<p class="wp-block-paragraph"><strong>Portman Holdings</strong> is looking at 111.55 acres in Duluth for a mixed-use project. The Atlanta Business Chronicle reports the plan is to build about 1,400 new residential units – including apartments, townhomes and single-family homes – along with approximately 80,000 square feet of commercial space and approximately 100,000 square feet of medical office space.</p>
<p class="wp-block-paragraph">The site is nearly vacant, except for a historic house built in 1895. The Hudgens Company owns the parcel.</p>
<p class="wp-block-paragraph">Construction on the large Duluth project could wrap up by 2031. The site last traded hands for $20.25 million in 2006, and its total appraised value across two parcels is $7.08 million.</p>
<p class="wp-block-paragraph">Portman is also planning a mixed-use redevelopment of an Alpharetta office campus and a 332-unit apartment complex in Fairburn, among other projects.</p>

<p class="wp-block-paragraph"><strong>Belgravia Management</strong> has chosen developer Revival Partners to convert 200 North College, a five-story, 458,169-square-foot building at 200 N. College St., into a mix of uses. The Triad Business Journal reports plans call for 290 apartment units and 50,000 square feet of ground-floor retail, restaurant and commercial space.</p>
<p class="wp-block-paragraph">Construction will begin this summer with delivery expected in mid- to late 2027.</p>
<p class="wp-block-paragraph">The building previously housed Winston-Salem-based Wake Forest’s MBA and professional studies programs. The university vacated its 30,000-square-foot space last summer, recently establishing a new campus at The Pearl innovation district. </p>
<p class="wp-block-paragraph">CBRE’s Darrell Palasciano and Kaitlyn Fitch will handle retail and commercial leasing for the project, which is now underway.</p>
<p class="wp-block-paragraph">Belgravia acquired the site in August 2025 for $3.5 million.</p>
<p class="wp-block-paragraph">200 North College has remained largely vacant for years since BofA moved to Legacy Union’s Bank of America Tower in 2019. It is one of several obsolete uptown properties marked for future conversion.</p>

<p class="wp-block-paragraph">AV Management, a private New York based investment firm, completed the acquisition of 73-75 Sullivan St. in SoHo from a longtime SoHo developer for $43,333,000. Cushman &amp; Wakefield’s Dylan Walsh and Nico Nicolaou represented the seller. Citizens Private Bank provided $21.6 million in competitive acquisition financing under significant time constraints.</p>
<p class="wp-block-paragraph">73-75 Sullivan St. was completed in 2016 as a ground-up construction project. It features expansive layouts, modern construction vintage and long-term commercial tenancy, according to AV Management.</p>
<p class="wp-block-paragraph">“This special situation transaction represents the robust opportunity set to purchase investment-grade assets at historically high yields by taking advantage of early-cycle market dynamics,” said AV Principal Ahcene Ouldsaada. “73-75 Sullivan St. capitalizes on the dislocation caused by the 2022’s historically unprecedented hike in domestic base rates. The asset was acquired at an opportunistic basis and will be held long-term as a permanent income vehicle with an option for attractive liquidity as markets normalize.”</p>

<p>Charlotte-based Beacon Partners bought 119 acres in southeast Durham in a $20M deal with longtime partner Stephens Enterprises, <a href="https://www.bizjournals.com/triangle/news/2026/02/13/beacon-partners-durham-gateway-land-industrial.html?utm_source=st&amp;utm_medium=en&amp;utm_campaign=EX&amp;utm_content=RA&amp;ana=e_RA_EX&amp;j=44177503&amp;senddate=2026-02-17" target="_blank">the Triangle Business Journal reported</a>.</p>
<p>The land will be used for mixed-use industrial buildings that will be part of a development called Durham Gateway. </p>
<p>The 119 acres are along Highway 70 and Leesville Road on the edge of Brier Creek. Stephens <a href="https://www.bizjournals.com/triangle/news/2023/01/18/cbre-raleigh-brier-creek-development-land-deal.html" target="_blank">put the land up for sale</a> in January 2023. </p>
<p>Durham Gateway is a joint venture with HM Partners and SFRE Holdings. It comprises 1,750 residential units and 1.3M SF of industrial and commercial space that will be built out in two phases. Beacon <a href="https://www.bizjournals.com/triangle/news/2025/09/04/rezoning-durham-industrial-retail-home-brier-creek.html" target="_blank">received rezoning approval</a> for the 300-acre development from the Durham City Council five months ago.</p>
<p>CBRE’s Ann-Stewart Patterson, Austin Nagy and John Hogan handled the leasing and marketing for the project.</p>
<p>While there was <a href="https://abc11.com/post/durham-gateway-brier-creek-planned-new-development-frustrating-family-bull-city/17919197/" target="_blank">some backlash to Durham Gateway</a> when the project was approved in September 2025, Mayor Leo Williams said it would bring substantial benefits to the community.</p>
<p>Beacon has agreed to donate $1M to the Durham Dedicated Housing Fund, $50K to Durham Public Schools&#8217; capital needs, and $350K to a fire and emergency services grant project. Williams also said the project would feature affordable housing options.</p>

<p dir="ltr">Crescent Communities applied for special administrative permits Jan. 9 with the city of Atlanta to develop a 300-unit apartment complex and a multistory office building at 3626 Peachtree Road, part of the Church at Wieuca campus.</p>
<p>The church’s lead pastor, Kevin Head, confirmed the nearly 2.5-acre parcel at the corner of Wieuca and Peachtree roads in Buckhead is under contract to Crescent but declined to disclose the pending purchase price. </p>
<p>“We have finalized the purchase and sale agreement with them,” Head said. “It’s a significant step for us as a church.”</p>
<p>According to SAP applications filed by engineering firm Kimley-Horn, Crescent is looking to build 300 apartments with a parking deck, plus an office building with 6,500 SF of commercial space and a parking deck. </p>
<p>Harvey Rudy, an Atlanta-area development vet and founder of HSR Development Services, is the development partner with Crescent, continuing his affiliation with the site that he first established while with Greenstone Properties. Rudy said Crescent is considering a 375K SF office building on the site.</p>
<p>Crescent Commercial Managing Director Sagar Rathie declined to comment further about the project.</p>
<p>“Crescent Communities is excited about our continued investment in Buckhead, and we look forward to sharing more details in the future,” Rathie said in an email.</p>
<p>This is the latest iteration of the <a href="https://livablebuckhead.com/wp-content/uploads/2021/12/3626-peachtree-road-ne-spi12-drc-lbi.pdf" target="_blank">redevelopment of the Church at Wieuca</a>’s land. Greenstone <a href="https://www.bizjournals.com/atlanta/news/2021/03/25/greenstone-properties-buckhead-peachtree-road.html" target="_blank">previously partnered with the church</a> in 2021 on redevelopment plans. Two years later, the firm <a href="https://www.bizjournals.com/atlanta/news/2023/05/03/church-at-wieuca-buckhead-campus-redevelopment.html" target="_blank">announced it had partnered with Toll Brothers</a> to build townhomes, 400 apartments, 500K SF of office space and 12K SF of retail space on the site, but the project ultimately failed to materialize. </p>
<p>Rudy was previously Greenstone’s development head, responsible for such projects as HD Supply’s 220K SF headquarters near The Battery in Cobb County and the 14th + Spring office tower in Midtown. Rudy continued to do planning for the Church at Wieuca when he formed his own firm in 2024.</p>
<p>Developers have scaled back to historically low levels of new office construction.</p>

<p>Portman Holdings delivered its 525K SF Ten Twenty Spring office building in Midtown in 2024, which snagged consulting firm EY as an anchor tenant last year. The only other office under construction in Atlanta is 1072 West Peachtree, the 60-story mixed-use skyscraper by Rockefeller that includes 224K SF of office space and is set to deliver this spring, <a href="https://www.cbre.com/insights/figures/atlanta-office-figures-q4-2025" target="_blank">according to a fourth-quarter CBRE office market report</a>.</p>
<p>A recent upswing in Atlanta’s office fundamentals, especially among landlords that own the city’s collection of trophy towers, could be encouraging developers to consider planning for new office development once again, said Sara Barnes, Avison Young Southeast market intelligence manager.</p>
<p>“I have a feeling some developers are going to start considering it,” Barnes said. </p>
<p>Office tenants inked more than 7M SF in 2025, focused mainly on Class-A and trophy properties, <a href="https://www.avisonyoung.us/documents/d/atlanta/4q-2025-atlanta-office-market-report" target="_blank">according to a Q4 Avison Young report</a>. In fact, nearly three-quarters of all new leasing activity in 2025 was among Class-A and trophy office properties as tenants vied for high-caliber office spaces amid back-to-office initiatives, according to Avison Young.</p>
<p>Metro Atlanta office landlords tallied negative net absorption of more than 475K SF last year, but trophy tower owners saw nearly 468K SF of positive absorption, demonstrating the growing bifurcation in the office market.</p>
<p>Still, Barnes said she doubts any developer will break ground on office in the next 12 months, especially as they must pencil in elevated construction costs. The average price to develop a new urban office building is around $750 per SF, up $200 from five years ago, according to data compiled by Avison Young senior associate Nick Steen. </p>
<p>Further interest rate cuts and further cooling of the trade wars, however, could help push construction pricing downward, but most developers will likely sit on the sidelines in the near term rather than risk building new office space, Barnes said.</p>
<p>“Spec development, I still think we have a little bit to go before we see that break ground,” she said.</p>

<p>Chicago-based Core Spaces has closed on construction financing for ōLiv Columbia and officially broken ground on the 2,352-bed mixed-use development, located at 1401 Main St. in Columbia, SC. Affiliates of Apollo provided construction financing; Newmark assisted in the debt financing and Juneau Construction Company serves as general contractor. Summer 2028 delivery is projected.</p>
<p>ōLiv Columbia will feature two towers: a 26-story market-rate apartment tower and a 22-story student housing tower, with a total of 723 units and 2,352 beds. The project will also offer more than 2,140 square feet of retail space and a 1,600-stall parking garage to enhance street-level activity and support<br />Columbia’s long-term vision for a dynamic Main Street District. </p>
<p>“This is an exciting milestone for ōLiv Columbia, a development that will not only bring more housing downtown but also revitalize the Main Street corridor,” said Austin Pagnotta, director of acquisitions at Core Spaces. The project marks Core’s second development in Columbia, following Hub Columbia at 1426 Main St. in 2014.</p>

<p><a href="https://www.lument.com/" target="_blank" rel="noreferrer noopener">Lument</a> announced the placement of a $14 million CMBS loan to refinance Mi-Place at Vineyards, a 41-unit, 65,000-square-foot retail mixed-use development in Lewes, Delaware. </p>
<p>Ben Retter, a director on Lument’s debt capital markets team, led the transaction. The CMBS loan has a fixed interest rate and five-year term. It replaces existing debt from a local bank. The developer is Fernmoor, a land development and residential and commercial property management company based in New Jersey. </p>
<p>“Helping this experienced developer obtain CMBS financing for this high-quality, mixed-use community was a pleasure,” said Lument’s Retter. “The property is well-positioned for success given the beneficial refinance, the appealing mix of unit types, its location near popular vacation destinations, as well as its top-notch management.”</p>
<p>Mi-Place at Vineyards is part of a master-planned community which includes multifamily buildings, for-sale residential condominiums, for-sale carriage homes and townhouses, retail space, and a grocery store. </p>

<p><strong>Highland Resources </strong>broke ground on the infrastructure for Magnolia Landing, a planned mixed-use community located along the Ashley River in Charleston. Spanning 192 acres, the community will offer a blend of parks, marinas, residential and hospitality offerings, office space, retail shops, restaurants, waterfront docks and a variety of entertainment options, all set against more than a mile of river frontage.</p>
<p>Magnolia Landing’s first phase includes a high-rise waterfront community and a mid-rise community, both developed by Woodfield Development, offering 600 rental residences. Additionally, the community will include 158 luxury townhomes delivered by a prominent national developer during this first phase.</p>
<p>The first phase will also feature a waterfront office building, offering 100,000 square feet of Class-A office space in addition to 75,000 square feet of street-level retail, gourmet restaurants and other commercial space. And finally, the first phase will include a 125-key hotel, a marina and four restaurants.</p>
<p>Magnolia Landing expects to welcome its first residents in 2027.</p>

<p>A high-profile trio of developers is trying to convince a Charlotte-area local governing board to okay a significant zoning request. The team of J<strong>amestown</strong>, North American Properties and Nuveen Properties is hoping to change the current Huntersville zoning for a property at Birkdale Village to allow for a $180 million project that would include a 125-room hotel, 150 apartment units, 122,000 square feet of office space and 26,000 square feet of retail.</p>
<p>The new office building, which includes ground-floor retail space, would be developed at the site of Birkdale’s existing Barnes &amp; Noble store. </p>
<p>The 150-unit multifamily project would be developed at the current site of Dick’s Sporting Goods. That building would also include ground-floor retail space. Plans available in town records show that a new parking deck would be developed behind the office building. The hotel would be built across from it.</p>

<p><strong>Hines</strong> is partnering with the Aubrey Corporation to create a new employment center and mixed-use village consisting of over 2,390 acres in Bartow County, Georgia. Once complete, the mixed-use development will include up to ten million square feet of new manufacturing, data center, and logistics facilities as well as shops, restaurants, hotels, and a diverse offering of residential properties.</p>
<p>The mixed-use village component of the development program is planned to feature shopping and dining options including a grocer and large-format national retailers, as well as local and regional restaurants, cafes, and shops organized around a central green space. The residential offering will include townhomes and apartments. </p>
<p>The project is projected to be completed over the next ten to twelve years in several phases, with Hines expecting to break ground on the initial infrastructure in late 2025 or 2026. Jim Ramseur and Samantha Wheeler with Lee &amp; Associates represented the Aubrey Corporation. Ramseur Real Estate Advisors will act as the managing consultant for the ventures’ commercial and residential parcels moving forward.<span style="font-size: revert"/></p>
