Landmark Properties has partnered with Manulife Investment Management to construct The Metropolitan on South U, a 259-unit student housing community at 1208 S. University Ave. in Ann Arbor, MI. This project represents the sixth project in a build-to-core joint venture executed with the Manulife Infrastructure Fund pool.

Construction will begin imminently. Landmark Construction, the in-house general contractor for Landmark Properties, will build the project with Myefski Architects serving as architect. Peninsula Investments also partnered on the project.

“We are excited to move forward with construction on The Metropolitan on South U and bring much-needed housing to the Ann Arbor market as enrollment growth at the University of Michigan remains steady,” said Jason Doornbos, Chief Development Officer of Landmark.

The Metropolitan on South U is near the University of Michigan’s Ross School of Business, the Michigan Diag and a variety of shopping, dining and entertainment options. Fully furnished residences will feature quartz countertops, hardwood-style laminate floors, stainless steel appliances and in-unit laundry, and will come prewired for internet and cable access.

Landmark Properties has closed on the acquisition of a 1.56-acre site at 134 N. Eagleville Rd., adjacent to the University of Connecticut’s (UConn) main campus in Storrs, CT. The firm will begin construction on The Mark Mansfield, a 738-bed student housing community, in late 2025. The site was acquired in partnership with Peninsula Investments. TSB Capital Advisors coordinated financing.

“UConn saw a record-breaking 2024 freshman class and, as the university moves forward with plans to expand its enrollment further over the next decade, the demand for high-quality and pedestrian-to-campus living options will continue to increase,” said Jason Doornbos, chief development officer of Landmark Properties. “We’re excited to help meet this growing housing need with the development of The Mark.”

Located near the university’s core, the new development will be Landmark Properties’ second asset in the Storrs market. The site was formerly proposed as the location for another student housing development.

Landmark Properties has purchased the parking lot of an Atlanta landmark. The family behind The Varsity restaurant agreed to sell 2 acres of its property along the Downtown Connector. A price was not disclosed.

Landmark is planning a 2,000-bed student housing project that would overlook Georgia Tech’s Bobby Dodd Stadium.

The Atlanta Business Chronicle reports the proposed development would not impact the operations of The Varsity. Landmark Properties said its new tower will offer pedestrian access into the heart of the Georgia Tech campus. 

Georgia Tech’s enrollment continues to grow, increasing almost 10% over the past three years. In fall 2023, enrollment for all degrees was almost 48,000 students, up from just under 44,000 students in fall 2021..

Landmark’s new project will offer amenities, such as a pool with jumbotrons, sports simulator, sauna, study space and sky lounges.

It will be its fourth project in Midtown and Downtown, bringing the company’s intown portfolio to more than 4,000 beds. 

Landmark Properties plans to develop The Mark College Park, a new, 2,079-bed student housing community in College Park, MD, adjacent to the University of Maryland. Landmark Construction, the construction arm of Landmark Properties, is the project’s general contractor. Delivery is expected in the fall of 2029.

As planned, The Mark will consist of a two-building development, each rising 10 stories and offering a combined 601 units in a mix of studio to five-bedroom apartments. It would rise on the land occupied by College Park Towers, a 4.53-acre site comprised of two existing condominium buildings. Landmark plans to acquire the condo buildings and land for the development in 2026.

Landmark is committed to the College Park market. In August 2023, The Standard at College Park, its 282-unit, 951-bed residential community on Hartwick Road and Route 1, opened to residents. The property has been fully occupied since opening.

Landmark Properties has launched The Standard at Eugene, a 703-bed, 247-unit student housing development at 435 E. Broadway in Eugene, Oregon.

The Standard at Eugene is Landmark’s first student housing community near the University of Oregon, just steps from the campus and a quick walk from the Market District and downtown Eugene. The property has more than 265,000 square feet of residential space in a mix of studio to five-bedroom units.

Opening to residents in September 2024, the seven-story residential community was designed by Ankrom Moisan Architects, with Landmark Construction, the in-house construction arm of Landmark Properties, serving as general contractor.

The community is Landmark Properties’ second development in Oregon. Landmark delivered The Retreat at Corvallis, near Oregon State University, in the Fall of 2015. Additionally, Landmark acts as a third-party manager for Sierra Student Apartments, which is also near Oregon State University.

Landmark Properties, in partnership with Peninsula U.S., acquired a 67-acre site in Columbia, SC and will commence construction on a 197-unit, 826-bed cottage-style student housing community.  Landmark Cottage Construction, the in-house general contractor for Landmark Properties, is managing construction on the project.  The new student cottage community is expected to open for occupancy in August 2026.

The fully furnished units will include floorplans with two to six bedrooms. The robust amenity package at the community will also include an outdoor pool complex. Residents will also have access to a sand volleyball court, a sports simulator and fire pits. The property will also feature an expansive clubhouse with a 24-hour fitness center, dedicated study spaces, and a computer lab.

Located at 1050 Idlewild Blvd., just 1.3 miles from the University of South Carolina main campus, the community will rise adjacent to a parcel earmarked for the university’s “Stadium Project,” a $1 billion modernization initiative slated to transform over 800 acres west of the stadium into commercial and entertainment spaces.

Landmark Properties acquired Pointe on Rio in Austin, near the campus of the University of Texas. Pointe on Rio, soon to be rebranded as Tradition on Rio, is Landmark’s seventh asset in the Austin market; the acquisition adds 321 beds and 122 units to the company’s portfolio. 

Built in 2014, this mid-rise community at 1901 Rio Grande Street boasts a nearly 94% preleasing rate for the Fall 2024 term. It has a diverse range of apartment layouts, spanning from studio to five-bedroom floorplans. 

Pointe on Rio offers students a number of amenities, such as a courtyard pool, resident lounge with gaming area, pool table and TVs, on-site parking, fitness center, conference/study room, and numerous resident events throughout the year.

Landmark’s presence in Austin is bolstered by a portfolio totaling 3,769 beds across renowned communities including Legacy on Rio, The Mark Austin, The Standard at Austin, The Nine at Rio, The Nine at West Campus, and Moontower.

Another old concrete building is being transformed into something new and different; this time, senior housing in San Antonio. The former National Grocer Company is giving way to the Grocer Lofts, a 48-unit project headed up by American Agape Foundation and Partners in Community Development.

The San Antonio Business Journal reports the team plans to apply for the Texas Department of Housing and Community Affairs’ 9% housing tax credits to help finance the project.

The site has been owned by Austin-based real estate firm Sabot Development for the last few years. Sabot listed the property for sale at $6.2 million and is still listed as the current owner.

The building was constructed in 1919. It’s approximately 70,000 square feet and built in the style of the day, solid concrete. It’s not known if the two groups will utilize historic tax credits, and other incentives to keep the building’s unique character.

Landmark Properties acquired a 15-acre site near the University of Colorado Boulder (CU Boulder). The firm will begin construction on The Standard at Boulder, a 936-bed student housing community. The project caps off approximately $700 million in year-end transactions for Landmark in 2023.

The planned 447,000-square-foot building will include 303 student apartments. Landmark Properties expects to begin abatement and demolition of the existing hotel on the site, former home to the Harvest House Hotel, in early 2024. Landmark Construction, the construction arm of Landmark Properties, will be the general contractor, with completion expected in Fall 2027. 

The four-story Standard at Boulder community will offer students a mix of floorplans ranging from studios to four-bedroom options – some with private balconies. Residents will have access to 29,000 square feet of amenities, including multiple rooftop decks, an outdoor pool and pool deck, a club room and several study lounges, as well as parking for 348 vehicles and electric vehicle charging stations. 

Landmark Properties has recapitalized The Mark Athens, a 1,364-bed, mixed-use property featuring student apartments as well as retail and office space. Located at 130 Hickory St. in Athens, GA, The Mark Athens serves students attending the University of Georgia.

Terms of the financing were not disclosed. The recapitalization of The Mark contributed to the approximately $700 million in year-end closings across a series of transactions closed by Landmark in the month of December 2023.

Landmark developed the property in two phases with the first phase, completed in 2017, offering 928 beds, and a second phase, completed in 2022, offering 436 beds.
