<p>Scout Motors <a href="https://www.scoutmotors.com/newsroom/scout-motors-selects-charlotte-north-carolina-as-corporate-headquarters" target="_blank">announced</a> Wednesday it has selected Charlotte for its new headquarters.</p>
<p>Scout will invest $206M in the 300K SF facility, which will serve as a center for the company’s executive leadership, research and development, finance, IT, sales and marketing teams. </p>
<p>The headquarters will reportedly bring approximately 1,200 jobs to the region, with initial staffing and office development beginning in 2026. Scout will also relocate more than 350 employees based in Northern Virginia to temporary offices in Charlotte as the new HQ is being built, <a href="https://www.charlottenc.gov/City-News/Scout-Motors-Announcement" target="_blank">according to the city of Charlotte</a>.</p>
<p>The new center of operations will be at the Commonwealth development in the Plaza Midwood neighborhood of Mecklenburg County. Nuveen Real Estate and Crosland Southeast developed the 12-acre property, <a href="https://www.bizjournals.com/charlotte/news/2021/11/16/crosland-southeast-kicks-off-commonwealth-project.html" target="_blank">Charlotte Business Journal reports</a>. </p>
<p>Scout Motors CEO Scott Keogh said in a statement that the car manufacturer selected Charlotte due to its talent pool and connection to leading universities. </p>
<p>The state of North Carolina will provide Scout Motors a job development investment grant worth up to $46.5M if the company reaches certain hiring and investment goals, <a href="https://www.charlotteobserver.com/news/business/article312884996.html#storylink=cp" target="_blank">The Charlotte Observer reports</a>.</p>
<p>Scout Motors, an American subsidiary of Volkswagen, is a revitalization of the Scout light-truck brand that was originally produced by International Harvester in 1961. The Scout was known as the first utility offroad truck that could double as a family vehicle. In 2022, Scout Motors formed to bring all-electric Scout trucks and SUVs to market.</p>
<p>The site for the new headquarters sits approximately one hour north of Scout Motors’ manufacturing center, which is under construction off Interstate 77 in the Columbia suburb of Blythewood, South Carolina. That facility is scheduled to open in 2027 for the production of Scout Traveler SUVs and Scout Terra trucks. </p>
<p>The $2B Blythewood facility will cover between 1,100 and 1,600 acres, with the main plant slated to be 1.3M SF. </p>
<p>In 2023, the state of South Carolina agreed to chip in $1.3B to help with the cost of the factory’s construction and infrastructure upgrades. Scout must meet hiring goals and invest a minimum of $400M in the facility during an eight-year period, according to a report by <a href="https://www.thenerve.org/under_the_hood_huge_taxpayer_tab_esg_mandates_in_scout_motors_deal" target="_blank">The Nerve</a>, the reporting arm of The South Carolina Policy Council. </p>

<p>Marx Realty announced telemedicine giant Teladoc Health has expanded and extended its lease at 10 Grand Central. <p>Teladoc was represented by Sean Lynch of JLL while Exiger was represented by Mitchell Konsker and Simon Landsmann of JLL. JLL’s Mitchell Konsker, Carlee Palmer, Simon Landmann, and Thomas Schwartz are leading a team handling leasing for Marx Realty. </p>
<p>“The Teladoc story is compelling in that the firm has chosen to abandon its suburban New York headquarters in favor of the spectacular office experience and one-seat commute we offer tenants at 10 Grand Central,” said Craig Deitelzweig, CEO of Marx Realty.</p>

The portfolio included a 207,000-square-foot distribution center with 20,000 square feet of office space, and a 176-trailer position industrial outdoor storage (IOS) site. </p>
<p data-beyondwords-marker="d4b4dd2e-18b0-4017-8131-c1d8ae2bf271">Harrison Klein, Jim Koury and Alex Quinn, investment specialists in Marcus &amp; Millichap’s Boston office, marketed the property on behalf of the seller, Mellen East Haven Associates, LLC and procured the buyer. John Krueger is Marcus &amp; Millichap’s broker of record in Connecticut.   </p>
<p data-beyondwords-marker="3861c3f0-1180-4a7c-bd63-662d8084c5a4">“This offering generated significant interest from the private buyer pool. Family offices, in particular, recognized the value in this long-term, below-market lease,” said Klein. “This sale is indicative of investors’ desire for quality distribution assets throughout New England.”  </p>
<p data-beyondwords-marker="16236147-d3bd-4ab6-90fa-b38a1ffa28cf">The portfolio is leased to Town Fair Tire, a subsidiary of Mavis, on a long-term, absolute triple-net lease.</p>

<p> DAUM Commercial Real Estate Services has secured a 68-month lease of a 127,540-square-foot industrial facility at 111 N. Baldwin Park Blvd. in City of Industry. The property will serve as the corporate headquarters, main distribution center, online showroom and outlet for the tenant, Howard’s Appliance, a leading appliance retailer in Southern California. </p>
<p>DAUM’s LARA Team of Rudy Lara, Nathan Lara, Jack Nersesian, and Nick Peukpiboon completed the lease. “Our client previously operated a warehouse in Pico Rivera, while its corporate offices were located about 10 miles away in La Habra,” said Nersesian. “With this move, they sought to consolidate both their corporate and distribution functions at a single facility to enhance efficiencies and streamline communications.”</p>
<p>With immediate access to 60, 605 and 10 Freeways, the new Howard’s Appliance corporate headquarters and distribution facility features 10 dock-high positions, a secure fenced yard, and 2,000 amps of power.</p>

The office and laboratory fit-out spans 50,000 square feet and marks a significant milestone for the biopharmaceutical company developing RNA-based genetic medicines. It was completed ahead of schedule and under budget.</p>
<p data-beyondwords-marker="8b612a34-ba5f-4c9f-ad0d-5031fd64edd6">Korro Bio, which specializes in developing therapies for patients with both rare and highly prevalent diseases, sought a space that would reflect its mission and accommodate its growth. The new headquarters includes open, flexible work environments, dynamic meeting hubs, and lab spaces designed to foster creativity and scientific discovery.</p>
<p data-beyondwords-marker="54c92306-1fb8-41d2-adf6-37dcfb31f4d7">“This project was a fantastic collaboration between Korro Bio’s leadership and our design team,” said Amanda Roderman, project manager at Boston-based TRIA. “Our goal was to design an environment that reflects Korro Bio’s cutting-edge work in the biopharmaceutical field while offering employees a comfortable, dynamic place to thrive.”</p>

HIPER Global recently completed a much larger facility for its Atlanta-area location and is now focused on growing its Massachusetts location with additional capabilities.</p>
<p data-beyondwords-marker="7e97e21c-c956-49d0-8439-6759e5649088">“We are thrilled to welcome HIPER Global as our tenant in Littleton,” said Sal Lupoli, CEO and president, Lupoli Companies. “This marks a pivotal moment in our commitment to revitalizing urban and suburban landscapes and creating vibrant, inclusive communities across Massachusetts and beyond.”</p>
<p data-beyondwords-marker="f42952bb-0818-430f-9bb1-d0073ba63135">At full buildout, King Street Crossing will encompass more than 1,000 units of new housing, 115,000 square feet of retail, a 150-key flagship hotel and more than 600,000 square feet of lab/office/innovation space. Lupoli Companies’ Scott Moreau, Mary Lupoli and Veronique Sainten oversee leasing at the project.</p>

<p>GlossGenius, a financial technology company that powers the self-care industry through its spa and salon software, has leased 13,619 square feet of office space at 838 Broadway, a landmarked property owned by ZG Capital Partners. The company’s relocation from SoHo represents the first transaction in the building following ZG Capital’s recently completed full-building renovation.</p>
<p>Originally designed by Stephen Decatur Hatch in 1876, 838 Broadway was built on the site of President<br />Theodore Roosevelt’s great-great uncle James T. Roosevelt’s home. Ownership engaged architecture firm Spectorgroup to execute a gut renovation of the 80,000-square-foot boutique asset.</p>
<p>A JLL agency team led by Vice Chairman Mitchell Konsker, Executive Managing Directors Benjamin Bass<br />and Greg Wang and Associate Vice President Thomas Swartz represented ZG Capital Partners in the<br />transaction. Senior Vice President Joseph Sipala, Associate Vice President Hannah Bernstein and Associate<br />Stefanie Rock represented GlossGenius.</p>
<p>“ZG Capital’s vision to revitalize this historic property with a hospitality-infused design has combined the<br />building’s timeless elegance with design elements and modern finishes that create a superior office<br />environment for contemporary space users,” said Konsker</p>

<p>Lee &amp; Associates finalized the $18-million sale of a four-story, 86,459-square-foot building at 777 E. 10th Street in Los Angeles. The seller foreclosed upon the property in February of 2022.</p>
<p>Matthew Sullivan, managing broker of Lee &amp; Associates Investment Services Group, represented the seller in the transaction, CSAIL 2015-C1 Commercial Mortgage Trust. Jim Halferty and Mike Smith of the Lee &amp; Associates Commerce office represented the buyer, Very J, Inc.</p>
<p>The property was 43% occupied at closing and the buyer will occupy several floors of the property as their corporate headquarters. Built in 2009, 10 Crowne Wholesale Center is located between Crocker Street and Towne Avenue in the Los Angeles downtown fashion district.</p>
