<p>The James of Irvine, a luxury senior living community, recently celebrated its groundbreaking, marking a milestone for what’s reportedly the area’s first upscale rental-based senior community. The event, held at the 3.03-acre site on Gates Avenue, drew more than 80 attendees, including city officials, developers and industry leaders.</p>
<p>Designed for baby boomer renters, The James will feature 350 studio, one- and two-bedroom residences for independent living, assisted living and memory care. The eight-story community, set to open in summer 2027, will offer modern amenities, holistic care and a walkable lifestyle in Orange County, with convenient access to Santa Ana, Costa Mesa and Tustin.</p>
<p>Owned by the P3 Foundation, The James is being developed by Harbert South Bay Partners and will be managed by Momentum Senior Living. Additional project partners include Van Tilburg, Banvard &amp; Soderbergh, Rodrigo Vargas Design and W.E. O’Neil Construction.</p>

<p>SRS Real Estate Partners closed the $6.84-million ground lease sale of a Raising Cane’s property located at 4100 Central Ave. in Riverside. Situated on 1.29 acres, the 3,267-square-foot restaurant property was built in 2024 and has a corporate-guaranteed, absolute triple net 15-year ground lease in place.</p>
<p>SRS Capital Markets senior managing principals Patrick Luther and Matthew Mousavi represented the seller, a Southern California-based developer. The 1031 exchange buyer, a private investor from Washington, was represented by Brian Quinn and Bryan Cunningham of JLL. The closing cap rate was 4.75%.</p>
<p>“Acquiring this Inland Empire Raising Cane’s property provided the passive buyer with a strategic investment opportunity due to its prime location, strong brand presence, and consistent consumer demand,” said Mousavi. “Situated in a high-traffic area with excellent visibility and accessibility, the property benefits from the fast-casual dining sector’s resilience and growth.”</p>

<p>Next month, construction on The District, a 66-acre project near I-35 and State Highway 45 Toll Road in Round Rock, will get underway. The project is slated to total nearly 4 million square feet, including 2 million square feet of office space, 150,000 square feet of retail space, several apartment phases totaling about 1.4 million square feet and 300,000 square feet of hotel space. Investment is expected to exceed $500 million. It’s expected to bring 5,000 jobs at full buildout in 2039. </p>
<p>The Austin Business Journal reports that it’s been a long time coming. The original plans were approved six years ago. <strong>Mark IV Capital </strong>is helming the project.</p>
<p>The March groundbreaking for The District will kick off a 12-month infrastructure construction phase for the entirety of the project, led by general contractor W.E. O’Neil Construction.</p>
<p>The developers then plan to launch construction of the first vertical elements and have indicated that they should be finished by early 2027.</p>

<p>SRS Real Estate Partners recently closed the $2.7-million ground lease acquisition of a Dutch Bros property located at 4085 Cameron Park Dr. in Cameron Park, a suburb of Sacramento. Built in 2024, the 950-square-foot property is situated on 0.87 acres and has a new, 15-year, absolute triple-net corporate-guaranteed lease in place.</p>
<p>VP Alexander Moore represented the buyer, a Sacramento-based private investor who was in a 1031 exchange. The seller was an Oregon-based investment group.</p>
<p>“This investment was ideal for my client as it provided them with a cash-flowing opportunity to have a ground lease with Dutch Bros, a fast-growing drive-thru coffee chain in the affluent Cameron Park area,” said Moore. “It is also proximate to Cameron Park Place Shopping Center and one block away from US Highway 50, providing an excellent location for consumer activity.”</p>

<p><a href="https://www.skender.com/" target="_blank" rel="noreferrer noopener">Skender</a> recently broke ground on Deerfield Supportive Living, a 105,000-square-foot project that will provide supportive senior housing at 1101 Lake Cook Road in Deerfield, Illinois.</p>
<p>Developed by Celadon Partners, the four-story building will feature 147 affordable senior living apartments. Skender is the general contractor, and the project team includes Assemble Design Workshop as an architect and SAS Architects &amp; Planners as interior designers.</p>
<p>With an expected completion date of mid-2026, the project is pursuing Enterprise Green Communities Building certification, which was developed to align affordable housing investment strategies with environmentally friendly building practices.</p>
<p>“It’s essential that seniors have a comfortable, safe and affordable place to call home,” said Brian Skender, Senior Project Manager and Team Leader at Skender. “We are thrilled to be adding more supportive senior housing options for the Deerfield community.”</p>

<p data-beyondwords-marker="a58596af-e7f7-4255-8841-857b36d70bb1">TDC secured financing for the project in November 2024. The deal includes an equity investment from Ascentris and a $158 million construction loan from Banco Inbursa for the first phase.</p>
<p data-beyondwords-marker="c180319e-ef2b-4ab2-88c7-fddfc326b949">Located at the corner of McGinnis Ferry Road and Johns Creek Parkway, Medley will encompass 150,000 square feet of retail, restaurant and entertainment space, a 175-key boutique hotel, 110,000 square feet of office, 750 multifamily residences, 133 townhomes built by Empire Communities, and a 25,000-square-foot Plaza. </p>
<p data-beyondwords-marker="a61c9b29-6979-412b-a658-770ed1fbe9f1">TDC has lined up more than 25 brands and razed a 350,000-square-foot office building to prepare the site for groundbreaking. Announced retailers for Medley include a neighborhood grocer, Sephora and High Country Outfitters. </p>

<p data-beyondwords-marker="cdf6f041-2f18-4c82-a8ee-5db5c9ae5e14">Located at 15230 15th Ave NE, The Fircrest Nursing Facility is supported through a public-private partnership with the Washington State Department of Social and Health Services, with Anchor providing comprehensive development services and real estate planning expertise on this project.</p>
<p data-beyondwords-marker="e6d779d5-b5a2-4921-bbb2-eb6c5d92bb19">“With the construction commencement on this dynamic facility, we are thrilled to work alongside the Department of Social and Health Services and Public Facilities Group to revitalize the Fircrest Nursing Facility,” said Sean Miller, Senior Vice President, Development with Anchor. </p>
<p data-beyondwords-marker="e83cd71b-e80e-4eb1-a584-3bdcbc3621e9">The project will also include campus infrastructure enhancements, as well as a new, separate 6,400-square-foot laundry facility to support the entire campus. The nursing facility is slated to open in November 2027. The facility will be net zero-capable and is anticipated to achieve LEED Silver certification for its sustainable design and construction practices.</p>

<p data-beyondwords-marker="81fe8ccd-d7bd-419e-9e74-78b93a52405d"><strong>The Fallon Company</strong> started work on The Colwick, a $100 million, 234-unit multifamily rental project at Colwick and Chiswick roads in Charlotte.  The Fallon Co. paid $7 million for the site in December 2022.</p>
<p data-beyondwords-marker="ce10773b-44e4-4ffb-a9cf-fca8512182ef">Axiom Architecture is the project architect and designer. Edifice Construction is the general contractor, and Santander Bank provided project financing.</p>
<p data-beyondwords-marker="faee1b05-b007-48dc-ae81-2359ec4d48f1">The 7-story development will feature:</p>

<p data-beyondwords-marker="bf773957-93df-4f09-9211-7b3235e7bd1f"><strong>Holladay Ventures </strong>and Evergreen Real Estate opened Shelby House, a 195-unit affordable housing community. Additionally, Holladay and Evergreen announced the groundbreaking of the project’s second phase, 4th &amp; Shelby, a mixed-use development adjacent to Shelby House, which will bring an additional 289 units of affordable housing in 2026. In total, both projects will provide 484 affordable housing units to the Nashville community.</p>
<p data-beyondwords-marker="092601e5-9261-4dfc-b742-956bff7d5c23">Phase two of the project will feature energy-efficient appliances and solar panels. Apartments at the two locations are reserved for families earning between 30 and 80% of the Area Median Income.</p>
<p data-beyondwords-marker="e2125dc1-fb92-43a7-89dc-be4a9a7b7e82">Samaritan Recovery Community(SRC) partnered with Holladay Ventures and Evergreen Real Estate. PNC Bank also participated in the project.</p>
<p data-beyondwords-marker="cbf7c718-d9bc-42f8-9f58-260f6e56dafe">Holladay says it specializes in developing workforce, affordable, and mixed-income housing solutions that are not only intentionally designed but also positively impact local residents and the environment. </p>
