<p>Two medical office buildings are being built in a fast-growing section of Jacksonville. The two offices are among 1,000 acres of new homes, parks, trails and lakes being built south of the city.</p>
<p>The Jacksonville Business Journal reports that <strong>Onicx Group</strong> is planning to build a 50,000-square-foot office building at 11885 Stillwood Pines Blvd. Halo Precision Diagnostics will anchor the facility, occupying the 25,000-square-foot first floor. The two-story medical office building will be joined by another one later. Onicx purchased the 3.6 acres for $2.6 million. Colliers brokers Chuck Diebel and Matt Entriken are leasing the property.</p>
<p>The two-story medical office building will join another medical development within the master-planned community — Baptist HealthPlace at Seven Pines, which broke ground earlier this month.</p>
<p>The 10-acre Baptist project, which is slated to cost $32.3 million, will also feature two medical office buildings—one for primary care and another for a potential surgery center. A Lifetime Fitness Center is also slated to be built in the center.</p>

<p>Healthcare Realty Trust sold two Durham area medical office buildings for a combined $20 million. <strong>AW Property</strong> acquired both properties: the Duke Health Center for $15.2 million and the UNC Family Medicine Center for $5 million. </p>
<p>Healthcare Realty Trust acquired both buildings in 2021, one for $16 million and the other for $5 million.</p>
<p>The Duke Health Center is fully leased. Tenants include Duke Children’s Primary Care and Duke Department of Neurology. The Class-B medical facility, which was built in 1999 and renovated in 2015, has 41,036 square feet of space across two stories. </p>
<p>The other building AW Property Co. bought was the UNC Family Medicine Center at 5704 Fayetteville Road. The UNC Family Medicine Center provides services for newborns to aging adults. The single-story Class-B building, built in 2005, has 11,924 square feet of medical office space and is fully leased. </p>

<p data-beyondwords-marker="7ea0c240-e0cc-472a-9b64-c33edd43bf88">Chicago-based healthcare real estate developer <a href="https://remedymed.com/" target="_blank" rel="noreferrer noopener">Remedy Medical Properties</a>, <a href="https://kayneanderson.com/" target="_blank" rel="noreferrer noopener">Kayne Anderson Real Estate</a> and <a href="https://www.uchealth.org/locations/uchealth-university-of-colorado-hospital-uch/" target="_blank" rel="noreferrer noopener">UCHealth</a> recently broke ground on two new medical office buildings in the Denver area.</p>
<p data-beyondwords-marker="5b9e386d-db59-4257-a731-ef2d23234190">In addition to Remedy, the other members of the project team are Davis Partnership Architects, civil engineer Kimley-Horn and general contractor Howell Construction.</p>
<p data-beyondwords-marker="79550b14-ceae-4cda-89df-f396dbf229b9">“Remedy Medical Properties is pleased to partner with UCHealth on these important new facilities that will greatly expand vital healthcare services in two of metro Denver’s fastest growing communities,” said Remedy Founder Peter Westmeyer.</p>
<p data-beyondwords-marker="bd3c1a9a-edc7-48b1-b808-784b6b81a3a3">The two new properties include the Highlands Ranch Pavilion 2, a four-story, 119,000-square-foot medical office building situated to provide maximum flexibility for future expansion, including multiple levels that align with the main hospital.</p>
<p data-beyondwords-marker="5e3e2ca3-71ef-4e54-afd1-36ccda0d181e">The second facility, an approximately 12,000-square-foot medical office building, is located at 5589 N. Argonne Street in the northeast Denver neighborhood of Gateway-Green Valley Ranch, a master-planned community just minutes from Denver International Airport. </p>
