MDH Partners recently acquired a one-million-square-foot Dallas industrial property. The Dallas Business Journal reports that the company used a $258 million loan to purchase portions of the site.

The Commerce 20 industrial park at 4601 and 4951 Langdon Road sits on just over 100 acres. It was developed by Hillwood and houses tenants such as Olam Cotton, Fischer Scientific and Genco.

Hillwood and CBRE have been handling leasing on the property.

Commerce 20 is just one of around 30 buildings that MDH purchased last year. The firm said it acquired more than 9 million square feet across 11 markets including Austin, South Carolina and Orlando. The properties had an average occupancy rate of 99% and average lease term of more than five years.

MDH Partners was founded in 2005.

MDH Partners recently wrapped up work on the Northcross Commerce Center Phase II in the Huntersville neighborhood of Charlotte. Phase II features two Class-A industrial facilities totaling approximately 254,000 square feet. MDH Partners secured $23.3 million in financing from TD Bank for the development of Northcross Commerce Center’s Phase II.  The new development brings the center’s total footprint to nearly 700,000 square feet.

According to JLL, Charlotte’s speculative development deliveries have remained strong, with 6.3 million square feet of space completed in the first half of the year. Charlotte’s industrial market’s combination of stability, consistent growth and proximity to other prominent markets will continue to make it an appealing destination for both tenants and investors in the Southeast region.

In addition to Northcross Commerce Center, MDH Partners jointly owns Oakhurst Commons with Parkside Partners. The 131,000-square-foot, mixed-use development is located in Charlotte’s Oakhurst neighborhood.

MDH Partners (MDH) announces the close of a $130 million financing from Capital One. The Frontier Loan supports more than 1.8 million square feet of MDH’s recent acquisitions and development across coastal Georgia and three other US towns. The acquisition includes the 655,500-square-foot Beltway Logistics Center just outside Savannah, in Bloomingdale, the first acquisition from the fund.  MDH purchased the vacant warehouse from a joint venture led by the TPA Group. Joe DeHaven led the acquisition process for MDH Partners. Capital One’s Mary Lucy Lester originated the loan for the firm.

Beltway Logistics Center is situated on Jimmy DeLoach Parkway, the main thoroughfare to the Port of Savannah, and less than 1 mile from the I-16 interchange. The Port of Savannah is the fastest-growing and fourth-largest port in the nation, serving 20% of the U.S. population.

According to JLL, Savannah maintains one of the lowest industrial vacancy rates in the U.S and has remained below 5% for nine quarters in a row.

MDH Partners has completed 1.5 million square feet of leasing across two industrial buildings in Georgia in the past 45 days. These deals include a lease with a solar manufacturer at a facility in Atlanta’s northwest industrial submarket and a full-building deal with a third-party logistics company in the Savannah market. 

A solar panel manufacturer will occupy 843,000 square feet at Busch Commerce Center in Cartersville, Georgia. Completed last fall, the 1.2-million-square-foot, Class-A bulk industrial facility was constructed by MDH Partners and CF Real Estate Investments.

On the heels of acquiring the newly constructed warehouse in October 2023, MDH has secured a third-party logistics firm to fully lease the 655,000-square-foot Beltway Logistics Center near Savannah, Georgia. Located in Bloomingdale, Georgia, Beltway Logistics Center is 15 miles from the Port of Savannah and less than one mile from the I-16 interchange. Darren Butler led a team with NAI Brannen Goddard that represented MDH Partners in the two deals.
