<p data-beyondwords-marker="32c0be17-550b-42d1-b5e7-8fbdcc33ba69">Williams Equities said it leased nearly 57,000 square feet in 2024 at 136 Madison Ave. In the most recent transaction at the Midtown South boutique property, the ownership group completed an 18,364-square-foot, full-floor renewal with technology firm Impact.com.</p>
<p data-beyondwords-marker="5b117685-81a4-4f24-9c18-3cbc134804aa">The latest transaction leaves Williams with just a single floor available. Earlier in 2024, Williams signed Peter Pennoyer Architects to a long-term renewal for 18,364 square feet and closed a long-term 20,000-square-foot extension with high-end furniture company Bernhardt Furniture for its flagship office and showroom.</p>
<p data-beyondwords-marker="a830bede-e0e4-4dc7-8b4c-343d241150ef">French clothing and accessories company Lacoste also moved onto the top floor of the building this year, following an 18,364-square-foot lease it signed at the end of 2023.</p>
<p data-beyondwords-marker="c9f1937e-e68b-4d43-91b6-8c08463b0c64">“Companies continue to recognize the benefits of easily accessible and well-maintained boutique properties in Midtown South,” said Mac Roos of Colliers, who along with Andrew Roos, Michael T. Cohen and Jessica Verdi represented ownership in these transactions. “We value long-term relationships with our tenants, which is evident in the leasing we’ve accomplished at 136 Madison Ave.”</p>

<p>Antiquarian book company Bauman Rare Books is opening a new street-level gallery at Jack Resnick &amp; Sons’ 485 Madison Ave. in Midtown Manhattan. As part of a new ten-year lease, Bauman will occupy 3,500 square feet on the ground and second floors of the 25-story tower. </p>
<p>Founded by Natalie and David Bauman in 1973, Bauman Rare Books has been a New York City fixture since it opened its first Midtown gallery in 1989 in the lobby of the Waldorf Astoria Hotel. “Our firm is thrilled to provide a new home for this premier and storied bookseller,” said Jonathan Resnick, president of Jack Resnick &amp; Sons.</p>
<p>Jack Resnick &amp; Sons was represented in-house by Adam Rappaport and Brett Greenberg.  Andrew Goldberg and Christopher Heyn of CBRE represented Bauman Rare Books.</p>
<p>With this agreement, the retail component of 485 Madison is now 100% leased. Bauman will join menswear brand Hive &amp; Colony, Swiss shoemaker Le Majordome and Fresco by Scotto Restaurant, which has been a staple at the building since 1993.</p>

The mall has over 100 shops and entertainment options.</p>
<p data-beyondwords-marker="a1f36773-29bd-4b05-a140-915869382372">The financing included a $35.5 million construction loan from United Bank along with preferred equity provided by Forum Investment Group. </p>
<p data-beyondwords-marker="bb0de6b1-2cd8-46d2-aa34-a0d2382c8c6b">Boasting 240 units, Madison Oglethorpe will feature a clubhouse and lounge with co-working space, a state-of-the-art fitness center, and an outdoor lounge. The project will also have a pool and pool deck with grilling stations and a fire pit. </p>
<p data-beyondwords-marker="ef5ffb30-430d-49b8-b2f7-75f3a93c05df">SGA|NW is the Architect, Madison Capital affiliate, BenCo Construction is the General Contractor. Madison Communities anticipates project completion in late 2025.</p>
<p data-beyondwords-marker="612f437c-54ac-496d-99c2-ce2d804f4d3b">Madison Capital Group’s Ryan Hanks added, “We have a great location in a strong market, where the demand for coastal living combined with robust employment growth has created a high demand for contemporary luxury residences.” </p>

<p>Madison Reed is the latest addition to Bella Terra joining the other new tenants added last year including Philz Coffee, Fogo De Chao, Jan’s Health Bar, Snooze AM Eatery, The Golf Bar, and Sender One. Last year, DJM and partner PGIM secured the approval of plans by Huntington Beach’s City Council for Bella Terra’s new, mixed-use residential development. </p>
<p>The project includes the demolition of an existing 149,000-square-foot structure currently occupied by Burlington Coat Factory and an adjacent 33,00 square-foot retail commercial building. This will then be replaced with a low-rise building offering 25,000 square feet of ground-floor retail and restaurants beneath five stories holding 300 residential dwelling units and residential amenity spaces.</p>

<p data-beyondwords-marker="11be827a-d046-4c08-b013-30e3781f48bc">META Real Estate Partners and Bank of America provided the financing. Patterson Real Estate Advisory Group served as the capital advisor and facilitated the sourcing of the loan.</p>
<p data-beyondwords-marker="b4d89bee-d5cf-45bd-9f2c-507c173d5cfc">Situated adjacent to Olde Mecklenburg Brewery, Charlotte’s oldest brewery, the new project will include dedicated parking to accommodate brewery patrons. The new community is located at the intersection of S. Tryon Street and E. Peterson Drive. </p>
<p data-beyondwords-marker="e0a1de31-7cbd-49ff-b06c-34f40393ecc4">Madison Capital Group will relocate its corporate headquarters to the property directly next to Olde Mecklenburg Brewery.</p>
