Fully approved for 834,800 square feet, the Class A, two-building warehouse/distribution property sits on 92 acres in Orange County and marks the company’s first New York State industrial venture. </p>
<p data-beyondwords-marker="49cc12e0-fd9a-4ebe-af58-aea118016216">“Orange County has come into its own,” said Crow Holdings Development VP Brad Vander Vliet. “The Hudson Valley is a natural extension of the Northern New Jersey market, while offering rents 30% lower, greater regional connectivity characteristics, and port proximity comparable to that of Exit 8A. A strong labor pool and reasonable taxes add to its appeal.” </p>
<p data-beyondwords-marker="57291eab-e10d-4b12-be05-03420bbd80c2">A summer 2025 delivery is anticipated for the property’s first, 535,600-square-foot building. Golden Triangle also includes plans for a second, 299,200-square-foot building. JLL’s James Panczykowski and Rob Kossar are marketing the campus for lease to tenants or turnkey sale to users. </p>

<p data-beyondwords-marker="81aa11e0-9fc1-4bba-b625-becea5578079">Matt Mulvihill and Phil DeBoer of <a href="https://www.cbre.com/" target="_blank" rel="noreferrer noopener">CBRE</a> represented TCC in acquiring the land and are marketing and leasing the property. Located on approximately 52 acres of land at 26220 W. 143rd St., the building will be the first speculative warehouse in Plainfield Business Center and is expected to deliver in the fall of 2025. </p>
<p data-beyondwords-marker="042c77d9-7876-48be-9346-d61bfe38a697">Harris Architects has designed Plainfield Business Center, Krusinski Construction Company is the general contractor, and Kimley-Horn and Associates is the civil engineer. At full buildout, the development will encompass over 8 million square feet of industrial space.</p>
<p data-beyondwords-marker="167d5991-45a2-4106-9f8d-13e5a004ebfb">“With the improvements being made to 143rd Street, we believe Plainfield Business Center will become the location of choice for large industrial users looking for space along I-55,” said Josh Udelhofen, senior vice president with TCC in Chicago.</p>

In this role, Tom will be responsible for sourcing and executing multifamily development opportunities in the Charlotte market for TCC’s residential subsidiary, High Street Residential (HSR). Tom joins TCC from Flournoy Development Group, where he was the lead developer on multifamily projects throughout the Carolinas and Virginia, totaling over $800 million in value and 2,700 units.   </p>

<p>Trammell Crow Company (TCC) is on target to finish construction of a $100-million-plus lab and office building in Sorrento Valley by early summer as the life science real estate market slowly recovers from a post-COVID downturn, the <em>San Diego Business Journal</em> reported. TCC is building the four-story building on spec, with no tenants lined up prior to construction. </p>
<p>Although no leases have been signed yet, “We’re getting really good feedback from everybody in terms of the design and the layout, so it’s just a matter of time getting it filled now,” Chris Tipre, principal and San Diego market lead for TCC, <strong><a href="https://www.sdbj.com/real-estate/commercial/sorrento-vally-lab-nearing-completion/" target="_blank" rel="noreferrer noopener">told</a></strong> the <em>Business Journal</em>.</p>
<p>The four-story building is named Vista Sorrento Labs for its location at 10251 Vista Sorrento Pkwy. in sight of Interstate 805. It was designed by Ware Malcomb with Swinerton as the general contractor. </p>
<p>Although Vista Sorrento Labs is TCC’s first life science project in San Diego County, Tipre said it won’t be the last. “We are looking on a couple of others down the street that are in pre-development,” he said.</p>

The first phase included the delivery of a life science building, known as Science Square Labs, and The Grace, a 14-story residential tower.</p>
<p>The first phase of Science Square includes the delivery of Science Square Labs, a 368,258-square-foot building designed to accommodate state-of-the-art labs and clean-room space. <br /> <br />In addition to Science Square Labs, the first phase of the Science Square development also includes The Grace Residences, a 280-unit multifamily tower that started welcoming its first residents in April. The Grace is comprised of a 14-story tower and a connected six-story mid-rise building. Offering both market-rate and affordable units, the building also offers a club room, an outdoor courtyard with fire pits, grilling areas, and a pool and fitness center.<br /> </p>
