<p data-beyondwords-marker="f03915e6-a33f-45d9-87c5-90450f35ab55">Hawkins Way Capital has purchased a 122-unit student housing building at 300 West 20th Street in New York City from The New School for $30 million. Located in Chelsea, the seven-floor residential property has been serving as student housing since its opening in 2003.  </p>
<p data-beyondwords-marker="b7e59057-17b9-4044-a57b-fc53d9b97fba">Despite efforts to attract students, The New School decided to sell the building due to low demand and student dissatisfaction with its layout. The transaction was arranged by CBRE’s Doug Middleton and Jack Stillwagon, though financial details were not disclosed. Hawkins Way Capital plans to continue leasing the property to students from various Manhattan schools. </p>

<p data-beyondwords-marker="17b75b46-6c75-46b8-8747-52bae8a8eea9">Cary’s MacGregor Village shopping center has been acquired by the investor trio of <strong>Blue Ridge Capital Fund</strong>, AB&amp;B Commercial Real Estate and Triland Commercial. The group paid $30 million for the 138,000-square-foot retail center at 107 Edinburgh South Drive. </p>
<p data-beyondwords-marker="a18dd45d-9152-4279-b8e9-fc6bfda1a12e">Washington Prime Group Inc. of Columbus, Ohio, was the seller. The Triangle Business Journal reports the firm filed for Chapter 11 bankruptcy in 2021. Yezen Hamad and Gregg Marks with Triland Commercial represented the new ownership in the sale of MacGregor Village, while Tom Kolarczyk and Steele Burkett with JLL represented Washington Prime. </p>
<p data-beyondwords-marker="68571d6a-1c28-453a-9194-946f6169e846">Built in 1986, MacGregor Village consists of six buildings and has a robust list of restaurant and entertainment tenants, including Gamers Geekery &amp; Tavern, MacGregor Draft House, Cilantro Indian Cafe, Asali Desserts &amp; Cafe and more. It’s also home to indoor golf venue X-Golf Cary, sports training facility SportHQ, and escape room Game On Escapes &amp; More. One new tenant is Apex Racing Lab, where visitors can drive simulated race cars. A large pickleball operator has signed a letter of intent at MacGregor Village. </p>

The buyer was non-profit housing fund, Community Solutions. Built in 1980, the 216-unit complex sold for $30.8M, just under $150,000 a unit.</p>
<p data-beyondwords-marker="99d80e0a-2fdb-40c7-b768-8d83faf0da5a">“The new owner is a mission-driven fund seeking to reduce veteran homelessness and preserve affordability in the community, and this property is its first in Charlotte. Additionally, we are thrilled for our client on a successful sale during a challenging time in the capital markets”‘ said Howard. </p>
<p data-beyondwords-marker="5c80e349-adde-4e71-81c5-c4d5409ab0dc">Amenities include a resort-style pool, fitness center, yoga room, lake views, and abundant green space. The Park at Ferentino is just five minutes from Meridian Place, a mixed-use community with 100,000 square feet of retail and office space, and within 15 minutes of Uptown Charlotte.  </p>

<p>Cushman &amp; Wakefield has arranged the $29.6-million sale of Greenwood at Ashley River, a 280-unit apartment community in North Charleston, SC.</p>
<p>Jordan McCarley, Marc Robinson and Tai Cohen of Cushman &amp; Wakefield represented the seller, The RADCO Cos., in the transaction. Brick Lane was the buyer. Under RADCO’s ownership, Greenwood at Ashley River received more than $4.3 million in capital upgrades for curb appeal and amenity improvements.</p>
<p>“Greenwood at Ashley River demonstrates once again what RADCO does best,” said Norman Radow, CEO at RADCO. “We identified a struggling property, we modernized and substantially improved it, and then transformed it into a vibrant community. We wish our buyer the same success with the community that we enjoyed.”</p>
