<p class="wp-block-paragraph"><strong>Related Group</strong> has broken ground on the Southbank Residences, a 25-story mixed-use development along Jacksonville’s St. Johns River. This $200 million project marks the first new luxury high-rise along the Downtown riverfront in over a decade. </p>
<p class="wp-block-paragraph">Southbank Residences will deliver 395 luxury rental residences across two towers, anchored by a 4,500-square-foot waterfront restaurant and rooftop lounge. A 29-slip marina, public boat ramp and 601 structured parking spaces reinforce the project’s connection to life on the river. The City’s water taxi network will further connect Southbank Residences to entertainment, cultural and sports venues, as well as businesses throughout Downtown Jacksonville.</p>
<p class="wp-block-paragraph">Construction is scheduled to begin in the next 30 days, and the work will take 30 to 36 months, with a completion targeted for late 2028 to early 2029.</p>
<p class="wp-block-paragraph">The project is designed by Carlos Ott,and MSA Architects as record architect. Coastal Construction is the lead contractor.</p>

<p class="wp-block-paragraph">Northmarq Debt + Equity team led by Chris Hammel arranged the $38 million new construction financing for Evolve Crossing, a 210-unit, Class A multifamily development well-located in Burlington, North Carolina. </p>
<p class="wp-block-paragraph">Northmarq arranged financing for the borrower, <strong>Evolve Companies, </strong>through its relationship with CrossHarbor Capital Partners. </p>
<p class="wp-block-paragraph">Planned for completion in 2028, Evolve Crossing will be a Class A, garden-style apartment community featuring one-, two- and three‑bedroom residences with high-end fixtures and finishes. Community amenities will include a resort-style pool with lounge, outdoor kitchens, ample parking, co-working space, full gym with a yoga studio, dog park with pet spa station, and welcoming common areas.</p>
<p class="wp-block-paragraph">Northmarq recently arranged construction financing for Evolve Companies’ Evolve Wynwood project in Miami. On its website, Evolve says it selects, acquires, develops and constructs properties all over the Southeast.</p>

<p class="wp-block-paragraph">13th Floor Investments has broken ground on “Venture on the Trail” – a 222-unit garden-style multifamily community in Greenville, South Carolina. Located at 301 Alston Street, the development marks the first phase of 13th Floor’s “On the Trail” mixed-use development slated to rise on 250 acres. CIBC provided $47 million in construction financing to kick-start the project’s development, which is now under construction and slated for completion in 2027. </p>
<p class="wp-block-paragraph">Apartments at Venture on the Trail will range from studios- to three-bedroom units measuring between 600 and 1,350 square feet in size. </p>
<p class="wp-block-paragraph">Community amenities will include a standalone clubhouse, a resort-style pool, two pickleball courts, co-working spaces, an expansive fitness center, and an oversized bike room, with the standout amenity being direct access to the Swamp Rabbit Trail. </p>
<p class="wp-block-paragraph">The “On the Trail” property is entitled to accommodate a mix of residential, commercial, retail, and hospitality uses, with future phases currently in planning. </p>

<p class="wp-block-paragraph"><strong>Crescent Communities</strong> started work on NOVEL Richland Creek, a multifamily and mixed-use community in West Nashville. Crescent Communities’ other area projects include NOVEL Edgehill, NOVEL Harpeth Heights, NOVEL West Nashville, NOVEL Music Row, NOVEL Bellevue Place, NOVEL Lockwood Glen, and Crescent Cool Springs. </p>
<p class="wp-block-paragraph">NOVEL Richland Creek is being developed in partnership with Stockbridge Capital Group, with financing provided by J.P. Morgan. Project partners include KTGY (architect).</p>
<p class="wp-block-paragraph">Located within Lion’s Head Village near the intersection of White Bridge Pike and Harding Pike, NOVEL Richland Creek will deliver 277 apartment homes and approximately 4,800 square feet of ground-floor retail. NOVEL Richland Creek will feature studio, one-, two-, and three-bedroom apartment homes with elevated finishes and highly functional layouts. The community’s amenity program featuring a lobby with café and wine bar, a rooftop pool. </p>
<p class="wp-block-paragraph">Located near the intersection of White Bridge Pike and Harding Pike in Lion’s Head Village, NOVEL Richland Creek is part of Stockbridge Capital Group’s shopping center. </p>

<p class="wp-block-paragraph"><strong>McDowell Housing Partners (MHP)</strong> closed on financing to build Ekos at Warrington, its first affordable housing community in Pensacola, FL. It’s McDowell Housing Partners’ 17th project to start construction in the state of Florida. The 120-unit project’s estimated costs are $41.9 million. </p>
<p class="wp-block-paragraph">The community will serve a mix of income levels. The development will provide community services in partnership with a local services coordinator, Opening Doors Northwest Florida.</p>
<p class="wp-block-paragraph">Ekos at Warrington is financed through a combination of tax-exempt bonds, SAIL/ELI funding from FHFC, and 4% non-competitive Low-Income Housing Tax Credits (LIHTC). CREA serves as the tax credit investor, and R4 Capital is the construction and permanent lender. </p>
<p class="wp-block-paragraph">The project team for Ekos at Warrington includes Park &amp; Eleazer Construction as the general contractor, Slocum Platts Architects as the architect of record, and Kim Do as co-developer</p>
<p class="wp-block-paragraph">Ekos at Warrington is expected to be completed in the third quarter of 2027.</p>

<p><strong>Greystar</strong> intends to develop a new multifamily community on 6.35 acres in the Atlanta metro area, near the intersection of Parsons Drive and Peachtree Boulevard. The company bought the land for the project for $11.5 million.</p>
<p>The Marlowe Chamblee project will bring 300 units in two mid-rise style buildings to Chamblee, a high-growth area just outside of Atlanta. Construction is expected to begin in April, with final completion slated for Summer 2027. Marlowe Chamblee will be the multifamily component of the 30.5-acre Chamblee Park mixed-use development. </p>
<p>Chamblee Park, expected to stretch across nearly 31 acres, would rise about a mile north of a proposed film studio.</p>
<p>Greystar’s John Roberson added, “This prime location sits just north of Assembly Studios, anchored by NBC Universal. Assembly Studios will include a five-acre park, boutique hotel, and a convention center with restaurants and retail. We are looking forward to breaking ground in the coming months.” </p>

<p>Multifamily developer <strong>Northwood Ravin</strong> has something for everyone just outside Charlotte. The Lodges at Fort Mill, a 261-unit rental community off Fort Mill Highway, just east of Indian Land includes 118 apartments, 80 townhomes and 63 single-family homes.</p>
<p>The community includes a mix of two—and three-bedroom homes and townhomes, as well as walkup corner apartments with one—and two-bedroom floor plans.</p>
<p>Northwood Ravin paid $8.5 million in 2021 for the project site. </p>
<p>The Charlotte Business Journal reports that Northwood Ravin came in at No. 2 on the list ranking the market’s most active commercial real estate developers based on five-year activity. The developer delivered just over 4 million square feet of projects locally, and around 90% of that square footage was multifamily development.</p>

<p><strong>Origin Investments</strong> acquired the Queens Wedgewood-Houston (Queens WeHo), a 221-unit multifamily community at 715 Hagan St. in the WeHo neighborhood of downtown Nashville, Tenn. The purchase price exceeded $79.4 million.</p>
<p>Queens Wedgewood-Houston, developed by Proffitt Dixon, was delivered in 2023 and features a mix of studio, one-, two-, and three-bedroom units ranging in size from 559 square feet to 1,120 square feet. At the closing, the stabilized community was approximately 94% occupied after leasing at a pace of more than 20 units per month during the summer and fall. </p>
<p>Another significant benefit of the property is its restaurant and retail space. It is fully leased to Mercado by Butchertown, a Nashville restaurant with a rooftop bar, Ramone’s.  </p>
<p>A Walker &amp; Dunlop team led the Investment Sale and Debt Placement efforts in the transaction. </p>
<p>With this acquisition, Origin Investments’ portfolio of multifamily properties totals nine communities and over 2,300+ units in varying stages of pre-development, construction or operation in Nashville.</p>

<p>A group of property owners is working together on a 402-unit apartment community in Durham. The property, off Hoover Road west of Interstate 885, was assembled over the years, including several much smaller pieces. The property owners include John Warasila, founding principal of<strong> Alliance Architecture</strong>.</p>
<p>The land is 63 parcels totaling 23.2 acres along Hoover Road, Sater Street, Creasy Street, Hilltop Drive, Felix Street and Miami Boulevard. The group has been assembling the properties since 2019. </p>
<p>The Triangle Business Journal reports that of the 23 acres, just 12 are developable, as the property includes wetlands and a stream. The vacant land has become a dumping ground and the property owners have spent $60,000 to clean up the site.</p>
<p>In addition to the apartment units, 25 percent of the property will be townhomes. Twenty percent of the property will be open space. Five percent of rental units will be designated affordable to residents earning 60 percent of the area median income.</p>

<p><strong>IPB</strong>, a subsidiary of Bosa Properties announced that on-site work is underway for the first of three towers of the Motley on its development at the site of Midtown’s former dairy factory. </p>
<p>The Nashville Post reports that the Motley will be built in three phases. The first phase will offer a 26-story residential tower with 326 units. It will have more than 14,000 square feet of ground-level retail, as well as an amenity level with a fitness center, dog run, golf simulator and pool.</p>
<p>The next two phases include two more residential towers, one standing 32 stories tall and the other height not yet determined. At completion, the project will include 1,197 units. </p>
<p> In 2022, IPB Properties paid a collective $80.7 million for the Midtown project site in separate transactions. </p>
<p>The land at 1401 Church St. was last home to the operation of dairy supplier Country Delite Farms, which Dairy Farmers of America shuttered in February 2022. A late 2027 completion is expected for the project.</p>
