<p class="wp-block-paragraph"><strong>McCarthy Building Cos</strong>. completed CommonSpirit – Memorial Hospital, a 134,000-square-foot hospital located in Ringgold, a city in Catoosa County along the Georgia-Tennessee border. The $90 million project marks the first new hospital to be delivered to the community in seven decades. Hoefer Welker served as the design-build architect.</p>
<p class="wp-block-paragraph">The 64-bed inpatient hospital replaces a 70-year-old medical and connects to the existing physician office building, serving as an anchor for its medical campus. </p>
<p class="wp-block-paragraph">The hospital features an emergency department with critical care services, imaging services, operating rooms, a GI department, a pharmacy, a modernized kitchen and server, a laboratory and a sterile processing department, as well as a chapel provided by the Sisters of Charity of Nazareth. The facility also houses eight ICU rooms and 56 medical and surgical rooms, including five isolation rooms. The site also houses the Rees Skillern Cancer Institute and the MaryEllen Locher Breast Cancer Center. </p>

<p>When we last reported on growth plans in Argyle, H-E-B and Baylor, Scott &amp; White had not received government approval to build in the Heritage development. Now, things are firmed up. The Argyle Planning and Zoning Commission recommended approval for nearly 124 acres of the Heritage development, which will include an H-E-B grocery store and Baylor Scott &amp; White wellness campus. It will be located on the southwest corner of I-35W and Robson Ranch Road. </p>
<p>Phase one will include a 100,000-square-foot grocery store with gas pumps, 44,000 square feet of medical office space and 36,000 square feet of retail space. Five phases are being planned.</p>
<p>Community Impact reports that the wellness campus proposal includes retail, fitness and medical spaces. The medical hospital is proposed to be six stories, and the medical campus may include four-story buildings. The rest of the proposed development would be dedicated to commercial retail and not exceed 50 feet in height.</p>

<p>It used to take 45 minutes for citizens of Celina to get to the nearest Dallas hospital. That will change next month. Celina’s first hospital is expected to open before the end of March. Once open, the hospital will immediately begin providing emergency and critical care services. </p>
<p>Methodist Celina Medical Center is a 46-acre, $237 million project located at the corner of Dallas Parkway and FM 428. It is roughly three miles from Celina’s downtown square.</p>
<p>The medical center will have 200,000 square feet under roof. In addition, there will be a 40,000-square-foot medical office building with spaces from 2,642 to 7,288 square feet.</p>
<p>Offerings include 30 medical-surgical beds, eight intensive care unit beds, two procedure rooms, one catheterization lab and three operating rooms equipped with a da Vinci surgical robot. The hospital will have 51 beds and can expand to over 100. The hospital will have 200 employees.</p>

<p><strong>Northside Hospital</strong> purchased Glenridge Point, a 184,912-square-foot office complex in Sandy Springs, Ga. Richmond Honan Development &amp; Acquisitions sold the two-building property for $14.2 million.</p>
<p>Colliers Tom Davenport and Dany Koe worked on behalf of the receiver, B. Riley Advisory Services.</p>
<p>Commercial Edge reports the office complex was last traded in 2018 when Richmond Honan acquired it for $44.5 million in a portfolio transaction from Pope &amp; Land Enterprises. Located at 100 and 200 Glenridge Point Parkway, the property is at the intersection of Interstate 285 and Georgia Highway 400. The office complex is near the Pill Hill medical hub and some 14 miles from downtown Atlanta.</p>
<p>Completed in 1970 on 3.6 acres, the five-story Glenridge Point underwent renovations between 1999 and 2016. Its amenities include an outdoor space with seating and EV parking spots. </p>
<p>The tenant roster includes eVestment and Keller Williams Realty First Atlanta.</p>

<p data-beyondwords-marker="3328ac00-1c52-4e30-bc66-2f214f806b3d">Texas Health Plano is located at 6200 W. Parker Road.  Although work on the garage finished this month, work on the tower won’t begin until summer 2025. An opening is planned for fall 2028. When completed, the building will increase the hospital’s capacity from 230 beds to 400.  </p>
<p data-beyondwords-marker="b8f42e48-eb66-488b-9bf5-3a4217368331">The planned work is piggy-backing on some recently finished construction on the current hospital. Construction included on an operating room for neuroscience and heart and vascular procedures, including endovascular aneurysm repair and blood clot removal from arteries. Hospital officials also recently completed an expansion of its neonatal intensive care unit as well. The expansion added seven hotel-style rooms for families of infants receiving care. </p>
<p data-beyondwords-marker="535fcb5f-4fd6-42c8-af52-1372d752f8d9">In addition to the Plano expansion, the company recently acquired 21 acres of land in Celina at the northwest corner of the Dallas North Tollway and the Collin County Outer Loop. </p>

<p data-beyondwords-marker="3979447a-1bbf-4f81-98d4-50f1ba155e78">The new addition to the hospital’s campus will include an expanded Central Sterile Processing Department, a 22-bed Acute Rehabilitation Unit, a 31-bed Medical Surgical Unit, and expanded parking facilities.</p>
<p data-beyondwords-marker="999bc76a-f409-49c7-912e-9ec563013672">HCA Healthcare has reinvested over $200 million in the community since acquiring the hospital in 2018.</p>
<p data-beyondwords-marker="749bada1-d309-4e28-a91c-d1d84eb30d24">Meanwhile, Healthcare Realty is modernizing nearly 300,000 square feet of medical office space in the two professional buildings located on campus.</p>
<p data-beyondwords-marker="2740ddfb-4ebe-4df3-8ca3-641a865d0e34">It is one of three major hospital projects ongoing along Hwy. 290 in Cypress. Memorial Hermann Cypress Hospital announced plans for a $277.5 million expansion project in July. Additionally, the construction of Houston Methodist Cypress Hospital is expected to be completed in the coming months.</p>

<p data-beyondwords-marker="a17a33ee-7957-4fb1-bf14-44db69d4e80a"><strong>Novant Health</strong> has filed an application with a North Carolina agency to build a hospital in Wake County, a region that already has three well-established health systems: Duke Health, UNC Health and WakeMed. </p>
<p data-beyondwords-marker="a3524eb9-fcaf-4775-bf0a-8d218d9bf873">To be called Novant Health Knightdale Medical Center, the center would consist of 36 licensed acute care beds, 12 unlicensed observation beds and one operating room. The request leaves room for the company to add to the facility at a later date. Knightdale is just east of Raleigh.</p>
<p data-beyondwords-marker="863753c9-0d30-41d9-9968-ab37772fb842">The proposed capital expenditure for this project is about $287 million, which includes land and site costs. Novant intends to buy a 35-acre property for the facility near the interchange of Hodge Road and I-87. The Triangle Business Journal reports If Novant’s application is approved, the health system would develop other services around the facility, such as a medical office building and potentially imaging and pharmacy services. </p>

<p data-beyondwords-marker="30ef785d-1a34-4c29-9544-995651bcd539"><strong>Atrium Health Wake Forest Baptist</strong> has been greenlighted for a $262.8 million Greensboro Medical Center on Horse Pen Creek Road. It took a year and a half, but the N.C. Division of Health Service Regulation finally posted its approval of Atrium’s Health’s application last week. The hospital was originally slated to open in July 2026, but the opening date is now January 2029. The 36-bed hospital will be located at 2909 Horse Pen Creek Road.</p>
<p data-beyondwords-marker="63aec508-7bab-46b4-9371-f742303190b3">The Charlotte Business Journal reports AHWFB’s Greensboro Medical Center will feature 20 emergency department bays, 12 observation beds, two operating rooms, two procedure rooms, two CT scanners, one fixed MRI scanner and other radiology and imaging equipment.</p>
<p data-beyondwords-marker="3b169a16-16b7-4e3c-acc0-d334a14c6b25">The Greensboro Medical Center will have 152 full-time-equivalent employees at full capacity.</p>
<p data-beyondwords-marker="39e95762-b36a-4707-a0a5-b8d7b81802a7">AHWFB is also planning to build a $30 million ambulatory surgery center at the same Horse Pen Creek site.</p>

<p><a href="https://www.mccarthy.com/" target="_blank" rel="noreferrer noopener">McCarthy Building Companies</a>, a Missouri-based construction firm, recently marked a significant milestone for the Barnes-Jewish Hospital Campus Renewal project in St. Louis with the Plaza West Tower topping-out ceremony. The ceremony celebrated the installation of the final steel beam on the new 16-story building and world-class healthcare facility.</p>
<p>The work is part of BJC HealthCare’s Campus Renewal Project, a long-term, $1 billion renewal of its Washington University Medical Campus. The Plaza West Tower is expected to open in the fall of 2025.</p>
<p>The 660,000-square-foot facility will include seven floors with 224 private inpatient rooms and 32 rooms for patients with heart and vascular illnesses. The project team includes architect <a href="https://www.cannondesign.com/" target="_blank" rel="noreferrer noopener">CannonDesign</a>, consulting engineer BR+A, structural engineer <a href="https://www.thorntontomasetti.com/" target="_blank" rel="noreferrer noopener">Thornton Tomasetti</a>, civil engineer <a href="https://www.digcastle.com/" target="_blank" rel="noreferrer noopener">Castle Contracting</a> and landscape designer <a href="https://www.dtls-studio.com/" target="_blank" rel="noreferrer noopener">DTLS</a>.</p>
<p>Plaza West Tower is the final project currently planned for BJC’s Campus Renewal, following other projects including the new Parkview Tower and St. Louis Children’s Hospital expansion.</p>

In 2023, St. Margaret’s Health filed for Chapter 11 bankruptcy and SMP Health, which operated the hospital, said the hospital would close due to a host of challenges, including a cyberattack.</p>
<p data-beyondwords-marker="4330172c-2ef8-43b5-bbc9-68209afd9c86">The five-story former hospital, located at 600 East 1st Street, features state-of-the-art medical facilities, including CT, x-ray, and MRI rooms. The property also has cardio and surgery suites, delivery and recovery rooms, an ICU ward, a 19-bed senior housing wing and a separate two-story medical office building and administrative offices.</p>
<p>Jamie Coté, vice president at <a href="https://hilcorealestatesales.com/" target="_blank" rel="noreferrer noopener">Hilco Real Estate Sales</a>, said, “The layout and infrastructure that this building has in place should lend itself well for conversion into similar healthcare or other institutional use. This may also create jobs and stimulate economic growth in the region, as leveraging the talent pool of this area will ensure high-quality workers are available for whatever use becomes of the property.”</p>
