Up Campus Student Living has broken ground on Blume on Ivy, an off-campus student housing community near the University of Virginia. Located along the emerging Ivy Road Corridor near the new Data Science School, Karsh Center, and UVA Athletics complex, Blume on Ivy is set to open for the 2027-2028 academic year.

The project is led by Up Campus Student Living, with Fifth Third Bank and First Citizens Bank providing financing. “Blume on Ivy reflects our mission to create vibrant, high-quality student communities that blend modern convenience with the best aspects of student life,” said Stephen Bus, Managing Partner of Up Campus.

Positioned between UVA’s Central Grounds and North Grounds, Blume on Ivy offers students an easy access to classes, campus resources, dining, and Charlottesville’s entertainment scene. The community providing spacious, fully furnished one- to four-bedroom apartments. Beyond exceptional living spaces, Blume on Ivy will also have 20,000 square feet of resort-style amenities.

Skender recently broke ground on Deerfield Supportive Living, a 105,000-square-foot project that will provide supportive senior housing at 1101 Lake Cook Road in Deerfield, Illinois.

Developed by Celadon Partners, the four-story building will feature 147 affordable senior living apartments. Skender is the general contractor, and the project team includes Assemble Design Workshop as an architect and SAS Architects & Planners as interior designers.

With an expected completion date of mid-2026, the project is pursuing Enterprise Green Communities Building certification, which was developed to align affordable housing investment strategies with environmentally friendly building practices.

“It’s essential that seniors have a comfortable, safe and affordable place to call home,” said Brian Skender, Senior Project Manager and Team Leader at Skender. “We are thrilled to be adding more supportive senior housing options for the Deerfield community.”

Toro Development Company (“TDC”) has started work on Medley, the $560 million, 43-acre mixed-use community in Johns Creek. Th company expects its grand opening to take place October 29, 2026.

TDC secured financing for the project in November 2024. The deal includes an equity investment from Ascentris and a $158 million construction loan from Banco Inbursa for the first phase.

Located at the corner of McGinnis Ferry Road and Johns Creek Parkway, Medley will encompass 150,000 square feet of retail, restaurant and entertainment space, a 175-key boutique hotel, 110,000 square feet of office, 750 multifamily residences, 133 townhomes built by Empire Communities, and a 25,000-square-foot Plaza.

TDC has lined up more than 25 brands and razed a 350,000-square-foot office building to prepare the site for groundbreaking. Announced retailers for Medley include a neighborhood grocer, Sephora and High Country Outfitters.

Anchor Health Properties recently commenced construction on a new three-story, 120-bed, 127,942-square-foot nursing facility in Shoreline, Washington.

Located at 15230 15th Ave NE, The Fircrest Nursing Facility is supported through a public-private partnership with the Washington State Department of Social and Health Services, with Anchor providing comprehensive development services and real estate planning expertise on this project.

“With the construction commencement on this dynamic facility, we are thrilled to work alongside the Department of Social and Health Services and Public Facilities Group to revitalize the Fircrest Nursing Facility,” said Sean Miller, Senior Vice President, Development with Anchor.

The project will also include campus infrastructure enhancements, as well as a new, separate 6,400-square-foot laundry facility to support the entire campus. The nursing facility is slated to open in November 2027. The facility will be net zero-capable and is anticipated to achieve LEED Silver certification for its sustainable design and construction practices.

The Fallon Company started work on The Colwick, a $100 million, 234-unit multifamily rental project at Colwick and Chiswick roads in Charlotte.  The Fallon Co. paid $7 million for the site in December 2022.

Axiom Architecture is the project architect and designer. Edifice Construction is the general contractor, and Santander Bank provided project financing.

The 7-story development will feature:

• Onsite pet spa and dog park
• Fitness center with private yoga studio
• Outdoor grill stations and pizza oven

The Colwick, which is expected to deliver in late 2026, will be the first large-scale rental building in Cotswold in decades.

Holladay Ventures and Evergreen Real Estate opened Shelby House, a 195-unit affordable housing community. Additionally, Holladay and Evergreen announced the groundbreaking of the project’s second phase, 4th & Shelby, a mixed-use development adjacent to Shelby House, which will bring an additional 289 units of affordable housing in 2026. In total, both projects will provide 484 affordable housing units to the Nashville community.

Phase two of the project will feature energy-efficient appliances and solar panels. Apartments at the two locations are reserved for families earning between 30 and 80% of the Area Median Income.

Samaritan Recovery Community(SRC) partnered with Holladay Ventures and Evergreen Real Estate. PNC Bank also participated in the project.

Holladay says it specializes in developing workforce, affordable, and mixed-income housing solutions that are not only intentionally designed but also positively impact local residents and the environment. 

Trammell Crow Company (TCC) has broken ground on a 788,000-square-foot speculative cross-dock warehouse in Plainfield, Illinois, approximately 40 miles southwest of downtown Chicago.

Matt Mulvihill and Phil DeBoer of CBRE represented TCC in acquiring the land and are marketing and leasing the property. Located on approximately 52 acres of land at 26220 W. 143rd St., the building will be the first speculative warehouse in Plainfield Business Center and is expected to deliver in the fall of 2025.

Harris Architects has designed Plainfield Business Center, Krusinski Construction Company is the general contractor, and Kimley-Horn and Associates is the civil engineer. At full buildout, the development will encompass over 8 million square feet of industrial space.

“With the improvements being made to 143rd Street, we believe Plainfield Business Center will become the location of choice for large industrial users looking for space along I-55,” said Josh Udelhofen, senior vice president with TCC in Chicago.

Uprite Construction recently held a ceremonial groundbreaking for the Advantech North American Headquarters in Tustin. The project marks the first development in the South Orange County Community College District (SOCCCD) Technology Park, located on the grounds of the former Marine Corps Air Station Tustin.

This past January, Advantech, a Taiwan-based computer maker, signed a 75-year ground lease for a 9.5-acre site in the SOCCCD Technology Park in a deal arranged by Kidder Mathews’ Eric Tse and Oliver Ternate, SIOR. The site will contain a six-story, 108,942-square-foot build-to-suit office building and a two-story, 78,837-square-foot warehouse facility, which will be used for storage, light manufacturing, repairing, and packaging of non-hazardous industrial computer-related products.

The Uprite Construction Southwest Office attended the groundbreaking, alongside design partners Herdman Architecture + Design, Inc., Zatu Design Build Architects, HSA & Associates, Inc. and Grimm & Chen Structural Engineering, Inc. The project is expected to take 24 months to complete.

The Rush Companies, in partnership with Village Concepts, has broken ground on a new senior living community, Village Concepts of Lake Stevens.

The four-story, 125,062-square-foot facility will deliver 140 units of independent living, assisted living, and memory care services to Snohomish County. Village Concepts of Lake Stevens will include 120 independent and assisted living units, 20 memory care units, and 72 surface parking stalls, including 4 EV charging stations. The property amenities will include a wellness center, theater, game and club rooms, library, salon, family kitchen, and secure, memory care courtyard.

Located at 9035 28th Place NE, the development is being built by Rush Commercial Construction, designed by Wattenbarger Architects, and financed by Rush Capital. Operations will be managed by Village Concepts.

U.S. Secretary of Transportation Pete Buttigieg and officials from across the nation attended a groundbreaking ceremony for the Pier B On-Dock Rail Support Facility, a $1.567-billion project that will double the footprint of the Port of Long Beach’s existing rail yard from 82 acres to 171 acres. 

Pier B will be built in phases, with construction scheduled for completion by 2032. The project will more than triple the Port’s capacity for on-dock rail to 4.7 million twenty-foot equivalent units per year, reducing emissions and stress on the local and regional road network, according to the Port.

“The Pier B On-Dock Rail Support Facility will add 130,000 feet of new tracks, build 36 new support tracks and more than double the number of trains leaving the Port to 17 per day,” said Port of Long Beach CEO Mario Cordero. “These improvements will benefit the entire U.S. supply chain and get us closer to the operational and environmental transformation into a zero-emissions port.”
