<p class="wp-block-paragraph"><strong>Crescent Communities</strong> opened its latest build-to-rent community, this one in Lawrenceville. The 151-unit project will be Crescent Communities’ 13th multifamily investment in the greater Atlanta market. Its the first under its Harmon brand.</p>
<p class="wp-block-paragraph">Harmon Cedar Run includes a mix of new townhomes and single-family houses with three or four bedrooms, none of them for sale. Rents for two-story townhomes at Harmon Cedar Run start at $2,545 monthly. That gets three bedrooms and two and ½ bathrooms in 1,663 square feet. </p>
<p class="wp-block-paragraph">Rents for standalone houses start at $3,025 for an option with three bedrooms, two and ½ bathrooms, and 2,210 square feet. All townhomes and houses include two-car garages. </p>
<p class="wp-block-paragraph">Communal amenities at Harmon Cedar Run include a pickleball and basketball court, a large pool, a playground, pet spaces, and EV outlets in each garage. </p>
<p class="wp-block-paragraph">The HARMON portfolio is supported through its joint venture partnership with an account managed by Heitman LLC, which recently increased its commitment from $235 million to $345 million. </p>

<p>Just in time for the FIFA World Cup, US Soccer unveiled its impressive new headquarters just outside  Trilith.</p>
<p>Situated on a 200-acre site, the $250 million <strong>National Training Center</strong> occupies 123 developed acres, designed to accommodate future expansion as the game continues to grow and evolve. Today, the facility features:</p>
<ul class="wp-block-list">
<li>17 outdoor playing surfaces including 13 regulation size natural grass fields, two artificial turf fields and two sand pitches for beach soccer</li>
<li>More than 400,000 square feet of total facilities, including two indoor playing surfaces featuring an indoor artificial turf training facility and a full-size futsal/power court</li>
<li>Indoor space that boasts a 10,000 square foot high-performance gym, 20 locker rooms, 19 meeting rooms for members, coaches and community, and dedicated headquarters space for all U.S. Soccer staff</li>
</ul>
<p>Atlanta Falcons and PGA Superstore owner Arthur Blank donated $50 million to the effort. The Fayette County Development Authority issued a $200 million tax-exempt bond. AT&amp;T, Bank of America, Chobani, Coca-Cola, Emory Healthcare, Nike, and ŌURA also contributed to the effort.</p>

<p>Armada Hoffler announced that F1 Arcade, the world’s first Formula 1 hospitality brand, has signed a lease for over 15,000 square feet of space at The Interlock, the mixed-use development located in the heart of West Midtown, Atlanta. The Interlock combines office and retail spaces.</p>
<p>F1 Arcade offers an interactive, Formula 1-inspired experience with state-of-the-art simulators, high-energy entertainment, and food and drink options. </p>
<p>On its website, F1 Arcade asks visitors to” jump in our F1 race simulators, where each racer selects their preferred skill level from Rookie to Elite. Games are tailored to accommodate various driving skill levels, so everyone has the opportunity to take the wheel, but when complete beginners race against seasoned pros, you know it’s going to be an exciting race!”</p>
<p>The Atlanta location will be F1 Arcade’s sixth venue in the US.</p>
<p>Drew Lewis and Alan Shaw of The Shopping Center Group represented Armada Hoffler in the transaction. Robert Johnson with Emerging Concepts represented the tenant in the transaction.</p>

<p>Sagard Real Estate, formerly EverWest Real Estate Investors, acquired Vista Imperio, a 158-unit suburban garden-style multifamily property in Riverside, for an undisclosed sum. The acquisition is the first for Sagard’s newest, moderate value-add, open-end fund targeting seaport industrial, attainable rental housing and other niche property sectors.</p>
<p>“Green Street’s recent research commentary supports our view that rent growth in the Inland Empire has been among the strongest in the nation given spillover demand from Orange County and Los Angeles,” said Tyler Williams, co-portfolio manager. “We’re excited to execute on a value-add opportunity within the attainable housing space and capitalize on our proven ability to create value for both our apartment community residents and our investors.”</p>
<p>Sagard defines attainable housing as multifamily properties serving a tenant base earning 70-120% of the area median income. The value-enhancement plan for Vista Imperio includes improving operations and upgrades to amenities. Sagard will also renovate outdated units as they turn over.</p>

In total, both projects will provide 484 affordable housing units to the Nashville community.</p>
<p data-beyondwords-marker="092601e5-9261-4dfc-b742-956bff7d5c23">Phase two of the project will feature energy-efficient appliances and solar panels. Apartments at the two locations are reserved for families earning between 30 and 80% of the Area Median Income.</p>
<p data-beyondwords-marker="e2125dc1-fb92-43a7-89dc-be4a9a7b7e82">Samaritan Recovery Community(SRC) partnered with Holladay Ventures and Evergreen Real Estate. PNC Bank also participated in the project.</p>
<p data-beyondwords-marker="cbf7c718-d9bc-42f8-9f58-260f6e56dafe">Holladay says it specializes in developing workforce, affordable, and mixed-income housing solutions that are not only intentionally designed but also positively impact local residents and the environment. </p>

<p>Local, state and federal officials convened with executives representing union labor and the construction industry at WS Development’s One Boston Wharf in Boston’s Seaport, to unveil the first sidewalk made with Sublime Systems’ low-carbon Sublime Cement, following an earlier integration in the building’s interior concrete lobby. </p>
<p>In a transaction announced in 2021, Amazon has leased the entirety of the office space within One Boston Wharf, creating a total footprint of more than one million square feet within WS Development’s 33-acre Boston Seaport development. One Boston Wharf reportedly is reducing greenhouse gas emissions by more than 90% below code requirements and eliminating 5.1 million pounds of CO2 emissions annually. </p>
<p>“We all want to be in this beautiful building, and we all want to be in a future that is just and that is clean and that is sustainable,” said Sublime Systems CEO and co-founder Dr. Leah Ellis. “This commercial project here in Seaport has been essential in driving the volume and demand that will bring us to market.” </p>

RangeWater has delivered a dozen multifamily or build-to-rent communities in the Charlotte area.</p>
<p data-beyondwords-marker="856c2ca3-0694-45ca-a883-a1ca00f46cba">The development team broke ground on the project in 2021. Commercial Edge reports Renasant Bank financed its construction with a $38.8 million loan.</p>
<p data-beyondwords-marker="0b23d6b8-bdee-49c4-9c74-c92802bc639d">Spanning 28 acres, The Kendry encompasses three garden-style buildings with one—to three-bedroom floorplans ranging between 704 and 1,409 square feet and rents ranging from $1,381 – $2,283. Units feature granite countertops, walk-in closets and private balconies or patios, among other features. The community amenity package, measuring nearly 10,000 square feet, includes a swimming pool, a couple of courtyards, a gym, a game room and a Zoom room.</p>

<p data-beyondwords-marker="5e2b8152-2d3d-4061-a887-085dab81dc8d">Concord Hospitality has added the finishing touches to the 348-room <strong>Westin Atlanta Gwinnett</strong> in Duluth, and will start accepting guests later this week. Some of the features included in the new hotel include a rooftop restaurant with three bars, a fitness studio with an indoor saltwater pool and easy access to a nearby convention center.</p>
<p data-beyondwords-marker="92f461bd-b76e-4300-8793-38d70fe3c787">The hotel is part of the Gas South District, the 118-acre campus anchored by a 13,000-seat arena and convention center that sees about 1 million visitors a year. The hotel is directly connected to the Gas South Convention Center, recently expanded and revamped with a $300 million renovation. The hotel has 26,000 square feet of its own meeting and conference space.</p>
<p data-beyondwords-marker="5eb2be06-7ecd-4411-90eb-b658304d54c5">The Atlanta Business Chronicle reports the hotel has already booked $5 million worth of group and corporate business, with roughly 30% of that new to the county. Standard room rates start at $224.</p>
