Faropoint has picked up four warehouses in Northeast Jacksonville. The four warehouses in the Alta Lakes Commerce Center sold for $62 million. The seller, DRA Advisors, bought them in 2017 for a total of $30.4 million. Amazon and Sam’s Club are tenants.

The warehouses, which total over 600,000 square feet of space, are at 11084 and 11070 Cabot Commerce Circle and 2550 and 2562 Cabot Commerce Drive, across from an undeveloped parcel owned by DRA Advisors that, according to the property listing, could be used for a second phase of the center.

The Jacksonville Business Journal reports that Faropoint has acquired more than 400 warehouses across the country. It’s known for buying small—to medium-sized logistics assets, with an average deal size of $5 million and 60,000 square feet per asset. This deal far exceeded those parameters.

Newmark Phoenix Realty Group represents the properties in leasing.

Optimus Properties, LLC purchased 4925 SW Jamieson Rd, a 70-unit apartment community in Beaverton, Oregon. The property sits on 2.22 acres of land in the desirable Raleigh Hills neighborhood, which is in Washington County.

The property is surrounded by strong nationwide companies like Intel, IBM, Oracle, Providence Health & Services, Oregon Health and Science, Nike U.S. Headquarters, Fred Meyer, and Tektronix. “We couldn’t pass on the opportunity to acquire an asset in a desirable area with strong demographics and employment drivers,” said Kamyar Shabani, Principal at Optimus Properties.

Jesse Liu, Partner & Director of Acquisitions, was the lead contact on the purchase of this property, added, “49 Jamieson aligns with our investment strategy to provide essential housing in strong employment hubs and continues our growth in the Portland MSA.” Optimus also recently purchased a retail building at 1487-1489 Sunset Blvd., adjacent to another one of the firm’s acquisitions at 1501 W. Sunset Blvd.

Providence Group Capital recently purchased a 6-acre parcel to add to its already sizable holdings in Charlotte. The site is next to the Kimbrell’s Furniture store on South Boulevard. Providence is developing a 100,000-square-foot climate-controlled self-storage building there. It also plans a 70-plus unit townhome community that will follow.

This acquisition gives Providence Group Capital nearly 22 acres in lower South End. Those properties span eight parcels and cost $38.1 million.

The largest is 212 W. Woodlawn Road, a 10.25-acre property that includes three existing hotels — a Radisson, Ramada and Clarion. It has continued to operate those hotels at the intersection of Interstate 77 and Woodlawn Road.

Providence Group Capital has acquired over 15 properties in the lower South End and South End over the last 18 months. It has rezoned the bulk of those to transit-oriented development-urban centers. That designation allows for up to 130-foot building heights by right and up to 300 feet with the use of a height bonus.
