<p><a href="https://www.colliers.com/en" target="_blank" rel="noreferrer noopener">Colliers</a> completed the sale of 2323 Grand Boulevard, a 321,000-square-foot office property located in Kansas City’s Crown Center sub-market. </p>
<p>Senior Vice President Evan Warwick represented the owner, and Principal Bryan Johnson represented the buyer. Stanton Road Capital, LLC, a private investment management and advisory firm, sold the property to Crain Company, a Wichita-based multifamily acquisition and development company. </p>
<p>The 11-story office building was developed in 1985 and acquired by Stanton Road Capital in 2017. Conveniently located within a well-established commercial corridor, the property offers walkable access to nearby hotels, retail, and dining options, along with covered and surface parking.</p>
<p>“This area continues to show strong long-term potential, particularly due to its proximity to the new Kansas City Royals stadium and ongoing development activity nearby,” commented Warwick. “The property’s premier location and panoramic downtown views made it a highly attractive asset, and we are especially appreciative of the trust our clients placed in us throughout the process.”</p>

<p>Colliers has been awarded the exclusive leasing assignment for 601 City Center, located in Oakland’s downtown. The firm has been hired by the new owner, Kennedy Wilson, to lease the property’s 24-story, 607,000-square-foot office tower. EVPs Charlie Allen and Anthony Shell and SVP Amber Merrigan will lead the marketing efforts.</p>
<p>“We’re excited to reintroduce Bay Area companies to this exceptional office tower,” said Allen. “Its new construction and upgraded design features, including a double-glazed glass curtain wall and illuminated exterior, make it an outstanding option for companies seeking a distinctive new home. We can accommodate a large contiguous block of approximately 260,000 square feet or professional suites starting at 5,000 square feet.”</p>
<p>Built in 2019, the Class A tower is the first high-rise office building constructed in the city in roughly a decade. Kennedy Wilson acquired it in April through foreclosure, according to published reports.</p>

<p>Charlotte’s commercial real estate market is showing reasons for optimism, thanks in no small part to the area’s robust job market. </p>
<p>Among the 14 metropolitan areas with a population of more than 1 million people, Charlotte recorded the <a href="https://www.forbes.com/sites/tylerroush/2025/08/27/these-cities-charlotte-salt-lake-city-and-more-hired-more-people-last-month/" target="_blank">highest employment growth</a> — up 2.8% — in 2025 so far. Charlotte is seeing <a href="https://www.colliers.com/en/research/charlotte/2025-q2-office-charlotte-report" target="_blank">greater stability</a> in its office market, while net absorption of industrial space <a href="https://www.colliers.com/en/research/charlotte/2025-q2-industrial-charlotte-report" target="_blank">neared 1M SF</a> in the second quarter. </p>
<p>“Charlotte remains a robust growth market — not just hot but resilient,” said Robert Memory, department manager of utility engineering and coordination for <a href="https://colliersengineering.com/" target="_blank">Colliers Engineering &amp; Design</a>. “It is transitioning from a place of rapid speculative growth with very steep price increases to more moderate but still solid growth with more emphasis on sustainability, mixed-use, redevelopment and affordability.”</p>
<p>If advising a developer or investor, he said he would look carefully at where demand is underserved, including affordable and mid-tier housing, adaptive reuse and mixed-use infill.</p>
<p>Memory will speak at <em>Bisnow’</em>s Charlotte Construction and Development Conference on Nov. 4 on a panel titled Next Development Frontier: Site Selection, Opportunity Zones, Underdeveloped Areas and Assets to Maximize Returns.</p>

<p><em>Bisnow</em> spoke with Memory to learn more about the state of the Charlotte market, where he is seeing the most activity and the potential challenges that lie ahead. </p>
<p><strong>Bisnow: You said the market is not just hot but resilient. What do you think is behind that? </strong></p>
<p><strong>Memory:</strong> I’m looking at the job numbers to start. Colliers Engineering &amp; Design opened a Charlotte office over eight years ago, based on the growth projection and opportunities as a national company looking to expand our engineering services. When you look at what Charlotte has to offer — several professional sports teams, an incredible downtown area — these are the things that attract both companies and individuals. </p>
<p>Charlotte&#8217;s downtown is the nucleus that bonds the growth outward throughout Mecklenburg County and beyond. Everything funnels into Charlotte’s thriving downtown. </p>
<p><strong>Bisnow: Does your background in transportation infrastructure give you a particular perspective on this market?</strong></p>
<p><strong>Memory:</strong> I spent 30 years with the North Carolina Department of Transportation, and in my experience, improving interstates enhances the opportunity for more people to relocate. </p>
<p>During those three decades, I had the opportunity to work on multiple highway improvement projects in Mecklenburg County, including the I-485 loop, I-85 widening, I-77 express lanes, NC 49 widening and the widening of Independence Boulevard. I saw significant growth throughout the area thanks to those improvements to the highway infrastructure. </p>
<p>Today, they are forming teams to restructure I-77 South, and any time you improve traffic flow in a specific area, it opens up the corridor for more development. </p>
<p><strong>Bisnow: What sets Charlotte apart from other cities, and where do you see its opportunities and its challenges? </strong></p>
<p><strong>Memory:</strong> There are several things that make Charlotte stand out, not least of which is its population growth. Charlotte saw a 7.3% population growth between 2019 and 2024, and it’s expected to continue to grow. Along with that, Charlotte is more affordable than many U.S. metros when you factor in living costs, housing and taxes. </p>
<p>Charlotte is also a well-known banking hub with a diverse and growing economic base that includes advanced manufacturing, tech, research and development, biotech and more. This has piqued foreign interest, and Charlotte is drawing a significant amount of foreign investment, particularly in the manufacturing, energy and telecom sectors. </p>
<p>All of this, combined with our high quality of life thanks to nearby schools, a mix of urban amenities and easy access to mountains and coastal areas, truly sets Charlotte apart. </p>
<p>That being said, the area is facing several challenges, from pressures on housing affordability to material costs, labor shortages and supply chain disruptions that are delaying the delivery of much-needed housing. Additionally, there are infrastructure and transit gaps, including a limited public transit system, and risks from broader economic uncertainties surrounding interest rates, inflation and credit markets, which will influence development viability.</p>
<p><strong>Bisnow: Where do you expect to see the most construction and development activity in Charlotte in 2026?</strong></p>
<p><strong>Memory:</strong> Based on multiple sources, office vacancies are high, particularly for older, Class-B and C buildings. As a result, conversion, demolition or reuse plans are increasingly likely for these assets. </p>
<p>There is a strong multifamily development pipeline, particularly in the urban core, South End and the suburbs. But new supply is cooling in starts, so existing sectors may see more turnover. </p>
<p>Mixed-use and public-private development projects, including for apartments, retail and office, are prominent, especially in master-planned communities. And finally, affordable housing and build-to-rent are gaining importance, given housing cost pressures.</p>
<p><strong>Bisnow: What do you hope people learn from your panel at the Nov. 4 N.C. construction and development event? </strong></p>
<p><strong>Memory:</strong> I hope attendees walk away with a clearer understanding of the key challenges and opportunities shaping North Carolina&#8217;s construction and development landscape. Whether it is navigating new regulations, embracing sustainable practices or leveraging technology to streamline projects, our goal is to provide practical insights that developers, contractors and community stakeholders can apply immediately. You&#8217;re looking at a thriving city, but at the same time, we’re facing real challenges, and those challenges are not going away. </p>
<p>I also hope it sparks more collaboration across sectors because the future of construction in our state depends on partnerships that prioritize innovation, resilience and long-term value.</p>

<p>Having previously leased approximately 7,440 square feet, ROKK Solutions has experienced rapid growth, and the agency has now secured 19,517 square feet of office space on the 8th floor of the building. </p>
<p>A Colliers team, led by Josh Cramer, Executive Vice President, and Alex Picciano, Vice President, facilitated the lease negotiation and assisted ROKK Solutions in securing additional financial support through the Vitality Fund offered by the Office of the Deputy Mayor for Planning &amp; Economic Development. The fund provided ROKK with resources that can be applied to tenant improvements, rent abatements, security deposits, and other expenses.</p>
<p>“Connecting ROKK Solutions with the Vitality Fund was a key move in securing their new headquarters space,” said Picciano. “The fund’s incentives will offer ROKK essential resources to enhance their office space and support their growing team in Washington, D.C.”</p>

Washington Ave. in Minneapolis, to North Dakota-based <a href="https://greatstates.com/" target="_blank" rel="noreferrer noopener">Great States Development</a>. </p>
<p>The transaction marks the first time that these historic warehouse apartments have ever hit the market. “This was a rare opportunity to acquire a marquee property in Minnesota’s top micro market, which is also recognized as one of the top-performing micro markets nationwide,” said Gunderson.</p>
<p>Located in the city’s North Loop neighborhood, ElseWarehouse boasts 100% concrete construction. The 116 residences – a variety of one-, two-, and three-bedroom units – feature 10’ plus ceilings, distinctive exposed brick accents, and floor plans averaging 907 square feet. </p>
<p>Greco converted the 1920s warehouse into chic abodes in 2012 – one of the first developers to embrace adaptive reuse in the coveted North Loop. “We are thrilled to announce the acquisition of this iconic property in the heart of Minneapolis’ vibrant North Loop neighborhood,” said Scott Houle, vice president of Great States Development. </p>

The new location will become the sixth store for the 127-year-old, family-owned jeweler, joining existing locations in West Hartford, Glastonbury, Westport and Mohegan Sun, and in Wellesley, MA.</p>

<p>Hanley Investment Group Real Estate Advisors and Colliers closed the sale of a corporate single-tenant property occupied by Jack in the Box Drive-Thru at 1257 Park St. in Alameda. The purchase price was $4 million.</p>
<p>EVPs Bill Asher, Jeremy McChesney and Jeff Lefko with Hanley, along with Colliers SVP Cherie Huillade, represented the seller, CalBay Development, an El Segundo-based property developer focused on buying and developing net-leased properties. The buyer, a private investor from Thousand Oaks, was represented by Jake Kim from Pinnacle Estate Properties, Inc.</p>
<p>“We generated multiple qualified offers for a shorter-term lease in a high-barrier-to-entry location and secured a buyer who was seeking a well-located single-tenant investment leased to a corporate tenant,” said Asher. “The buyer, who owns a portfolio of similar single-tenant investments, including other Jack in the Box locations, found their 32-plus-year operating history and recent lease extension particularly appealing.”</p>

<p>Colliers completed the $76.8-million sale of a newly constructed Inland Empire West Industrial asset, Almeria Logistics Center. Cabot Properties acquired the 236,129-square-foot property located at 8300 Almeria Ave. in Fontana from seller and developer Transwestern Development Company. It’s fully leased through 2027 to LC Logistics Services.</p>
<p>Colliers’ West Industrial Capital Markets Team, comprised of vice chair Michael Kendall, SVP Gian Bruno, VP Kenny Patricia and associate Kylie Jones, in partnership with vice chairs Thomas Taylor and Steve Bellitti and EVPs Joey Jones and Scott Sanders, marketed the property and led the disposition and acquisition process.</p>
<p>“Even through current market turbulence, Almeria Logistics Center generated a high volume of demand from institutional capital, which is a testament to the strong conviction of Cabot and many of their peers in Southern California’s industrial market over the long term,” said Kendall. “Due to the quality product, location, and tenancy, interest was high, and we’re thrilled with the outcome.”</p>

      <span>Cousins Properties&#8217; Promenade Tower in Midtown</span>

<p dir="ltr">Colliers renewed 40K SF at Promenade Tower in Midtown, the 38-story, 775K SF skyscraper at 15th and Peachtree streets, Cousins Properties Executive Vice President Richard Hickson said <a href="https://seekingalpha.com/article/4707366-cousins-properties-incorporated-cuz-q2-2024-earnings-call-transcript" target="_blank">during an earnings call last week</a>. Hickson said the renewal at the tower helped to push up the firm&#8217;s rental rates on its vintage office spaces.</p>
<p dir="ltr">“All of our markets with second-generation activity saw roll-ups in rent, and Atlanta was the largest contributor,” Hickson said Friday. “In particular, we had a significant roll-up in rents on the renewal of a major customer at Promenade Tower in Midtown.”</p>
<p dir="ltr">Hickson later identified Colliers as the tenant that renewed at Promenade.</p>
<p dir="ltr">The Colliers renewal is part of a wave of leasing activity that has lifted Cousins&#8217; Sun Belt portfolio.</p>
<p dir="ltr">Cousins CEO Colin Connolly said the firm’s amenity-rich trophy office properties — what he called “lifestyle buildings” — have been experiencing a bump in interest from tenants. While demand for the highest-caliber office properties is increasing, developers have stopped building new ones, which is helping to reduce competition among those assets.</p>
<p dir="ltr">“A market today like Atlanta or Tampa, which in the lifestyle segment are fairly tight, we’re having a good degree of success,” Connolly said. “We think the Sun Belt migration and the flight to quality are going to be really powerful. And Cousins is sitting right at the intersection of those trends.”</p>
<p dir="ltr">Cousins reported 1M SF of late-stage leasing activity in its portfolio in the second quarter, with Atlanta leading the way. Cousins signed 391K SF across 40 Q2 office leases, including 240K SF in new leases and expansions, Hickson said. That also helped push net rents to $37.64 per SF, the third-highest quarterly level in Cousins’ history, he said.  </p>
<p dir="ltr">The <a href="https://www.sec.gov/ix?doc=/Archives/edgar/data/25232/000002523224000044/cuz-20240630.htm" target="_blank">company reported net income</a> of $21.4M on revenues of $420.2M for the first half of 2024, down from a net income of $45.4M during the first half of 2023. Cousins has more than 19M SF of rentable office space in the Sun Belt, including markets like Austin, Charlotte and Tampa, Florida.</p>
<p>Cousins also managed to lease 33K SF of new deals at 3350 Peachtree, the 18-story, 413K SF office tower formerly known as Capital City Plaza that it recently redeveloped. Hickson said the tower is now 84% leased, but he didn&#8217;t identify specific tenants. </p>
<p dir="ltr">“We&#8217;re also seeing a resurgence in migration and companies that are looking to move from the West Coast or Midwest, even Northeast,” Connolly said. “And not all complete relocations, but certainly a lot of large hub activity.”</p>
