<p><strong>Northside Hospital</strong> purchased Glenridge Point, a 184,912-square-foot office complex in Sandy Springs, Ga. Richmond Honan Development &amp; Acquisitions sold the two-building property for $14.2 million.</p>
<p>Colliers Tom Davenport and Dany Koe worked on behalf of the receiver, B. Riley Advisory Services.</p>
<p>Commercial Edge reports the office complex was last traded in 2018 when Richmond Honan acquired it for $44.5 million in a portfolio transaction from Pope &amp; Land Enterprises. Located at 100 and 200 Glenridge Point Parkway, the property is at the intersection of Interstate 285 and Georgia Highway 400. The office complex is near the Pill Hill medical hub and some 14 miles from downtown Atlanta.</p>
<p>Completed in 1970 on 3.6 acres, the five-story Glenridge Point underwent renovations between 1999 and 2016. Its amenities include an outdoor space with seating and EV parking spots. </p>
<p>The tenant roster includes eVestment and Keller Williams Realty First Atlanta.</p>

<p data-beyondwords-marker="4f996e64-076d-4a07-99e9-ede4dfb17dba">Constructed in 1988, Northlake Square is 98% occupied with a mix of national and local retailers and anchored by ALDI, Best Buy and Mellow Mushroom. </p>
<p data-beyondwords-marker="ad06ff8c-8456-41d2-9a1a-483ad2480575">JLL Capital Market’s Investment and Sales Advisory team representing the seller was led by Jim Hamilton, Brad Buchanan and  Andrew Kahn. </p>
<p data-beyondwords-marker="4b83510c-34c9-42b9-a103-e255e7141b95">Tucker is an established Atlanta submarket that is experiencing tremendous growth and transformation. “The acquisition of Northlake Square demonstrates the market’s appetite for well-positioned, grocery-anchored retail centers within growing submarkets of major metros,” Hamilton commented. “The center’s strong tenant mix, led by ALDI and Best Buy, combined with its strategic location make it a valuable addition to any diversified portfolio.”</p>

<p data-beyondwords-marker="6fdd4f33-0a6a-4690-9d07-91f59101237b"><strong>Ziff Real Estate Partners</strong> bought the nearly 70,000-square-foot center at 11535 Elm Lane, situated between the StoneCrest at Piper Glen shopping center and Ballantyne, on a 9.7-acre parcel.</p>
<p data-beyondwords-marker="c798e1f3-46f9-4900-8c8d-2e0b68b1191c">The Planet Fitness-anchored center was 100% leased at the time of the sale. It’s also home to Goodwill, Lotus Café, Hungry Howie’s Pizza, a ballroom dance studio, a nail salon and other services.</p>
<p data-beyondwords-marker="c46a214f-9630-4122-a5f8-f6fc81b14db8">Wells Herndon, Wesley Fricks, William Hatcher and Carter Dickinson with Simpson Commercial Real Estate Partners facilitated the deal. </p>
<p data-beyondwords-marker="61591a97-5fc1-4fb9-9c15-3ba65e3b7c81">Ziff Real Estate Partners also owns and operates Matthews Festival Shopping Center in Matthews, Carolina Crossing in Indian Land and Turnberry Crossing in Cornelius.</p>

<p data-beyondwords-marker="a5d2e7f9-f4b2-4203-a3fb-e7a859a0f9e5">Spanning 57,219 square feet on 5.16 acres, the property is situated in the North Fulton corporate office markets. It boasts over 14 million square feet of corporate office space, supported by a Fortune 500 employment base and a daytime population exceeding 132,000 employees.</p>
<p data-beyondwords-marker="873902cf-14b0-4845-9fca-34a417c4c7dd">North Point Village features a strong tenant lineup including Talbots, Kohler and Learning Express. North Point Mall, a 1.3 million square foot super-regional shopping center that attracts a significant consumer base, anchors the immediate retail market.</p>

<p data-beyondwords-marker="ad95d34d-e951-4c3a-882e-78d397f73c6f">The highrise has studio, one-bedroom, two-bedroom and three-bedroom units, ranging from 336 to 1,884 square feet. Rents start at $1,680 for a studio and go up to more than $4,000 for a three-bedroom floor plan. </p>
<p data-beyondwords-marker="1a932496-88e2-4257-bf2c-94d9ea35ccf0">The building opened in 2023. It is located near the intersection of Peachtree and 8th streets.</p>
<p data-beyondwords-marker="af417617-a321-4ede-881b-a15660f57857">Waterton was founded in 1995. The firm’s portfolio includes about $10 billion in real estate assets, with a presence in more than 25 markets across the U.S. Waterton is headquartered in Chicago, with regional offices around the country.</p>
<p data-beyondwords-marker="0f3e3911-c186-4a53-8d74-8cd09f389266">The Atlanta Business Chronicle reports so far, the largest multifamily transaction this year is Equity Residential’s buy of a 319-unit apartment project in Old Fourth Ward for $126 million. </p>

Food company Purple Crow sold the 157,878 square foot building at 2900 Lowery St. for $23.5 million. Purple Crow is a distributor of Hispanic foods that announced new headquarters last year at Whitaker Park, the former Reynolds Tobacco complex. </p>
<p data-beyondwords-marker="73bd6fd5-7345-4a81-a40c-c0507a808ac7">The Triad Business Journal reports Foster plans to lease the property for a new headquarters and logistics center to serve customers in retail, business-to-business and wholesale trade, as well as restaurants and business and industry food service. Foster currently operates from the Piedmont Triad Farmers Market in Colfax.</p>
<p data-beyondwords-marker="973f48ed-abc2-4acd-a4b3-4c1c60e6c793">With incentives from Winston-Salem and Forsyth County worth up to $86,550, the company announced an investment of about $6.25 million over five years and an expected 165 additional jobs. </p>
<p data-beyondwords-marker="e7f35943-380f-45ab-812a-515b670fbd90">On its website Foster says the company began as Foster &amp; Caviness, a small fruit and vegetable business in Greensboro, North Carolina, that is now a multi-state and multi-disciplined provider of food supply chain solutions.</p>

<p>An apartment complex off George W. Liles Parkway in Concord changed hands in a recent sale. Tower Place Apartments sold for $22.3 million. The buyer was Silverado Interests. The 128-unit complex was sold by GVA. </p>
<p>The Charlotte Business Journal report the site was previously acquired by GVA in 2022 for $27.6 million. At that time, Tower Place was bought from Cedar Grove Capital. Cedar Grove bought the property in 2017.</p>
<p>The Tower Place transaction included two parcels totaling nearly 23 acres at 51 Tala Drive SW. The apartments sit on a 15-acre portion of the land, while another 7.6-acre vacant parcel was also included in the sale.</p>
<p>On its website, Silverado says it provides equity capital for the acquisition, development, and repositioning of real estate assets as a Sponsor of General Partnership and “Co-GP” structures.</p>

The company paid $30.2 million for the 45,000-square-foot Brookhaven Station, or about $670 per square foot. Research firm Databank reports that’s the highest amount paid per foot this year for a retail center. The Atlanta Business Chronicle reports over the past year, 704 retail properties were sold in metro Atlanta. The average transaction price was $193 per square foot.</p>
<p data-beyondwords-marker="bd2ac787-4a46-4b11-8d22-5ea614b39671">JLL worked on behalf of the seller, Hendon Properties. It acquired Brookhaven Station in April 2021 for $18 million. JLL says the Brookhaven Station had nearly one-million visitors over the past 12 months and has maintained historical occupancy of nearly 100%. Brookhaven Station was built in 1985 and renovated in recent years.</p>
<p data-beyondwords-marker="94efcf04-5f51-403d-9c85-266e32e5ee52">The 4.6-acre neighborhood retail center is along Peachtree Road near the Brookhaven Marta station. It’s tenants include Chick-fil-A, Mellow Mushroom, Fox Bros. Bar-B-Q, Chopt and a Northside Hospital primary care location. </p>
<p data-beyondwords-marker="94b23646-4f77-446c-98c8-e378e29605fe">Brookhaven Station was built in 1985 and renovated in recent years.</p>

<p data-beyondwords-marker="1d9b0433-7976-4ec4-992d-114bab930997">CBRE has arranged the sale of two mixed-use buildings at The Quarter, a Class A adaptive reuse project in the South End neighborhood of Charlotte, North Carolina. Florida-based <strong>Ram Realty Advisors </strong>purchased the properties for $18.6 million. </p>
<p data-beyondwords-marker="db3a6d9e-6260-4e0e-b3c7-d0cba396b8ea">Patrick Gildea, Matt Smith, Robert Hardaway, Adam Russ, and Erin Varol of CBRE’s Carolinas Institutional Properties team in Charlotte represented the sellers, FCP &amp; Abacus Capital, in the transaction. </p>
<p data-beyondwords-marker="05970bb8-5b3d-4dbf-bd4a-2a157c21864c">The two buildings, located at 2218 &amp; 2320 Toomey Ave., measure 97,537 square feet and include both creative office and retail space. Both buildings are part of a larger mixed-use project called The Quarter, which includes three redeveloped mixed-use warehouses totaling 131,319 sq. ft. The development includes more than 300 newly built apartments and is surrounded by 2,100 additional multifamily units. </p>
<p data-beyondwords-marker="607ecfa1-30e0-4067-8166-a392bec9b967">Since 1996, Ram says it has acquired, developed, and redeveloped $4.5 billion of real estate including nearly 14,000 apartments and over 10 million square feet of commercial space. </p>

<p data-beyondwords-marker="ff7bc90d-2769-4fb4-9076-bc2a5fe40c3d"><strong>TSB Realty</strong> brokered the deal, while TSB Capital Advisors arranged the acquisition financing which was provided by First Carolina Bank, a 5-year, $29.4 million loan.</p>
<p data-beyondwords-marker="10c14573-f141-4c46-9d4b-e3627b8af520">Commercial Edge reports the asset changed hands in January 2021, when Arizona State Retirement System purchased it from Pierce Education Properties as part of a portfolio transaction.</p>
<p data-beyondwords-marker="b4c7c8a3-584f-4173-bdd0-e0faaaa80761">Currently 98 percent occupied, the community came online in 1968 and was repositioned as a student housing property in 2004. The nine-story building consists of fully furnished two- and four-bedroom floorplans, ranging from 620 to 1,765 square feet. Located at 100 10th St. NW, the building is adjacent to the Georgia Institute of Technology main campus.</p>
<p data-beyondwords-marker="6d0bb8ff-cd1a-438e-aa9d-701c83efaf36">Common-area amenities at the almost 2-acre property include a fitness center, clubhouse, film lounge and pool tables.</p>
<p data-beyondwords-marker="cf875f70-49c1-4395-8bc3-c8b7458d2a76">Residents can also access a community lounge, video game room, library and about 245 parking spaces.</p>
