McCarthy Building Cos. completed CommonSpirit – Memorial Hospital, a 134,000-square-foot hospital located in Ringgold, a city in Catoosa County along the Georgia-Tennessee border. The $90 million project marks the first new hospital to be delivered to the community in seven decades. Hoefer Welker served as the design-build architect.

The 64-bed inpatient hospital replaces a 70-year-old medical and connects to the existing physician office building, serving as an anchor for its medical campus. 

The hospital features an emergency department with critical care services, imaging services, operating rooms, a GI department, a pharmacy, a modernized kitchen and server, a laboratory and a sterile processing department, as well as a chapel provided by the Sisters of Charity of Nazareth. The facility also houses eight ICU rooms and 56 medical and surgical rooms, including five isolation rooms. The site also houses the Rees Skillern Cancer Institute and the MaryEllen Locher Breast Cancer Center.

Multifamily developer Northwood Ravin has something for everyone just outside Charlotte. The Lodges at Fort Mill, a 261-unit rental community off Fort Mill Highway, just east of Indian Land includes 118 apartments, 80 townhomes and 63 single-family homes.

The community includes a mix of two—and three-bedroom homes and townhomes, as well as walkup corner apartments with one—and two-bedroom floor plans.

Northwood Ravin paid $8.5 million in 2021 for the project site.

The Charlotte Business Journal reports that Northwood Ravin came in at No. 2 on the list ranking the market’s most active commercial real estate developers based on five-year activity. The developer delivered just over 4 million square feet of projects locally, and around 90% of that square footage was multifamily development.

Portman finished Ten Twenty Spring, a 530,000-square-foot, Class-A office tower and key component of Spring Quarter, the mixed-use development in Midtown.

The 25-story tower is outfitted with 15,000 square feet of private terraces and 20,000 square feet of tenant amenities, including an amenity floor with a tenant lounge, indoor/outdoor bar, panoramic skyline views and 10,000 square feet of green space. In addition to the main dining space, the team will debut Sozou on the main floor and Omakase by Ito on the office tower’s 8th-floor rooftop. Office rents at Ten Twenty Spring will be as high as $50-$54 per square foot.

Sora, Spring Quarter’s 370-unit residential tower opened in Fall 2023 and is 94% leased. Residents benefit from amenities such as multiple fitness centers, an infrared sauna, a climbing wall, a golf simulator and outdoor lawn space. Sora also features coworking spaces, a pet run and spa, media room, a resort-style pool and sky lounge overlooking the city.

General contractor Swinerton completed its sixth project with OneStreet Residential, HearthSide Riverdale. The demolition of the existing single-family homes on the 2.64-acre site in the South Atlanta suburb of Riverdale, Ga. is underway. The $16.4 million construction project is expected to be complete in early 2026. 

Located at 6795 Powers Street, HearthSide Riverdale includes 70 one- and two-bedroom apartment homes in a single-building community. With twelve units available at market rate, the remaining 58 are reserved as affordable housing for senior residents earning less than 60 percent of the area’s median income. The gated complex features a community room, laundry room, fitness center, garden beds and pet-friendly amenities. A 700-square foot bistro brings dining and hospitality amenities to the residents and the surrounding community. 

As the general contractor, Swinerton oversees the demolition, ground-up construction, finishings, landscaping and hardscaping. The multifamily development was designed by Boulder, Colo.-based DTJ Design. 

Gorman & Co. has debuted its second affordable housing community in Atlanta. Located along Martin Luther King Jr. Drive across from the H.E. Holmes MARTA Station in Southwest Atlanta, Hamilton Hills offers 52 apartment units featuring one-, two- and three-bedroom floor plans. Gorman & Co. broke ground on Hamilton Hills in early 2023. The project cost $17.4 million to develop. The community is already fully leased and occupied.

All units are reserved for residents earning 50%-60% of the area median income. For a four-person household in metro Atlanta, this constitutes an annual gross pay of $53,750-$64,500, according to the 2024 income limits set by the U.S. Department of Housing and Urban Development.

The Residences at Westview, also located along MLK Jr. Drive, delivered 60 affordable and market-rate units to the city’s Westside.

Ascendant Development delivered the Haven at Charlotte, a luxury 369-unit property in Nashville. Commercial Edge reports the firm took out a $55.4 million construction loan for the project, which Citizens Financial Group originated in 2021.  

Haven at Charlotte is located at 3025 Charlotte Ave. It is 11 stories high and has parking on the bottom four floors. The property includes studios and one—and two-bedroom floor plans ranging between 516 and 1,472 square feet. 

Amenities at Haven at Charlotte include a fitness center, an outdoor kitchen area with TV and a grilling station, an outdoor pool and 24-hour concierge service.

The HCA Headquarters, the OneC1ty business center, Centennial Park and Tennessee State University are within one mile of the property.

Ascendant Development has several additional developments in the prospective and planning phases, including one project in Franklin, Tenn., and others in metro Houston and Fort Worth, Texas. 

Unicorp National Developments Inc. has completed the St. Regis Longboat Key Resort & Residences, a 1.1 million-square-foot project located on a barrier island near the southwestern Florida beach city of Sarasota. The project carried a total price tag of $376 million. Unicorp redeveloped the site of the former Colony Beach & Tennis Resort.

The 18-acre resort and residential complex consists of five six-story buildings. The hotel houses 168 guestrooms, including 26 luxury oceanfront suites that offer one- to four-bedroom options. Each suite features separate living rooms, private terraces and butler service. Additionally, the property includes 69 for-sale condo residences, which range in size from 1,553 to 5,895 square feet.

Resort amenities include an 800-foot private beach and 42 water features, including a winding river and a 500,000-gallon saltwater lagoon where guests can swim with tropical fish and interact with the resident giant tortoises. The St. Regis Spa spans 20,000 square feet and features a eucalyptus steam room, a snow shower and hot and cold plunge pools.

Additional amenities include a fitness center, meeting space and seven bar and restaurant concepts.

Moss Construction served as general contractor for the project.

The City of Atlanta and Dominium have opened two residential communities reserved for low-income tenants. The two projects will house over 1,000 seniors and families and are expected to cost $140 million to build.

Briar Park (photo) and The Paramount are developments less than half a mile apart along Greenbriar Parkway. Both complexes are also within walking distance of Greenbriar Mall.

Briar Park features 244 units with one-, two- and three-bedroom floor plans reserved for active seniors ages 55 and older. The Paramount consists of 240 residential units featuring one-, two- and three-bedroom floor plans, available to renters with no age restrictions.

Renters have to earn less than 60% of the area median income, which is $64,500 annually for a family of four. Residents of Briar Park and The Paramount must also earn at least 2 or 2.5 times their monthly rent, respectively, to be considered for occupancy.

Resident move-ins are scheduled to begin Aug. 1.

The joint venture of Stiles and Shorenstein Properties has delivered 110 East, its newest Class A, a 23-story office tower in Charlotte’s South End neighborhood. Nashville-based Hastings Architecture designed the 370,000-square-foot building. Shelco was the general contractor. Commercial Edge reports Global Atlantic Financial Group provided a $137 million construction loan for the $186 million project.

Construction broke ground in January 2022. It features a platform at the East/West Station along the Lynx Blue Line. The office tower has flexible conference spaces, a 4,000-square-foot fitness center, a 3,000-square-foot outdoor terrace, 7,000 square feet of street-level retail, and an 11th-floor sky lobby with views of the Charlotte skyline.

Stiles Adrienne Zalkind added, “With the integration of the building’s sky lobby, outdoor terrace and other non-traditional multipurpose spaces, 110 East can easily play host to a multitude of events and large meetings while offering employees unique opportunities to collaborate and stay active.”

Urban Standard Capital recently closed a $7.95 million, 18-month, non-recourse construction completion loan for a Class A mixed-use rental property in Durham, NC. 

At completion, the borrower, Abranova Real Estate, will deliver 48,000 square feet of 37 residential units, 5,000 square feet of co-working space, and 1,500 square feet of retail space. Property renters will also have access to the basketball court, dog park and walking paths at the borrower’s recently completed and neighboring townhome project.

“The amenity sharing between the borrower’s two projects provides 555 Abranova with the same comforts as the 200+ unit comparable properties while retaining a quiet, private, boutique feel because it’s only 37-units,” added Urban Standard’s Vishal Hotchandani.

Site work is complete. Framing has begun and the property will attain a Certificate of Occupancy in  the fourth quarter of 2024 or first quarter of 2025.
