<p>New York City-based fashion brand Alex Mill has signed a lease at Rockefeller Center, slated to open holiday 2024. Alex Mill’s new location at 1 Rockefeller Plaza will be the brand’s third brick-and-mortar store, spanning approximately 1,752 square feet.</p>
<p>The brand was founded in 2012 by Alex Drexler, with the goal of making the perfect shirt. His father, Millard “Mickey” Drexler, is the company’s chief investor and chairman. In 2019, the brand was relaunched to now include both men’s and women’s apparel.</p>
<p>“Alex Mill is a prime example of the types of creative businesses Rockefeller Center is excited to bring to campus,” said EB Kelly, senior managing director, Tishman Speyer and head of Rockefeller Center. “Craftsmanship and attention to detail are in our DNA as stewards of Rockefeller Center, so this is a perfect match.”</p>
<p>Alex Mill’s addition to Rockefeller Center extends the Center’s ongoing success in attracting a diverse range of both local and international brands. Other recent retail additions include luxury Australian brand Aesop, piercing studio Studs and vintage soccer jersey retailer Saturdays Football.</p>

The company purchased the campus for $15.8 million and plans to redevelop it into an industrial park. </p>
<p data-beyondwords-marker="bf3b6230-b030-4ca0-9a69-d6a5248cba5f">Patrick Gildea, Matt Smith, and Robert Hardaway of CBRE’s Carolinas Institutional Properties team in Charlotte represented the sellers, LXP Industrial Trust, in the transaction. </p>
<p data-beyondwords-marker="eed5de97-c26f-4b30-a645-396b32c8991a">“We are beginning to see a number of office buildings, both suburban and urban, that are in the early stages of being repurposed for an alternative use,” Mr. Gildea added. </p>
<p data-beyondwords-marker="5252a052-69d1-46d8-bbc8-636dff6da54b">Located at 3476 and 3480 Stateview Blvd. in Fort Mill, the 32-acre campus includes two buildings totaling 338,301 square feet. The campus was built between 2002 and 2004 for a national financial services firm. </p>
<p data-beyondwords-marker="8a1a327e-8b3f-4470-b266-fda6e674044e">Foundry has started demolition of the existing office buildings and will begin development of a three-building, 465,000-square-foot industrial park with premier access to I-77 and I-485. Construction is expected to be completed in the third quarter of 2025. The project team includes Edifice Construction. </p>

Located on the northwest and southeast corners of Mill Avenue and 5th Street in the heart of the Mill Avenue Corridor, these iconic properties benefit from the over 70,000 students attending the nearby main campus of Arizona State University, as well as the thousands of annual visitors drawn by live sporting and entertainment events taking place in downtown Tempe each year.   </p>
<p data-beyondwords-marker="de61eca2-11f5-4eb7-ab2f-ce8403d61d4c">The City of Tempe recently announced a $22 million streetscape improvement plan for Mill Avenue, and the buyers recognized this as an opportune time to acquire, renovate and elevate the visibility of the assets in the marketplace.    </p>

A nationwide trend to renovate and repurpose the buildings is spreading. About a year from today, an adaptive reuse project in a 400,000-square-foot mill in Charlotte will be ready to accept tenants. </p>
<p data-beyondwords-marker="34781aa8-9744-490e-be3a-b1d14d95002e">Called The Thread, the developers, <strong>the Keith Corp</strong>., have already signed up a tenant for the site. Mayfair Hospitality will take up 16,771 feet of the project with its attraction that will include a restaurant, bowling, mini golf, and live shows. </p>
<p data-beyondwords-marker="79ed8eaa-b18d-40d2-8b54-5c471390af93">The first phase of The Thread will include 170,000 square feet of office space and 30,000 square feet of ground-floor retail. The projected total investment for the first phase is nearly $55 million. The developers will deliver the first phase of The Thread in December. </p>
<p data-beyondwords-marker="fa75dea5-e4f9-4d2f-8036-38af91510b85">For phase 2, the project will include loft apartments and retail and could entail an investment of $100 million.</p>

The $70 million revamp of the Savona Mill is basically complete. <strong>Portman Holdings</strong> is helming the project, consisting of 180,000 square feet of office space, 20,000 square feet of ground-floor retail, a number of open-air patios, a rooftop deck and a large, and open space for music and community events.</p>
<p data-beyondwords-marker="7aece9b6-adaf-4ae6-9916-020f5da46375">Redevelopment of the 108-year-old textile mill began in February 2022. It consists of exposed brick, hardwood flooring, fresh coats of paint on the ceilings and floor-to-ceiling columns, and large windows that allow for natural sunlight brighten and open the space.</p>
<p data-beyondwords-marker="ca355a6b-7d8e-4d2a-815e-98c788437d33">The Charlotte Business Journal reports the ground floor will likely house mostly food-and-beverage-type retailers. The second and third floors are broken up into 50,000-square-foot floor plates that will be leased to office users.</p>
