<p dir="ltr">Atrium is proposing to build an acute care general teaching hospital on a 40-acre campus in Fulton County, according to a filing with the Georgia Department of Community Health, <a href="https://www.axios.com/local/atlanta/2026/06/24/atrium-health-west-end-hospital-atlanta-medical-center-closure-beds-morehouse?utm_source=newsletter&amp;utm_medium=email&amp;utm_campaign=newsletter_axioslocal_atlanta&amp;stream=top" target="_blank">first reported by Axios</a>.</p>
<p>The proposed facility would help provide care to underserved patients who previously went to WellStar Atlanta Medical Center and its affiliate WellStar AMC South, which both closed in 2022, according to the filing.</p>
<p dir="ltr">The hospital would include an emergency department and could provide other services, such as perinatal and neonatal care, diagnostic imaging and surgeries. It would start out with 50 beds and be affiliated with the Morehouse School of Medicine, Axios reported.</p>
<p dir="ltr">Atrium, which is part of Advocate Health, didn’t immediately respond to a request for comment.</p>
<p>The proposed hospital would anchor a mixed-use campus at 675 Metropolitan Parkway SW that is intended to include office, retail, residential and medical facilities. It would be located about half a mile from Morehouse School of Medicine’s main campus.</p>
<p dir="ltr">Atrium bought the 40-acre campus near the West End MARTA Station in 2024. It hadn&#8217;t previously revealed its plans for the land — home to MET Atlanta, a <a href="https://www.carterusa.com/mixeduse/metatlanta" target="_blank">1.1M SF historic warehouse</a> — since the purchase. But one city council member <a href="https://www.bizjournals.com/atlanta/news/2024/12/09/atrium-health-antonio-lewis-mayor-dickens.html" target="_blank">predicted at the time</a> that it would mean a new hospital for Atlanta.</p>
<p dir="ltr">In May, city officials unveiled that Atlanta was teaming up with Morehouse and a nonprofit health system to build an $800M hospital, <a href="https://www.bizjournals.com/atlanta/news/2026/05/28/new-hospital-project-robin-morehouse-atrium.html" target="_blank">the Atlanta Business Chronicle reported</a>. The officials didn&#8217;t disclose the nonprofit or where the hospital would be located. </p>
<p dir="ltr">Atrium Health has two other health facilities in Georgia: Atrium Health Navicent in Macon and Atrium Health Floyd in Rome, <a href="https://www.atlantanewsfirst.com/2026/06/24/new-hospital-could-be-coming-southwest-atlanta-proposal-shows/" target="_blank">according to Atlanta News First</a>.</p>

<p class="wp-block-paragraph">Basis Industrial and One Investment Management have paid $89.5 million for a 621,759-square-foot industrial portfolio within the Atlanta metro area. Commercial Search reports Middour Investments was the seller, and Bank of Montreal provided acquisition financing.</p>
<p class="wp-block-paragraph">The portfolio comprises 25 buildings across five industrial campuses completed between 1982 and 1995. Three of them are located in Stone Mountain, Ga., while the other two are situated in Tucker, Ga. </p>
<p class="wp-block-paragraph">The collection houses 119 tenants with a weighted-average lease term of nearly 2.2 years. Basis plans renovations throughout the portfolio. </p>
<p class="wp-block-paragraph">Basis’ Anthony Scavo represented the buyer, while Middour Founder &amp; Principal Owen Middour represented the seller.</p>
<p class="wp-block-paragraph">This is the joint venture’s second acquisition. The first one was the $144.6 million purchase of five shallow-bay properties in the Atlanta and Orlando, Fla., metros, a transaction that closed in April.</p>

<p>Situated on a 200-acre site, the $250 million <strong>National Training Center</strong> occupies 123 developed acres, designed to accommodate future expansion as the game continues to grow and evolve. Today, the facility features:</p>
<ul class="wp-block-list">
<li>17 outdoor playing surfaces including 13 regulation size natural grass fields, two artificial turf fields and two sand pitches for beach soccer</li>
<li>More than 400,000 square feet of total facilities, including two indoor playing surfaces featuring an indoor artificial turf training facility and a full-size futsal/power court</li>
<li>Indoor space that boasts a 10,000 square foot high-performance gym, 20 locker rooms, 19 meeting rooms for members, coaches and community, and dedicated headquarters space for all U.S. Soccer staff</li>
</ul>
<p>Atlanta Falcons and PGA Superstore owner Arthur Blank donated $50 million to the effort. The Fayette County Development Authority issued a $200 million tax-exempt bond. AT&amp;T, Bank of America, Chobani, Coca-Cola, Emory Healthcare, Nike, and ŌURA also contributed to the effort.</p>

<p dir="ltr">Kaiser Permanente announced Tuesday it purchased 7 acres in the Summerhill neighborhood for $31.5M for a “long-term investment in one of Atlanta’s most culturally significant and rapidly evolving neighborhoods,” the company said in a press release.</p>
<p dir="ltr">Ravae Graham, a Kaiser spokeswoman, said the company purchased 550 Hank Aaron Drive and 41 Fulton St., a former Atlanta Braves parking lot across the street from Georgia State University’s new planned baseball stadium. </p>
<p dir="ltr">Atlanta-based real estate investment firm ANiMAL was the seller of the 41 Fulton St. property, <a href="https://www.bizjournals.com/atlanta/news/2026/01/26/kaiser-permanente-buys-atlanta-site.html" target="_blank">the Atlanta Business Chronicle reported</a>.</p>
<p dir="ltr">Without going into specifics, Kaiser stated it planned to use the land “for a variety of purposes to improve access to care,” according to the release.</p>
<p dir="ltr">Graham said the firm has no definitive plans “on purpose” in order to engage with neighborhood and community stakeholders on what is most needed. The final plan will be dictated by that feedback, she said. </p>
<p dir="ltr">“We don’t want to just come into a community and say, ‘This is what it needs.’ We want to be as collaborative as can be,” Graham said. </p>
<p dir="ltr">Kaiser Permanente is the second major healthcare operator to take a land stake in the city of Atlanta since the closure of Wellstar Health System’s Atlanta Medical Center in 2022.</p>
<p dir="ltr">In 2024, Charlotte-based Atrium Health bought 40 acres near the West End MARTA Station. One city council member predicted the parcel would become a new hospital for the area, <a href="https://www.bizjournals.com/atlanta/news/2024/12/09/atrium-health-antonio-lewis-mayor-dickens.html" target="_blank">the Atlanta Business Chronicle previously reported</a>. </p>
<p dir="ltr">Atrium has not revealed its plans for the land since the purchase.</p>
<p dir="ltr">Earlier this month, Atlanta Mayor Andre Dickens called on Fulton County and the state of Georgia to address the lack of medical care facilities in Southside Atlanta during a speech at the Kiwanis Club of Atlanta.</p>
<p>“The city’s responsibility is not healthcare. That’s not in our charter. We can give outreach, we can give advice, but we’re not responsible for healthcare,” Dickens said.</p>

<p>26th Street Partners purchased The Krog District, a 180K SF portfolio that includes Krog Street Market, for $210M from Charlotte-based Asana Partners, according to records in the Georgia Superior Court Clerks&#8217; Cooperative Authority database.</p>
<p dir="ltr">The properties include Atlanta Stove Works, SPX Alley and the Butler and Gravel buildings, <a href="https://www.bizjournals.com/atlanta/news/2025/10/01/krog-street-market-sold-asana-partners.html" target="_blank">according to the Atlanta Business Chronicle</a>. It has a mix of more than 40 tenants in the Inman Park neighborhood, <a href="https://www.ajc.com/business/2025/10/popular-beltline-hub-including-krog-street-market-sells-to-atlanta-firm/" target="_blank">The Atlanta Journal-Constitution reported</a>.</p>
<p dir="ltr">The sale comes seven years after Asana paid $45M for Krog Street Market and Atlanta Stove Works, according to the AJC. Asana subsequently bought SPX Alley for $19M, according to the publication. </p>
<p>This isn’t 26th Street’s first purchase from Asana Partners. In January, the firm bought both Plaza on Ponce, which is home to Majestic Diner and Plaza Theatre, and Morningside Village for $67.5M.</p>
<p>26th Street Partners is run by CEO Shak Presswala, Chief Investment Officer Andrew Shaw and Chief Operating Officer Noah Peeters, who are Jamestown alums.</p>
<p><span style="text-decoration: underline;"><strong>SALES</strong></span></p>
<p dir="ltr">Greenwood Star Holdings purchased the 281-unit Parkside Apartments and the 96-unit Creekside Apartments in Doraville for a total of $47M, according to a press release. </p>
<p dir="ltr">LHNH Parkside Apartments LLC sold Parkside Apartments, and LHNH Creekside sold Creekside Apartments. Both entities are tied to the same New Jersey address, according to records in the Georgia Superior Court Clerks&#8217; Cooperative Authority database.</p>
<p dir="ltr">LHNH Creekside purchased the Creekside Apartments in 2019 for $12.3M. <em>Bisnow</em> couldn&#8217;t locate property records for Parkside Apartments.</p>
<p dir="ltr">Greenwood Star bought both properties through its Greenwood Star Income and Growth Trust fund, <a href="https://www.prnewswire.com/news-releases/greenwood-star-acquires-two-new-multifamily-communities-for-gsreit-near-atlanta-302568334.html" target="_blank">according to a press release</a>. Greenwood assumed a 3.6% Fannie Mae loan that is set to mature in August 2029, according to the release. </p>

<p dir="ltr">Atlanta-based Penler purchased Trace Midtown, a 290-unit apartment tower off Peachtree Street, for $94.3M in August, according to records in the Georgia Superior Court Clerks&#8217; Cooperative Authority database. <em>Bisnow</em> previously reported Penler’s acquisition spree in the Southeast, which included Trace, but the price wasn&#8217;t disclosed at the time. </p>

<p dir="ltr">GSL Properties picked up the 347-unit Manor Barrett apartment complex in Kennesaw for $106M and the 360-unit Town Laurel Crossing apartments in Buford for $110M. </p>
<p dir="ltr">Both properties were developed and sold by Miami-based Related Group. The sale included a $137M Freddie Mac loan.</p>

The properties include the 290-unit Highlands at Sweetwater Creek off Satellite Boulevard in Duluth and the 200-unit Symphony at Suwanee Creek off Peachtree Industrial Boulevard in Suwanee. </p>
<p dir="ltr">A third apartment complex in Austin was part of the $125.5M floating-rate loan.</p>
<p dir="ltr">JLL’s Gerard Sansosti, Peter Rotchford, Nicco Lupo and Clayton Ross arranged the financing on behalf of the owners. </p>

The 10-acre property at 1325 Laurel Crossing Parkway will include two fitness centers, a heated swimming pool, an outdoor pavilion with a gas fireplace, a golf simulator, a pet spa and a 24-hour social club, according to a press release. </p>
<p dir="ltr">The developer expects to open units to residents in January.</p>

<p dir="ltr">Underwood Ammo plans to develop a $41M manufacturing facility in Effingham County, a development that could create 120 new jobs, Georgia Gov. Brian Kemp announced this week. </p>
<p dir="ltr">The rifle- and handgun-ammunition maker will break ground next year and develop the facility at the Savannah Portside International Park. The size of the facility wasn&#8217;t disclosed. </p>
<p dir="ltr">Georgia Department of Economic Development Project Manager Connor Hall led incentive negotiations on behalf of the state.</p>

<p dir="ltr">Atlanta-based RangeWater Real Estate broke ground this month on The Greene, a 300-unit apartment complex in Downtown Lawrenceville. The 21-acre site <a href="https://www.bizjournals.com/atlanta/news/2025/10/02/rangewater-real-estate-the-greene-lawrenceville.html" target="_blank">at 1032 Buford Drive</a> is just north of the Gwinnett County Jail complex.</p>
<p dir="ltr">RangeWater is partnering with Brazil-based Kinea on the project. The Greene will offer one-, two- and three-bedroom units and will feature a resort-style pool, biergarten, coworking spaces and a dog park, among other amenities, according to a press release.</p>
<p dir="ltr">The Greene is scheduled to open in the first quarter of 2027.</p>
<p><span style="text-decoration: underline;"><strong>LEASES</strong></span></p>
<p dir="ltr">Global pediatric healthcare system Shriners Children’s has leased 159K SF at Science Square Labs in Midtown, the <a href="https://www.bizjournals.com/atlanta/news/2025/10/02/shriners-childrens-science-square-lease-size.html" target="_blank">Atlanta Business Chronicle reported</a>. The nonprofit healthcare operator will manage its research institute and occupy several floors of the facility, according to a press release.</p>
<p>Shriners will bring more than 470 jobs to the facility.</p>
<p dir="ltr">The deal brings the 368K SF lab and office tower to 83% leased. The facility, developed in 2024 by Trammell Crow Co., is part of Georgia Tech’s Science Square innovation district. At full build-out, the district can house 1.6M SF of lab and office space. </p>
<p dir="ltr">CBRE’s Eric Ross, Jessica Doyle and Graham Little brokered the deal for Trammell Crow. </p>

<p>The 36-story 101 Marietta St. tower is for sale. The Atlanta Business Journal reports that real estate observers estimate that offers for the building will come in at about $67.5 million. The 675,000-square-foot building overlooks Centennial Yards. </p>
<p>101 Marietta is owned by <strong>Dilweg Cos.,</strong> which paid $68.8 million for the property in 2015. It tried to sell the building in 2020. At that time, it expected offers of more than $150 million. </p>
<p>Downtown’s office vacancy rate remains over 30%, according to fourth-quarter 2024 data from CBRE. </p>
<p>Newmark’s Jay O’Meara, Justin Parsonnet and Ryan Reethof, along with CBRE’s Will Yowell, are marketing 101 Marietta for sale. </p>
<p>The building is 62% leased. Its tenants include the Atlanta Hawks and coworking company Industrious. It also includes the offices for developer Centennial Yards Co. </p>

<p><strong>Lone Star Funds</strong> has abandoned 55 Allen Plaza to avoid foreclosure. </p>
<p>Phoenicia Real Estate Holdings took title to the 14-story, 350,000-square-foot building through a deed in lieu of foreclosure. The deal was valued at $57.8 million. Phoenicia is a subsidiary of Aflac Inc. Aflac Global Investments. The Atlanta Business Chronicle reported that Lone Star acquired the Property in 2020 for $79 million, using $67.5 million in acquisition financing provided by NXT Capital. </p>
<p>The office building is part of the Allen Plaza mixed-use project, which is 66% occupied. Its major tenants include EY and design firm ASD|SKY. Selig Enterprises maintains air rights for 55 Allen Plaza, and a new owner will have to make lease payments. </p>

<p>After publishing its <strong>2025 Atlanta Office Investment Forecast Report</strong>, Marcus &amp; Millichap’s John Leonard commented, “Atlanta’s office market is at a turning point, with corporate expansions and investor confidence driving renewed momentum. As vacancy rates decline and demand for high-quality office space strengthens, the metro is well-positioned for growth in 2025.”  Insights include: </p>
<ul class="wp-block-list">
<li>Atlanta’s employment market will expand by 27,000 jobs in 2025, with 2,000 new office-using roles, supporting long-term leasing demand. </li>
</ul>
<ul class="wp-block-list">
<li>Vacancy rates are projected to decline to 19.4%, driven by corporate expansions and reduced new supply. </li>
</ul>
<ul class="wp-block-list">
<li>Office construction will slow to its lowest level in a decade, with inventory growing by 0.4%, primarily in Midtown, Sandy Springs and Alpharetta. </li>
</ul>
<ul class="wp-block-list">
<li>Northwest Atlanta and Northlake stand out as investment opportunities, with triple-digit vacancy declines and rent growth exceeding 1% in 2024. </li>
</ul>
<p>The average asking rent will rise to $27.52 per square foot, supported by falling vacancy rates and a limited construction pipeline. </p>

<p>Atlanta hotel developers are working double time to ensure they get their projects done before the 2026 FIFA World Cup matches, which are just 15 months away. A Moxy by Marriott is nearing a construction milestone after finishing prepping the lot just six months ago. Urbanize Atlanta reports that as of this week, the 329 Marietta St. Moxy project has about two more stories to rise before topping out. When completed, the hotel will be 10 stories tall. </p>
<p>Nexera Capital and <strong>Emerge Hospitality Group</strong> are part of the hotel’s development team, which is being built by Winter Construction. The 183-room hotel will stand next to Hyatt Place Atlanta hotel in a location easily walkable to Centennial Olympic Park, the Georgia Aquarium, Georgia World Congress Center, and Mercedes-Benz Stadium, among other attractions. </p>
<p>Designs call for a rooftop lounge, a bar at street level, a speakeasy, and several other gathering spaces around the property. It’s the towns second Moxy by Marriott.</p>

<p><strong>Partners Capital</strong> bought the Courtyard by Marriott Atlanta Buckhead for $24.25 million. The 181-room hotel is off Peachtree Road in the central business district. The seller was RLJ Lodging Trust. The Buckhead Courtyard, built in 1996, has about 1,500 square feet of meeting space and was recently renovated.</p>
<p>The Atlanta Business Chronicle reports Partners is building a portfolio of hotels in top Sunbelt markets through its Hospitality Fund 1, which launched in June 2023. The Buckhead Courtyard was its second acquisition, following the purchase of a Hilton Garden Inn in Austin, Texas.</p>
<p>Partners Capital’s current portfolio includes more than 1.4 million square feet of properties in Texas and across the Southeast. The company’s website says the company has completed more than $600 million in transactions through multiple investment funds over the past eight years.</p>
