Branch Properties received unanimous rezoning approval from the City of Gainesville for Lakeshore, the 49-acre mixed-use redevelopment of Lakeshore Mall. Branch Properties will break ground on Lakeshore in late 2026, and completion is anticipated in 2028. Positioned between Lake Lanier and Interstate 985, Lakeshore is anticipated to become Gainesville’s premier town center. Gainesville is a town of just over 40,000 residents NE of Atlanta.

At full buildout, Lakeshore will feature 305,444 square feet of retail space, 652 multifamily residential units and 38,200 square feet of outdoor community greenspace. The redevelopment will also include capacity for a hotel and townhomes in future phases. Anchors Dick’s Sporting Goods and Belk will remain open throughout the transformation, with Dick’s Sporting Goods relocating within the property. Franklin Street’s Len Erickson will work in tandem with Branch Properties on the retail leasing. 

A Jacksonville-area river water planning district okayed a permit for Southbank to build a 125-slip marina at part of the RiversEdge project. Preston Hollow Community Capital’s massive, mixed-use project includes retail, office, restaurants, a hotel, hundreds of residential units and new riverfront park space on 30 acres.

Preston Hollow is not the vertical developer for RiversEdge. Instead, it markets the individual property parcels to developers.

Toll Brothers, a national luxury home builder, is developing 40 townhome units for the project. It purchased a 2.76-acre parcel within RiversEdge for $4.1 million in March.

Commercial Edge reports RiversEdge’s several moving parts are starting to fall in place, moving its expected 2025 delivery closer to reality.

The Raleigh City Council recently approved a zoning request that will allow developer Atlas Stark to build a 20-story residential, mixed-use project. The assembled parcel will be situated along Computer Drive just inside the Beltline.

While the developer has not revealed the number of housing units the project will include, it will likely be over 1,000, with 10% set aside as affordable units.

The Triangle Business Journal reports other conditions include prohibiting certain uses, limiting office space to 500,000 square feet, and limiting retail space to 150,000 square feet.

The 17.89-acre property starting at 3808 Six Forks Road and Computer Drive was zoned for up to 3 stories and includes a State Employees’ Credit Union branch and office building. It’s not known yet if the credit union will participate in the venture.

Atlas Stark says it is a relationship-driven full-service commercial development, leasing, and management company with expertise in all aspects of asset and portfolio acquisition/repositioning; ground-up development; adaptive reuse; leasing and asset management.

The Colleyville City Council approved a proposed senior living complex. Sagora Senior Living is developing the housing complex, which would be for adults 55 years or older and consist of duplex cottages around the perimeter of the property. The main building would provide living and support services for independent and memory care residents.

In total, there are:

• 19 cottages
• 12 independent living units
• 65 assisted living units
• 20 memory care
• 255 total units

The amenity space will include a commercial kitchen, dining room, bistro, theater, fitness center, salon, library and three private courtyards,

The 18-acre undeveloped property is south of Cheek-Sparger Road, adjacent to the east side of Wayne Drive. Colleyville is between Dallas and Fort Worth.

Community Impact reports that Sagora has been in business for more than thirty years and operates 82 communities in 13 states.

The developers behind a planned project near The University of Texas at Dallas campus are looking to add more student housing. If you’re a student at the Richardson-area school, that’s a good thing. The school admits to be way behind housing demand for its 30,000 students. The 13-acre development is located between Waterview Parkway and the President George Bush Turnpike, about a mile from campus

The development team has been given the okay by Richardson to build 340 units, which is expected to increase the number of beds to 534. The room configurations will include one up to five-bedroom units. Five live-work units are planned in the building that make up more than 8,000 square feet. The developer is ZoneDev, which represents project owners George Bush Highway Investment LLC and Affordable Space Rental.

The university is expected to add more than 4,200 students to its population by 2030, requiring about 10,000 units for future student body growth.
