Rubicon Point Partners (RPP) and Canyon Partners has acquired the Shockwave Medical headquarters, a 201,078-square-foot, four-building R&D campus at 5353 Betsy Ross Dr. in Santa Clara, on behalf of Rubicon Point Fund II. Terms were not disclosed. The property is 100% NNN leased to Shockwave Medical, Inc., a medical device company and wholly owned subsidiary of Johnson & Johnson.

“This is the beginning of a billion-dollar investment strategy that we plan to deploy over the coming few years throughout the region,” said Ani Vartanian, co-founder and managing partner of RPP. “This acquisition represents the quality and caliber of assets we will continue to target: mission-critical real estate leased to world-class tenants in the most dynamic markets on the West Coast.”

The acquisition is the 10th joint venture between RPP and Canyon. CBRE National Office Partners served as the exclusive advisor to RPP.

Black Salmon acquired the Camp Creek Commerce Center, a newly constructed 220,000 square foot distribution facility located at 5001 North Commerce Drive in East Point, Georgia. The price for the center was $41 million. Crow Holdings was the seller.

The company inked a $30.1 million acquisition loan, a floating-rate, five-year loan through Prime Finance as part of the deal.

The Class-A distribution center was completed in 2024 and features 32-foot clear heights, 310-foot building depth and concrete tilt-wall construction optimized for logistics operations.

The property is currently 68% occupied by Grady Health System. Grady operates a 46,894-square-foot pharmaceutical facility within the space.

Located just 0.6 miles from Interstate 285 and 2.0 miles from Interstate 85, the property offers direct connectivity to Hartsfield-Jackson International Airport within 4.5 miles.

The JLL Capital Markets, which arranged the financing, was led by Melissa Rose, Bobby Norwood, Connor McCarthy and Streeter Simmons.

Echelon Resources Inc. and LBD Investments are taking over Showplace West/One Plaza Center to redevelop it into market-rate apartments and about 9,000 square feet of retail.

The eight-story, 135,000-square-foot concrete office building at 101 S. Main St. was completed in 1971. In 2019, International Market Centers donated it to Downtown High Point. It was acquired in 2011 for about $1.49 million. The former office building was recently placed on the National Register of Historic Places.

Echelon Resources specializes in redeveloping historic buildings. It says it has repurposed several former factories, mills, warehouses, schools and residential buildings.

EDB, meanwhile, focuses on urban and suburban infill mixed-use and historic redevelopment projects in the Southeast.

RIPCO Real Estate has been appointed as the exclusive retail leasing broker for the Willets Point project in Queens, NY. The project, which includes affordable housing components, presents the opportunity for community and business development. RIPCO is responsible for leasing the ground-floor retail in the affordable housing and hotel components of Willets Point.
