Lee & Associates has negotiated a new 444,600-square foot, long-term lease for John B. Sanfilippo & Son, Inc. (JBSS) at Venture Park 47, 12300 Jim Dhamer Drive, in Huntley, Illinois. This transaction marks the largest industrial lease of the second quarter in Chicago’s North Kane County submarket, and the fourth largest in the Chicago metropolitan area.

Frank Griffin and John Sharpe, SIOR, CCIM, LEED-AP, both principals at Lee & Associates’ Illinois office, represented the tenant, who has begun occupying the facility concurrently with tenant improvement buildout. Brian Kling and Reed Adler of Colliers represented the owner, Venture One Real Estate.

“JBSS’ recent acquisition of TreeHouse Foods’ snack bars business created a two-state search for an expansion requirement,” said Griffin. “The combination of economics and logistical needs resulted in JBSS adding the Huntley building to their real estate portfolio.” 12300 Jim Dhamer Drive is a 729,823-square-foot building completed in 2023.
