<p><strong>Affinius Capital</strong> originated a $70.2 million loan to a real estate fund advised by Crow Holdings Capital to refinance Terminal East, a 915,000-square-foot industrial property in Savannah, GA.</p>
<p>The property offers two buildings, one of which is 180,000 square feet offering 32’ clear heights and the other 735,000 square feet featuring 36’ clear heights. Together they offer 231 trailer stalls and 198 dock-high doors, making them ideal for modern industrial and logistics tenants. </p>
<p>Terminal East is situated in the North Savannah submarket, a preferred location for distribution, e-commerce, manufacturing, and logistics users given its proximity to the Port of Savannah – the nation’s third-largest and fastest-growing container terminal port. The Georgia Ports Authority planned a $4.5 billion investment over the next 12 years to expand its container-handling capabilities, which further underscores the long-term strength of this market.</p>
<p>The financing was arranged by John Rose and Bobby Norwood of JLL.</p>

<p>TMGOC Ventures inked a $104.5 million loan to facilitate the construction financing for the Ritz-Carlton Savannah, a 15-story luxury hotel located in the heart of Savannah’s Historic District.</p>
<p>Walker &amp; Dunlop Capital Markets Institutional Advisory and Walker &amp; Dunlop Hospitality Advisory partnered to arrange the transaction for TMGOC Ventures. Aaron Appel, Jonathan Schwartz, Keith Kurland, Adam Schwartz, Dustin Stolly, Ari Hirt, Sean Reimer, and Jason Schwartzberg of the Advisory team arranged the capital provided by The LCP Group. </p>
<p>TMGOC will also utilize federal and state historic rehabilitation tax credit programs, allowing for tax credits for qualified expenditures and local property tax abatement programs.</p>
<p>Upon completion, the hotel will comprise the historic redevelopment of the two existing office buildings into a 168-key Ritz-Carlton hotel. Originally constructed in 1911, the property holds the distinction of being downtown Savannah’s first skyscraper, its tallest building, and a designated historic structure.</p>
<p>The property is situated in Savannah’s Historic District.</p>

<p class="wp-block-paragraph">The Westin Savannah Harbor Golf Resort &amp; Spa has been sold to <strong>Hersha Hotels and Resorts</strong>, a KSL portfolio company. Brookfield Properties was the seller. Brookfield oversaw an $8 million revamp in 2023.</p>
<p class="wp-block-paragraph">JLL represented Brookfield in the transaction, highlighting the third time JLL has sold the asset in 10 years. The JLL Hotels &amp; Hospitality Group team was led by Andrew Dickey, Maciej Polek and Derek Hayden.</p>
<p class="wp-block-paragraph">The property features 403 guestrooms, more than 51,800 square feet of flexible indoor and outdoor meeting venues, five food and beverage outlets and an extensive amenity package that includes an 18-hole championship golf course designed by Robert Cupp and Sam Snead, a 17-treatment-room Heavenly Spa by Westin, pool with river views, tennis and pickleball facilities and an 18-hole disc golf course.</p>
<p class="wp-block-paragraph">The adjacent Savannah Convention Center completed an $276 million expansion in April 2025</p>

<p>After claiming the third spot in 2024’s pipeline, Savannah leads the pack this year with 24.7 million square feet of space currently under construction, that’s according to the latest industrial survey by <strong>Commercial Edge</strong>. The current pipeline will expand the market by almost 17%, making it the leader in that metric as well. A majority of the pipeline can be attributed to Hyundai’s 17-million-square-foot electric vehicle plant, and it’s also worth noting that the market still saw a drop of around 18% compared to the start of last year in terms of space under construction.</p>
<p>As the fifth-largest port in the entire U.S. and home to the single largest terminal nationwide, its significance to the East Coast’s logistics network is key. A $200-million expansion of the Savannah/Hilton Head International Airport has greatly expanded its capabilities. The market’s significance was best underlined when Hyundai chose it as the site of a brand new, $7.6-billion electric vehicle plant, driving local employment as well as further development of Savannah industrial space through the multiplier effect.</p>

<p><strong>Home Depot </strong>has been renting a 1.4 million-square-foot distribution center in Savannah for 30 years. It has now bought the building and an adjacent 100 acres of raw land. Home Depot paid $145.5 million to acquire the distribution center, which spans about 325 acres near the Savannah/Hilton Head International Airport.</p>
<p>The seller was the Savannah Economic Development Authority, which developed the broader business park that includes companies such as Gulfstream Aerospace Corp. </p>
<p>The Atlanta Business Chronicle reports that Home Depot has leased much of the space for its supply chain operations. According to a filing with the U.S. Securities and Exchange Commission, at the end of 2023, the company owned just 3% of its more than 100 million square feet of warehouses and distribution centers. In contrast, it owned 80% of its stores at that time. </p>

It features a 40-foot clear height, 185-foot truck court depth, 183 dock-high doors, ample trailer and auto parking, cross-dock configuration and 7,500 square feet of office space.</p>
<p data-beyondwords-marker="97ba0da5-9311-4782-a3d4-4da013cf57ae">The property sits within Rockingham Farms Logistics Park, a new 5.75 million-square-foot industrial park. </p>

The industrial campus is now more than 50% leased prior to delivery. JLL’s Ryan Hoyt, Bennett Rudder, Chris Tomasulo and Lindsey Wilmot handle leasing for Logistics 16 at Ottawa Farms on behalf of McCraney.</p>
<p data-beyondwords-marker="97ed3d0a-9eb0-42e7-a79e-ae55d10e8da4">The three new leases include Linemart Inc., an e-commerce fulfillment vendor, which will occupy all 232,000 square feet of Warehouse 200. Homylink Furniture Inc., a furniture distribution company, originally signed for 150,000 square feet, but needed to expand quickly and leased an additional 309,000 square feet at Warehouse 100. BFG Supply, a product distributor for the green industry, is taking 153,000 square feet in Warehouse 250. </p>

<p data-beyondwords-marker="1d0b2033-6ce8-477e-a4ba-ac2a4b3264eb"><strong>Peach Hill Capital </strong>and RK2 Property Group acquired Georgetown Crossing, a 168-unit Class B garden-style apartment community in Savannah, for $25.6 million and plan to renovate it as soon as possible. Built in 1994, 103 of the units have not been renovated since. The investors plan to upgrade the flooring, appliances, kitchen and bathroom fixtures, landscaping and amenities, such as the pool.</p>
<p data-beyondwords-marker="efcea601-3b9f-49cb-80f0-65773ac7e91d">This is Peach Hill’s second multifamily investment in Savannah in the past eight months. Late last year, the firm acquired two adjacent communities in Savannah’s Southside submarket. </p>
<p data-beyondwords-marker="6ab57a0c-fdf5-457f-baa0-b1c768cefc5b">“By taking advantage of operational efficiencies and economies of scale, we plan to make thoughtful improvements that will enhance the tenant living experience while still maintaining affordable rents,” said Peach Hill’s Daniel Joels. </p>
<p data-beyondwords-marker="0a1ba740-95fa-4b15-b24d-8f80aefe8046">Georgetown Crossing will be rebranded Georgetown Oaks. </p>

As of this week, it’s now just over 9.5 million square feet. The company sold 413,000 square feet to DWS for $50.8 million. DWS acquired Rockingham Farms Building 10, a bulk-distribution center in Savannah, Ga. JLL negotiated on behalf of Scannell Properties.</p>
<p data-beyondwords-marker="801bc738-4255-44d8-a9bf-30abbf5542fa">Completed last year, Rockingham Farms Building 10 features 36-foot clear heights, 73 dock-high loading doors, two drive-in doors, 100 trailer stalls and 272 car parking spaces. Additionally, the warehouse has rear-loading capabilities, 60-foot speed bays and 185-foot truck courts.</p>
<p data-beyondwords-marker="697bb7b3-3319-4883-9224-9b323f9234a5">Dile Solutions and DKW Logistics fully occupy the Class A warehouse, according to CommercialEdge information. The triple-net leases have a weighted average lease term of 7 years.</p>
<p data-beyondwords-marker="ecaa50cf-9b2e-45cd-8c14-2eab298fae8a">Located at 101 Feldspar Drive, the building provides access to highways 204 and 17. </p>

It was constructed in 2023.</p>
<p data-beyondwords-marker="cfd16589-ae6d-44c7-b97d-4c328b43fe45">The W&amp;D NY Capital Markets team led by Keith Kurland, Aaron Appel, Jonathan Schwartz, Adam Schwartz, Michael Ianno and Christopher de Raet arranged the loan on behalf of client <strong>Tidal Real Estate Partners, LP</strong>, and identified the lender as BentallGreenOak. The five-year, floating-rate bridge loan retires previous construction debt on the property supplied by Cerberus Capital Management.</p>
<p data-beyondwords-marker="9bc32176-2944-48f7-876d-56ae1132aff9">The property comprises 232 units across six stories, with the unit mix breakdown including 162 studios, 51 one-bedrooms and 19 two-bedrooms.</p>
<p data-beyondwords-marker="ce778662-bd2d-4ed2-b9b3-dfc1da24da38">Amenities include a coworking space, an art studio, a fitness center, EV charging stations and more. The building also features 10,000 square feet of retail space that is being leased.</p>
