The Bascom Group, LLC has retained Noel Aguirre and Sean Lieppman of Lee & Associates to market and lease a 4,100-square-foot ground-floor space at 200 Pine Ave. in Long Beach. Located in the city’s downtown area, the space features an adjoining 3,865-square-foot lower-level space.

The space, which offers patio capability, is second-generation restaurant space suitable for a full-service restaurant concept in the downtown Long Beach market, according to The Bascom Group. The location has dedicated on-site retail and restaurant parking and is at the base of a six-story, 65,909-square-foot office building renovated in 2022.

David Kim, Managing Partner at The Bascom Group, said, “200 Pine is in the heart of the Pine Avenue entertainment district, with numerous retailers and restaurants, such as Altar Society Brewing Company. Lee & Associates has negotiated a 3,163-square-foot restaurant lease at Riverwalk Plaza, 175 W Jackson Avenue, Suite 223, Naperville, Illinois.

The landlord, Naper Limited Partnership, was represented by Michael Petrik, Associate, and Rick Scardino, Principal at Lee & Associates. The second-floor restaurant has been leased to U Sushi Club Rotary Sushi Bar. The premier downtown Naperville building offers on-site parking and is located adjacent to the Naperville Public Library and near the beautiful Naperville Riverwalk.

“We are excited to have a fun and exciting concept to breathe fresh life into a space that has provided downtown Naperville with sushi and Japanese food for decades,” said Petrik. “This concept will be new to the downtown area, and has seen great success in other markets, which we are confident will be replicated in this location.”

Beta Agency SVP Adam Friedlander represented the seller of a Raising Cane’s Restaurant located in Carson. The sale price was $7,525,000. The undisclosed buyer was a private California investor in a 1031 exchange.

Friedlander said, “The sale of the Raising Cane’s in Carson represents the highest-priced sale of a fast-food restaurant in California to trade this year. In addition, this is only one of three Raising Cane’s leased investments to trade in California in 2024. Selling a high-rent NNN investment at a low cap rate is a difficult task given existing market conditions. We are very pleased with the results.”

Built in 2022, the 2,950-square-foot restaurant is occupied in a 12-year, triple-net lease. Located directly across from the 1.1-million-square-foot South Bay Pavilion Mall, the property benefits from a dense surrounding demographic and significant vehicular traffic, according to Beta Agency.

Lee & Associates negotiated the 4,669-square-foot sale of Buddy’s Bites and Brews at 702-718 N River Road, Mount Prospect, Illinois, for $1 million.

Both the seller, restaurant and hospitality operator Ala Carte Entertainment, and the buyer, Platinum Doors, were represented by Rick Scardino, Principal, of Lee & Associates. This is the sixth transaction Scardino has aided Ala Carte in over the years.

“This site became an extra unit for the Ala Carte portfolio after purchasing, renovating, and anchoring a well-positioned strip center near Rosemont a few years ago,” said Scardino. “The new owner plans to continue operating the unit as Buddy’s Bites n Brews but in time featuring live South American music.”

Legal Sea Foods, a New England-based dining brand, has unveiled a first look at its upcoming Chicago location at Marina City, 315 N. Dearborn Street. The new flagship location is slated to open its doors in July.

The space was designed by Phase Zero Design and constructed by Chicago-based architecture firm Norr. The expansive river-level restaurant will seat nearly 250 guests and features a large bar area, main dining room, private event spaces and outdoor terraces overlooking the Chicago Riverwalk.

A curved staircase leads up to an upper-level Oyster Bar, with bar seating and tables for 30 guests. The menu at the new Chicago location will include Legal Sea Foods’ specialties, including clam chowder, lobster rolls, and oysters.
