual visitors. It is adjacent to the future 350,000-square-foot Vanderbilt Medical Campus.</p>
<p>Regent Centers, headquartered in Jacksonville, Florida, is a national owner, operator and developer of shopping centers located in suburban areas. The recent purchase expands Regency’s local portfolio, which also includes three grocery-anchored shopping centers in Franklin, Hermitage and Brentwood.</p>

The Triad Business Journal reports that Alamance Crossing has faced financial troubles in the past few years. In 2023, the Alamance County Superior Court appointed Spinoso Real Estate Group to take over management from CBL Properties after it defaulted on a $50.8 million bank loan in 2021. In July of 2024, the Alamance Superior Court ordered that the property be listed for sale.</p>
<p data-beyondwords-marker="0d713fe1-60dd-4312-80d9-b571d974b0f4">Alamance Crossing is located in the eastern part of Burlington, just off Interstate 40 and near University Drive. The shopping center has retailers including Victoria’s Secret, Shoe Depot, Talbots, Furniture World, Bath &amp; Body Works and Barnes &amp; Noble. It also includes the Southeast Cinemas Alamance Crossing Stadium 16 movie theater as well as restaurants such as Red Bowl Asian Bistro, Cork &amp; Cow, Buffalo Wild Wings and Royal Tea Cafe.</p>

<p data-beyondwords-marker="5389c6aa-db40-48e6-b9c0-85bb3abab11d">Wafra Inc. has completed the sale of Short Pump Station, a 91,369-square-foot shopping center in the suburbs of Richmond, Virginia, to <a href="https://www.nuveen.com/en-us/about-us/investment-specialists/nuveen-real-estate" target="_blank" rel="noreferrer noopener">Nuveen Real Estate</a>. Wafra had owned the property, located at 11301 W Broad St, Glen Allen, since acquiring it from a joint-venture affiliate of AMCap in 2021.</p>
<p data-beyondwords-marker="91b43b58-8bff-4d37-87b8-721298a3e8ae">The sale represents the first realization of Wafra’s core plus vehicle, which launched in 2021. Wafra was advised on the sale by a <a href="https://www.cushmanwakefield.com/en/united-states" target="_blank" rel="noreferrer noopener">Cushman &amp; Wakefield</a> team led by John Owendoff.  The property is anchored by grocery retailer Trader Joe’s, and Short Pump Station attracts 2.3 million annual visits, putting it in the top 15% of shopping centers nationally.</p>
<p data-beyondwords-marker="46f2dca9-ba28-4550-81ac-c446f6849e5c">“Short Pump Station aligns perfectly with our grocery-anchored neighborhood retail strategy in the growing and dynamic Short Pump submarket,” said Ryan Boan, U.S. Head of Retail Transactions at Nuveen Real Estate. “Short Pump Station is our second acquisition in the Richmond MSA.”</p>

<p data-beyondwords-marker="77bc5d79-8a3a-4c26-bc32-7c93b03b9593">The 11-acre property is at 11112 Tryon St. The 71,406-square-foot center was built in 1999 and was 100% occupied at the time of the sale. Crunch Fitness is the anchor tenant there, occupying 44,000 square feet. It is also home to Sabor Latin Street Grill, Jersey Mike’s, China Tea and the Cuban restaurant A Taste of Havana. </p>
<p data-beyondwords-marker="224ba546-5f75-4dd9-a948-a97e3c49d685"><strong>TSCG</strong> represented PMT Partners in the sale. Ascent Real Estate Partners represented Old York.</p>
<p data-beyondwords-marker="b516b4b9-5062-4836-abc3-50fffd716be4">TSCG recorded over $2 billion in transactions in 2021. The firm exclusively represents over 480 retailers and restaurants. Ascent says it is a boutique commercial real estate firm specializing in retail, office and mixed-use properties in the Piedmont area of the Carolinas. </p>

<p data-beyondwords-marker="6fdd4f33-0a6a-4690-9d07-91f59101237b"><strong>Ziff Real Estate Partners</strong> bought the nearly 70,000-square-foot center at 11535 Elm Lane, situated between the StoneCrest at Piper Glen shopping center and Ballantyne, on a 9.7-acre parcel.</p>
<p data-beyondwords-marker="c798e1f3-46f9-4900-8c8d-2e0b68b1191c">The Planet Fitness-anchored center was 100% leased at the time of the sale. It’s also home to Goodwill, Lotus Café, Hungry Howie’s Pizza, a ballroom dance studio, a nail salon and other services.</p>
<p data-beyondwords-marker="c46a214f-9630-4122-a5f8-f6fc81b14db8">Wells Herndon, Wesley Fricks, William Hatcher and Carter Dickinson with Simpson Commercial Real Estate Partners facilitated the deal. </p>
<p data-beyondwords-marker="61591a97-5fc1-4fb9-9c15-3ba65e3b7c81">Ziff Real Estate Partners also owns and operates Matthews Festival Shopping Center in Matthews, Carolina Crossing in Indian Land and Turnberry Crossing in Cornelius.</p>

<p data-beyondwords-marker="b6fcac77-9e36-4116-871b-b8fd3de45de8">The proceeds will be used to refinance a portion of the multi-tenant property. The interest-only loan carries a 24-month initial term, floor rate of 10.00%, and an LTSV of 68.19%. </p>
<p data-beyondwords-marker="309c849d-6e07-4aae-8872-ec673fadc491">Stratos Athanassiades, Red Oak’s Regional Manager-Midwest, originated the loan, which was underwritten by Thomas Gorski, Senior CRE Underwriter and closed by Jesus Martinez, Senior CRE Loan Administrator. Matt Shane, principal with SF Capital Group, brought the loan to Red Oak on behalf of the sponsor, CFM Properties.</p>
<p data-beyondwords-marker="073875af-7e05-4026-97ac-85436859b791">The Red Oak loan is secured by the 115,491-square-foot portion of the center containing Kohl’s, Harbor Seafood, J. Alexanders Restaurant, four in-line tenants and a vacant outparcel. The remaining 156,802 square feet of the shopping center will be refinanced with a new $24-million CMBS loan from <a href="https://www.citigroup.com/global" target="_blank" rel="noreferrer noopener">Citigroup</a>.</p>

<p>The Sigmund Companies (TSC) and Broadview Real Estate Partners acquired Groton Shoppers Mart, a 171,858-square-foot open-air, grocery-anchored shopping center at 955 Poquonnock Rd. in Groton, CT. The purchase price was not disclosed.</p>
<p>Owned and operated by a private investor since construction in 1961, Groton Shoppers Mart is anchored by national convenience and necessity-oriented retailers, including Big Y, CVS Pharmacy, Chase Bank, Starbucks and others.</p>
<p>TSC will operate the property in a joint venture with Broadview. Atlantic Capital Partners represented the owner in the sale, and Atlantic Retail will handle the leasing and management.</p>
<p>“As an established epicenter in a growing New England community, Groton Shoppers Mart aligns with our thematic open value strategy, which targets convenience and necessity retail in need of strategic intervention across the United States, and will be provided with the expertise and capital to fortify the center’s long-standing legacy,” said D. Wright Sigmund, TSC managing partner.</p>

<p>Chartwell Real Estate Development completed the $27.8-million purchase of Park Pacific Shopping Center, a grocery-anchored retail property in the heart of Hermosa Beach. Located at 1100 Pacific Coast Hwy., the 49,911-square-foot shopping center is currently home to notable tenants including Trader Joe’s, Starbucks, El Pollo Inka, and Five-Below.</p>
<p>The site was owned by the Bacon family since 1949, first serving as Les Bacon and Son’s Ford car dealership before its conversion into a shopping center in 1977. Notable for its landmark Vetter Windmill at the corner of Pacific Coast Highway and Aviation Boulevard, the center sits at a gateway location in Hermosa Beach.</p>
<p>Daniel Tyner, senior director of the capital markets team at JLL, along with managing directors Gleb Lvovich and Geoff Tranchina, represented Chartwell.</p>
<p>“This transaction represented a rare opportunity to acquire a coastal grocery-anchored center in one of Los Angeles’ most desirable coastal submarkets,” said Tyner.</p>

<p data-beyondwords-marker="b354108f-c6b9-4ab9-9040-cff8a167c2b8"><strong>Branch Properties</strong> has acquired 9.7 acres of land in Hinesville, Georgia in partnership with Sofran Partners for the Flemington Village development, an upcoming Publix Super Markets-anchored shopping center. The 57,851-square-foot center broke ground this month, and is slated for completion in Q3 2025.</p>
<p data-beyondwords-marker="6f0d53b0-fccf-4ef7-a540-dd32cfb9ecb5">The grocery-anchored development will be located at the intersection of East Oglethorpe Highway and Flemington Village Boulevard. Flemington Village will include a 46,791-square-foot Publix Super Market and 11,060 square feet of inline retail space for restaurants, service providers and retailers. The property will also include a 1.07-acre out parcel. </p>
<p data-beyondwords-marker="aa3db424-94a6-4fa9-8214-684b47b8dc5a">Flemington Village is located in the Savannah metropolitan area just over one mile from Fort Stewart, the biggest U.S. military base in the eastern United States. Fort Stewart employs 8,800 active-duty military personnel. </p>
<p data-beyondwords-marker="a8d0a7ff-a68c-4522-a529-9459ac4861e7">In addition to Flemington Village, Branch is also developing six other Publix-anchored shopping centers across the Southeast. </p>

The 12.54-acre property off Kelly Drive could house a 45,000-square-foot grocery store, a four-story hotel and more. Sanford is 45 miles SW of Raleigh.</p>
<p data-beyondwords-marker="574a97b5-a05d-4766-9181-c3f811f5e8af">The land is located northeast of downtown Sanford. The Triangle Business Journal reports the application suggests a retail building of 11,000 square feet attached to the grocery store and a commercial out parcel on a 1.38-acre lot. Between the grocery store and the hotel, there will be more than 300 parking spaces.</p>
<p data-beyondwords-marker="cd773296-09c6-4e1b-b72f-bcf02d08b508">Sanford is a growing town with a population above 32,000. It is known for its industrial center, as it is the largest producer of brick and pottery products in the United States. Caterpillar, 3M, Central Carolina Hospital, and Pentair are stationed in Sanford.</p>
