The 19-story tower that once housed employees of the Jacksonville Energy Authority (JEA) is now open for bids. JEA moved its Customer Solutions Center and corporate offices to a seven-story building at 225 N. Pearl St. in April 2023. The Jacksonville Business Journal reports the JEA is looking for respondents to convert the office building into apartments.

Respondents are required to document their experience and success in similar projects, which may include downtown, urban core redevelopment or adaptive reuse, positioning another downtown corner for revitalization.

JEA Board will decide whether to approve a purchase and sale agreement for the 347,811-square-foot tower at 21 W. Church St., the former six-story customer center and the Adair Building, a parking garage with around 500 parking spaces and retail space at 421 Laura St. JEA staff will negotiate the agreement based on the recommendation of the evaluation committee.

The Southern Baptist Convention has listed its seven-story office building for $35 million. The Nashville Post says the church says it’s selling the parcel to shore up the group’s finances. The group has been the target of numerous lawsuits in the past few years.

The 82,000 square foot building is next to Southwest Value Partners’ 19-acre Nashville Yards development.

The red brick building was constructed in the 1980s for $8 million.

The Nashville Business Journal reports that Eric Deems and George Schubert of Land Advisors say the building, which is located on a 0.92-acre site, will likely be bought and immediately torn down. According to Schubert, the size of the lot provides ample room for a tower.

David Atchison and Joel Atchison of Nashville-based The Riverstone Group are handling marketing of the property.

BH Properties, a vertically integrated real estate investment company, has added an iconic Downtown Seattle property to its Pacific Northwest portfolio.

The firm acquired the historic Olympic Block building, a 74,660-square-foot creative office and mixed-use property in Seattle’s Pioneer Square neighborhood. With the acquisition, BH Properties’ Pacific Northwest regional operations, led by Managing Director Hughes McLaughlin, will move from its current location at 107 Spring Street.

Located at 101 Yesler Way, Olympic Block is comprised of the historic six-story Lippy Building, originally constructed in 1902, and a nine-story addition known as Olympic Block that was added in 1986. “Olympic Block checks all of the boxes, including the unsurpassed amenities within Pioneer Square, not to mention the ongoing $750 million master-planned redevelopment of the Seattle Waterfront,” said Jim Brooks, president of BH Properties.

BH Properties has been ramping up its presence in the region, and from the new Pioneer Square location, McLaughlin will continue to grow the firm’s real estate investment platform throughout Washington, Oregon, Idaho, and Montana.

The 590-room Sheraton Memphis Downtown Hotel is up for sale. The price for the town’s largest hotel was not disclosed. The two brokers handling the deal are Tim Osborne and Spencer Davidson, both with Hunter Hotel Advisors.

Starwood Capital Group and Schulte Hospitality Group — acquired the property in 2017. The Sheraton employs about 200 people.

The Memphis Business Journal reports that Hotel Memphis secured $43 million in debt from Bank of America in 2017.

In October 2022, Starwood received a 30-year PILOT (payment-in-lieu-of-taxes) from the Center City Revenue Finance Corp. (CCRFC), an affiliate board of the Downtown Memphis Commission (DMC). That incentive covered a proposal to expand the Sheraton by 300 rooms. An extensive renovation was also proposed. The total development budget for the expansion and renovation was set at $226 million. The CCRFC also approved a 5% Tourism Development Zone (TDZ) surcharge to assist with the project at that time. The owners never performed on the program, and the PILOT and renovation plans were scrapped.
