Atlanta hotel developers are working double time to ensure they get their projects done before the 2026 FIFA World Cup matches, which are just 15 months away. A Moxy by Marriott is nearing a construction milestone after finishing prepping the lot just six months ago. Urbanize Atlanta reports that as of this week, the 329 Marietta St. Moxy project has about two more stories to rise before topping out. When completed, the hotel will be 10 stories tall. 

Nexera Capital and Emerge Hospitality Group are part of the hotel’s development team, which is being built by Winter Construction. The 183-room hotel will stand next to Hyatt Place Atlanta hotel in a location easily walkable to Centennial Olympic Park, the Georgia Aquarium, Georgia World Congress Center, and Mercedes-Benz Stadium, among other attractions.

Designs call for a rooftop lounge, a bar at street level, a speakeasy, and several other gathering spaces around the property. It’s the towns second Moxy by Marriott.

Noble Investment Group purchased two acres off Interstate 295 for $2 million in order to develop a four-story, 13,550-square-foot StudioRes by Marriott, an extended-stay hotel with 124 rooms. It bought the land from Harmony Farms of Jacksonville.

The new Marriott is planned for Collins Town Center with an address listed as 8045 Parramore Road. The job is expected to cost $9.9 million.

The Jacksonville Business Journal reports Noble Investment Group is a real estate investment manager that specializes in the travel and hospitality sector. It purchased the Courtyard Jacksonville Beach Oceanfront for $26.1 million in July. McKibbon Hospitality of Tampa will manage the beachfront hotel and currently manages 32 hotels for the owner.

The hospitality group expects to develop 50 StudioRes properties across several submarkets in major U.S. cities. Marriott says the StudioRes prototype is the company’s most affordable cost-per-key product to develop and build.

Driftwood Capital acquired the Marriott Raleigh Durham Research Triangle Park, a 225-key full-service, hotel located in North Carolina’s Research Triangle area. Driftwood will carry out an extensive renovation project to enhance numerous features throughout the Hotel. They’ve committed $9 million on upgrades that include improvements to guest rooms, implementing a central air system, and introducing new amenities such as an expanded fitness center and a premium M Club lounge.

Franklin BSP Realty Trust originated a multimillion, two-year loan with three one-year extension options.

Built in 1988, the Hotel is Driftwood’s third acquisition in North Carolina and its second within the Research Triangle. Located at 4700 Guardian Drive, the Hotel is anchored by hundreds of surrounding companies and is near Tier-1 research universities.

Driftwood investment strategies include hospitality acquisition, development, and lending. Driftwood is developing the approximately $410 million Westin Cocoa Beach project in Cocoa Beach, FL.

A new Marriott concept hotel called StudioRes is slated for Jacksonville along Parramore Road south of Interstate 295. Marriott says StudioRes focuses on the short-term rental market for stays exceeding 20 days. Features include fully furnished studios with queen beds and a kitchen.

The public spaces include a communal table, fitness room, guest-paid laundry, covered patio and vending area. There is no breakfast buffet. Noble Investment Group is the developer. VHB Engineering is the civil engineer.

The first StudioRes is expected to open in Ft. Myers next year. StudioRes is said to be “a new-build, midscale extended stay development platform for owners & franchisees in the US and Canada.” Marriott says StudioRes will allow owners to capitalize on increased consumer demand for longer stay options at an affordable price while taking advantage of a turnkey prototype. The company is planning for 300 nationwide.
