Portman Holdings is looking at 111.55 acres in Duluth for a mixed-use project. The Atlanta Business Chronicle reports the plan is to build about 1,400 new residential units – including apartments, townhomes and single-family homes – along with approximately 80,000 square feet of commercial space and approximately 100,000 square feet of medical office space.

The site is nearly vacant, except for a historic house built in 1895. The Hudgens Company owns the parcel.

Construction on the large Duluth project could wrap up by 2031. The site last traded hands for $20.25 million in 2006, and its total appraised value across two parcels is $7.08 million.

Portman is also planning a mixed-use redevelopment of an Alpharetta office campus and a 332-unit apartment complex in Fairburn, among other projects.

Construction will begin this summer with delivery expected in mid- to late 2027.

The building previously housed Winston-Salem-based Wake Forest’s MBA and professional studies programs. The university vacated its 30,000-square-foot space last summer, recently establishing a new campus at The Pearl innovation district.

CBRE’s Darrell Palasciano and Kaitlyn Fitch will handle retail and commercial leasing for the project, which is now underway.

Belgravia acquired the site in August 2025 for $3.5 million.

200 North College has remained largely vacant for years since BofA moved to Legacy Union’s Bank of America Tower in 2019. It is one of several obsolete uptown properties marked for future conversion.

The City of Cleveland announced The Midline, a 350-plus acre redevelopment project that will convert long-vacant industrial land on the city’s near east side into a connected employment district, with
new trails, parks and transit access.

The development project, driven by The Site Readiness for Good Jobs Fund (SRF), brings together fragmented, underutilized parcels along the Norfolk Southern rail corridor to form a unified district. A complete master planning project is underway for the site, led by the design teams of Merritt Chase and Utile.

The Midline is being developed as a district-wide strategy rather than a single-user project, with the goal of attracting larger-scale employers across manufacturing, research and development, office and supporting service sectors. Plans call for at least 1.5 million square feet of new industrial and commercial space, supporting more than 2,500 direct jobs within reach of public transit. At full build-out, the project is projected to generate up to $100 million in annual tax revenue for the city.

JLL and HJ Sims have arranged $252.1 million in tax-exempt and taxable bond financing for the development of The Marisol, a planned 214-unit seniors housing community in Huntington Beach. HJ Sims acted as lead book-running manager on the senior bonds and JLL Securities served as co-manager and led the process in securing the investor for the subordinate bonds.

The fixed- and floating-rate financing was structured into Series A senior bonds and subordinate Series B and C bonds and was issued through the California Public Finance Authority. JLL’s Senior Housing Capital Markets team, as real estate advisor, collaborated on the project.

The Marisol is under construction and will be delivered in 2028. Located at 2120 Main St. in Huntington Beach, the three-story building will offer residents a full amenity package.

Affinius Capital originated a $70.2 million loan to a real estate fund advised by Crow Holdings Capital to refinance Terminal East, a 915,000-square-foot industrial property in Savannah, GA.

The property offers two buildings, one of which is 180,000 square feet offering 32’ clear heights and the other 735,000 square feet featuring 36’ clear heights. Together they offer 231 trailer stalls and 198 dock-high doors, making them ideal for modern industrial and logistics tenants.

Terminal East is situated in the North Savannah submarket, a preferred location for distribution, e-commerce, manufacturing, and logistics users given its proximity to the Port of Savannah – the nation’s third-largest and fastest-growing container terminal port. The Georgia Ports Authority planned a $4.5 billion investment over the next 12 years to expand its container-handling capabilities, which further underscores the long-term strength of this market.

The financing was arranged by John Rose and Bobby Norwood of JLL.

CommScope, a North Carolina telecommunications company and one of Catawba County’s largest employers, is halting a long-planned expansion project, according to The Charlotte Observer.

The fiber-optic manufacturing facility project in the town of Catawba, just north of Charlotte, was projected to cost $60M and bring 250 new jobs to the region, according to a 2023 press release by the North Carolina Department of Commerce.

North Carolina’s Economic Investment Committee also terminated a nearly $2M economic development agreement grant it gave CommScope last summer as an incentive for the project.

The demise of the expansion, announced Jan. 13, comes about a month after CommScope informed the state it would not reach its local hiring or investment goals.

In a letter, the company placed partial blame on delays in grant funding from the federal Broadband Equity Access and Deployment program, which works to expand high-speed internet access across the country.

The White House updated oversight of the federal grantmaking process in August 2025 through an executive order. Among the changes, the order calls for more oversight by senior government appointees or their designees in awarding grants. The National Association of Development Organizations, a nonprofit supporting regional and local government officials and development organizations, warned that the additional scrutiny may “introduce delays into the grantmaking process.”

CommScope reportedly told the state commerce department that a recent acquisition was another factor for missing hiring and investment goals.

On Jan. 12, the telecommunications company Amphenol Corp. announced the completion of its $10.5B purchase of CommScope’s Connectivity and Cable Solutions business.

The parts of CommScope’s business that were not folded into the Amphenol merger will be rebranded as Vistance Networks.

Rock Hill, South Carolina, 25 miles south of downtown Charlotte, might soon see a dual-hotel project.

On Jan. 6, the Rock Hill Planning Commission recommended approval of a rezoning request from an entity tied to Fort Mill-based Primo Investments, the Charlotte Business Journal reported.

The hotel owner and developer, led by Hitesh Patel, aims to rezone 13.2 acres at 1505 and 1515 Riverchase Blvd., off Exit 82C of Interstate 77, for a project that will construct two hotels on the site.

The Rock Hill City Council, which has final authority on zoning, is expected to make a decision on Jan. 26.

If the project comes to fruition, the first phase will be an 85,700 SF, 121-room hotel. The second phase will be a 59,300 SF hotel with 116 rooms. The first hotel is expected to be a Marriott-branded Residence Inn, and the second might be a Marriott-branded StudioRes.

Patel’s team is reportedly seeking a master plan-commercial zoning designation. This is designed to allow for a mixture of retail and office uses in a certain parcel or area based on a master plan approved by Rock Hill. The designation allows for some flexibility as the plans progress.

Patel’s Primo Investments has an active hotel portfolio throughout the Charlotte market, especially in York County, with five hotels in Rock Hill alone. It also boasts two hotels in Fort Mill, two in Charlotte and one in Concord.
