<p>Hanley Investment Group Real Estate Advisors arranged the sale of three new-construction, single-tenant properties occupied by a 950-square-foot Dutch Bros Coffee drive-thru format to three different private buyers in 30 days. The properties, which sold for a combined $8.08 million, each have a new 15-year initial absolute triple-net lease term. </p>
<p>In the first transaction, Hanley EVPs Bill Asher and Jeff Lefko represented the seller and developer, Evergreen Development, in the sale of a new Dutch Bros ground lease at 14521 Ramona Blvd. in Baldwin Park for $3.32 million. The buyer, a San Gabriel Valley-based private investor, was represented by Brian Melkesian, an SVP with Lee &amp; Associates in Ontario.</p>
<p><strong><br /></strong>In the second transaction, Asher and Lefko represented the seller and developer, Evergreen Development, in the sale of a new Dutch Bros ground lease at 23140 Hemlock Ave. in Moreno Valley for $2.61 million. The buyer, a Los Angeles-based private investor, was represented by Ashley Berglund, of Granite Capital Group in Santa Barbara.</p>
<p>In the third transaction, Asher and Lefko represented the seller and developer, a local private investment firm, in the sale of a new Dutch Bros ground lease at 526 Nestles Rd. in Soledad for $2.15 million. The buyer, a private investor based in Northern Los Angeles County, was represented by Maxi Case with Century 21 Doug Anderson in Lancaster.</p>

<p>Hanley Investment Group Real Estate Advisors and Colliers closed the sale of a corporate single-tenant property occupied by Jack in the Box Drive-Thru at 1257 Park St. in Alameda. The purchase price was $4 million.</p>
<p>EVPs Bill Asher, Jeremy McChesney and Jeff Lefko with Hanley, along with Colliers SVP Cherie Huillade, represented the seller, CalBay Development, an El Segundo-based property developer focused on buying and developing net-leased properties. The buyer, a private investor from Thousand Oaks, was represented by Jake Kim from Pinnacle Estate Properties, Inc.</p>
<p>“We generated multiple qualified offers for a shorter-term lease in a high-barrier-to-entry location and secured a buyer who was seeking a well-located single-tenant investment leased to a corporate tenant,” said Asher. “The buyer, who owns a portfolio of similar single-tenant investments, including other Jack in the Box locations, found their 32-plus-year operating history and recent lease extension particularly appealing.”</p>

<p>Hanley Investment Group Real Estate Advisors arranged the sale of two brand-new construction, single-tenant properties occupied by a 7-Eleven convenience store with a gas station and the adjacent Starbucks, a drive-thru-only prototype in Merced. The two properties were purchased by two individual private buyers in separate transactions for a combined price of approximately $8.2 million.</p>
<p>In both transactions, Hanley EVPs Bill Asher and Jeff Lefko represented the developer and seller, Glendale-based Chase Partners Ltd., a leading retail and industrial developer in California since 1993.</p>
<p>The 7-Eleven-leased investment, with new corporate 15-year triple-net lease, sold for $5.29 million. The buyer, a private investor from Los Angeles, was represented by Nicholas Borrelli of Coldwell Banker Commercial George Realty in Arcadia.</p>
<p>The Starbucks-leased investment, with a new corporate 10-year triple-net lease, sold for $2.9 million. The buyer, a private investor from Los Angeles, was represented by Los Angeles-based Michael Mehdizadeh.</p>
