Piggybacking on the deluge of proposals hoping to capitalize on the $65 billion Taiwan Semiconductor Manufacturing plant, Dallas-based JLB Partners is considering a mixed-use development along Loop 101 in North Phoenix.

The Phoenix Business Journal reports the company recently submitted a zoning application for the 50-acre property, located at the northeast corner of Mayo Boulevard and 64th Street, to the city of Phoenix for a planned unit development.

Conceptual plans call for multiple phases, including a combination of 1,300 residential units, 300 hotel rooms, 40,000 square feet of retail, 20,000 square feet of dining or 250,000 square feet of office space across the highly visible site.

Mack Real Estate Group and McCourt Partners are teaming up to develop a $7 billion master-planned center with 30 million square feet of commercial space anchored by the Taiwan Semiconductor Manufacturing Co. project.

Nearby, construction is also underway for a new office headquarters campus for environmental services company Republic Services Inc. at the CityNorth project adjacent to Desert Ridge Marketplace.

Third & Urban is planning a major redevelopment at the site of a number of dated office buildings. The developer hopes to replace the Corporate Square complex with a mixed-use venture. Located off Buford Highway, the 32-acre site is on the opposite side of Interstate 85 from Children’s Arthur M. Blank Hospital and Emory University’s forthcoming Executive Park innovation district.

The Atlanta Business Chronicle reports Third & Urban is proposing 2,000 residential units, consisting of a mix of apartments, senior residences, corporate housing units and townhouses. The developer also envisions a 350-key hotel, 30,000 square feet of retail, 100,000 square feet of medical office space and a public plaza.

Brookhaven City Council would need to rezone the land for the developer’s intended use before the project could move forward.

Third & Urban, known for in-town mixed-use projects such as Westside Paper and Armour Yards, targets underperforming office parks in high-growth suburbs on the edge of Atlanta proper.

Erickson Senior Living acquired a development site in the Agricultural Reserve west of Boynton Beach for $53.5 million. Erickson started the rezoning process for the property in 2022. It’s currently pending approval for 1,262 senior living/nursing home units in six buildings, ranging from three to four stories.

The William Mazzoni Revocable Trust sold 93.5 acres at 8344 Boynton Beach Blvd. to Erickson. The farmland is just west of Florida’s Turnpike.

Jim Knight of the Knight Group in Delray Beach and Curtis Olschansky of the Olschansky Group brokered the deal.

Erickson Senior Living is in the midst of a $4 billion national expansion announced in 2023. The company plans to build retirement communities across the nation to cater to retiring baby boomers looking to downsize. Its website says its in-house team oversees every phase of development—from land acquisition to planning and design through construction and beyond.
