St. John’s University closed the sale of its Staten Island Campus to Wagner College, ensuring the property’s continued use for higher education and community benefit. The transaction was facilitated by Savills, which represented St. John’s throughout the process.

The project was led by the Savills team of Arthur Mirante and David Carlos, along with Savills corporate managing directors Michael Bertini and Mark Todrys.

“This was a uniquely mission-driven transaction that required a careful balance of financial, institutional, and community considerations,” said Mirante. “We were honored to represent St. John’s and help identify a buyer that shares its educational values and long-term vision for the campus. This is a distinct property, and this has been a special transaction to navigate.”

The sale allows St. John’s to further invest in its core academic programs and facilities across its main campus in Queens and remaining global sites. Wagner College plans to integrate the campus into its institutional footprint.

Advance Realty Investors has launched Continuum, a purpose-built life science and advanced manufacturing campus planned for up to 1.1 million square feet of new construction, set across 60-plus acres along U.S. Route 202/206 in Bridgewater, Somerset County, NJ. JLL has been exclusively engaged to lead leasing for the campus, which offers build-to-suit opportunities tailored to a range of users across the life sciences and advanced manufacturing spectrum. 

With an approved site plan and Phase I construction underway, Continuum is advancing toward delivery. The project is supported by a long-term PILOT agreement with the Township of Bridgewater.

Ascension Saint Thomas will break ground next month on its new full-service hospital and health campus in Clarksville. The health campus will be near the intersection of Highway 76 and Interstate 24.

The $148.5 million hospital will anchor a 96-acre integrated healthcare campus, bringing together physician partners, Tennessee Oncology, Tennessee Orthopaedic Alliance, Ascension Saint Thomas Heart, Howell Allen Clinic, along with a Montgomery County Emergency Medical Services station. The facility will open with 44 inpatient beds and provide emergency care, inpatient surgery, cardiology, women’s health, a NICU and additional services.

The campus will also include an inpatient rehabilitation hospital, outpatient surgery, advanced imaging and specialty ambulatory care, making it easier to deliver coordinated, high-quality care close to home at every stage of life.

The University of Florida has selected Edgemoor Infrastructure & Real Estate to advance the initial $287.5 million phase of construction on UF’s Jacksonville graduate campus. 

The selection follows a competitive process. Edgemoor is teaming up with partners such as Clark Construction, Auld & White Constructors, OJB Landscape Architecture, HOK, PQH Group Design, England-Thims Miller, Coastal Connections Group and more.

The first new building will anchor the campus in the historic LaVilla neighborhood, where UF is developing a graduate campus. Jacksonville has committed land and significant funding to support the project, including more than 20 acres for campus development and tens of millions of dollars toward construction. 

UF’s Jacksonville campus is expected to open initial programs in existing facilities in 2026, with new construction to follow as the campus expands. The broader vision includes advanced graduate programs in areas such as business, health care and emerging technologies.

Landmark Properties has partnered with Manulife Investment Management to construct The Metropolitan on South U, a 259-unit student housing community at 1208 S. University Ave. in Ann Arbor, MI. This project represents the sixth project in a build-to-core joint venture executed with the Manulife Infrastructure Fund pool.

Construction will begin imminently. Landmark Construction, the in-house general contractor for Landmark Properties, will build the project with Myefski Architects serving as architect. Peninsula Investments also partnered on the project.

The Metropolitan on South U is near the University of Michigan’s Ross School of Business, the Michigan Diag and a variety of shopping, dining and entertainment options. Fully furnished residences will feature quartz countertops, hardwood-style laminate floors, stainless steel appliances and in-unit laundry, and will come prewired for internet and cable access.

Landmark Properties has closed on the acquisition of a 1.56-acre site at 134 N. Eagleville Rd., adjacent to the University of Connecticut’s (UConn) main campus in Storrs, CT. The firm will begin construction on The Mark Mansfield, a 738-bed student housing community, in late 2025. The site was acquired in partnership with Peninsula Investments. TSB Capital Advisors coordinated financing.

“UConn saw a record-breaking 2024 freshman class and, as the university moves forward with plans to expand its enrollment further over the next decade, the demand for high-quality and pedestrian-to-campus living options will continue to increase,” said Jason Doornbos, chief development officer of Landmark Properties. “We’re excited to help meet this growing housing need with the development of The Mark.”

Located near the university’s core, the new development will be Landmark Properties’ second asset in the Storrs market. The site was formerly proposed as the location for another student housing development.

BWE secured a $23.5 million loan to finance the acquisition and substantial improvement of The Edge, a 173-unit, 553-bed student housing community near Texas State University in San Marcos, TX. 

BWE’s Chris Carroll and Max Miller originated the financing on behalf of Campus Realty Advisors. Texas State has seen a surge in enrollment, which has increased by 5% over the last year to bring the entire student body above 40,000. 

The Edge features a mix of 1-, 2-, 3-, and 4-bedroom apartments and offers students a wide range of amenities, including a fitness center, clubhouse, and basketball court. The community is located less than a mile from the Texas State campus. 

As part of the acquisition, The Edge will receive numerous upgrades to improve the residents’ experiences. All units will receive new flooring, cabinets, and doors, upgraded bathroom fixtures, and improved lighting. The clubhouse, study areas, fitness center and other amenities will also receive major improvements to enhance the students’ sense of community. 

When we last reported on growth plans in Argyle, H-E-B and Baylor, Scott & White had not received government approval to build in the Heritage development. Now, things are firmed up. The Argyle Planning and Zoning Commission recommended approval for nearly 124 acres of the Heritage development, which will include an H-E-B grocery store and Baylor Scott & White wellness campus. It will be located on the southwest corner of I-35W and Robson Ranch Road.

Phase one will include a 100,000-square-foot grocery store with gas pumps, 44,000 square feet of medical office space and 36,000 square feet of retail space. Five phases are being planned.

Community Impact reports that the wellness campus proposal includes retail, fitness and medical spaces. The medical hospital is proposed to be six stories, and the medical campus may include four-story buildings. The rest of the proposed development would be dedicated to commercial retail and not exceed 50 feet in height.

Up Campus Student Living has broken ground on Blume on Ivy, an off-campus student housing community near the University of Virginia. Located along the emerging Ivy Road Corridor near the new Data Science School, Karsh Center, and UVA Athletics complex, Blume on Ivy is set to open for the 2027-2028 academic year.

The project is led by Up Campus Student Living, with Fifth Third Bank and First Citizens Bank providing financing. “Blume on Ivy reflects our mission to create vibrant, high-quality student communities that blend modern convenience with the best aspects of student life,” said Stephen Bus, Managing Partner of Up Campus.

Positioned between UVA’s Central Grounds and North Grounds, Blume on Ivy offers students an easy access to classes, campus resources, dining, and Charlottesville’s entertainment scene. The community providing spacious, fully furnished one- to four-bedroom apartments. Beyond exceptional living spaces, Blume on Ivy will also have 20,000 square feet of resort-style amenities.

Third & Urban acquired Northridge Commons, a seven-building, 470,000-square-foot flex industrial campus in Sandy Springs. The Dilweg Companies was the seller. While the most recent sales price was not disclosed, the campus last sold for $51.5 million in 2019. 

Tenants at the project include Pontoon Brewing Co., an Inspire Brands innovation center, and Invitation Homes, a subsidiary of Blackstone. The 38-acre campus is on Dunwoody Place, located off Roswell Road south of the Chattahoochee River.

Northridge Commons is currently 83% leased. Third & Urban said it will reposition some of the office spaces to attract more flex industrial users. 

Third & Urban is known for its creative urban infill projects, such as Common Ground, Westside Paper and Armour Yards. It has also proposed overhauling a sprawling, aging office park on the doorstep of the new Children’s Healthcare of Atlanta campus. The firm’s pipeline encompasses 3.2 million square feet valued at $1.4 billion.
