The Integral Group unveiled Veranda at Assembly, a residential phase of the master-planned development on the site of the former General Motors plant. Assembly is a 165-acre mixed-use development that has already introduced commercial, entertainment, and job opportunities to the region.

Once home to 4,500 jobs, the Assembly site sat idle after GM’s closure in 2008. The Assembly development commenced in 2014 when Integral, in partnership with Consolidated Asset Management Services and Macauley Schmit & Associates, acquired the site for $50 million. After it bought the property, Integral oversaw the demolition of four million square feet of buildings along with the remediation efforts.

Integral recently delivered 100 residential units specifically designed for seniors, with some homes addressing the need for affordable housing. The $45 million project, located at 5955 Peachtree Road, received financing through 9 percent low-income housing tax credits allocated by the Georgia Department of Community Affairs. McShane Construction was the contractor on the project.

Veranda at Assembly marks the completion of The Integral Group’ involvement at the site. Integral’s early developments included Third Rail Studios, Serta Simmons Bedding’s Headquarters, and Asbury Automotive. 

Atlantic Residential (Atlantic) is bringing its brand LUMEN to Florida’s Legacy Park community. In partnership with Red Clay Development Partners (Red Clay), the firm is developing a $58 million multifamily development on the 11.97-acre site acquired last month for $6.9 million from undisclosed sellers. Construction is slated to begin this month with the first units available for occupancy in fall 2025. 

Patterson Real Estate Advisory Group secured construction financing from Trustmark Bank and BankUnited. Marble Capital also provided preferred equity. Middleburg serves as general contractor. 

Designed by Florida architecture firm FORUM Architecture and Interior Design, LUMEN Legacy Park features 219 apartment homes, including 111 one-bedroom, 84 two-bedroom and 24 three-bedroom units. LUMEN Legacy Park amenities include: a pool, open green space, pickleball courts and a dog park. A clubhouse features a co-working lounge, game room and fitness center.

LUMEN Legacy Park is located at the corner of US Highway 27 and Legacy Park Boulevard in Davenport, Fla., a suburb nearly 30 miles southwest of Orlando. 

A new Marriott concept hotel called StudioRes is slated for Jacksonville along Parramore Road south of Interstate 295. Marriott says StudioRes focuses on the short-term rental market for stays exceeding 20 days. Features include fully furnished studios with queen beds and a kitchen.

The public spaces include a communal table, fitness room, guest-paid laundry, covered patio and vending area. There is no breakfast buffet. Noble Investment Group is the developer. VHB Engineering is the civil engineer.

The first StudioRes is expected to open in Ft. Myers next year. StudioRes is said to be “a new-build, midscale extended stay development platform for owners & franchisees in the US and Canada.” Marriott says StudioRes will allow owners to capitalize on increased consumer demand for longer stay options at an affordable price while taking advantage of a turnkey prototype. The company is planning for 300 nationwide.

Washington is about to get the state’s first location for the iconic California burger chain In-N-Out.

The restaurant would be the first In-N-Out in Washington, according to planning documents submitted to the city of Ridgefield, reported the Columbian. The company plans to build near the under-construction Ridgefield Costco at Union Ridge Town Center on Pioneer Street, just west of Interstate 5.

Potential plans for the In-N-Out call for a 4,354-square-foot building with a covered patio and 76 parking stalls. The restaurant will also include a drive-thru capable of accommodating 46 cars, according to planning documents.

The 76-year-old burger joint first opened in Oregon in 2015 with a location in Medford. There are also locations in Roseburg and Grants Pass. The company currently has more than 400 locations in California, Oregon, Nevada, Idaho, Utah, Colorado, Arizona and Texas, according to its website.

Stay a day or a year or anything in between. Jamestown is developing a new concept that will feature 405 fully furnished one or two bedroom units with a stocked kitchen and a number of other services at the guest’s fingertips. Scout Living will debut at Atlanta’s Ponce City Market in 2024, with future iterations intended across Jamestown’s global portfolio. 

Scout Living was created for consumers who want greater flexibility in living, working, and traveling. Guests can request laundry and dry-cleaning services, restocking necessities for longer stays, housekeeping, and more.

A 12,000 square foot retail component will be occupied by a food and beverage concept and convenience shopping providing essential grab-and-go items.

Scout Living is part of Ponce City Market’s second phase, which also includes 619 Ponce, a four-story mass timber loft office building set for completion in 2024, and Signal House, a new residential building. Ponce City Market first opened its doors in 2015.
