The property sits on 2.22 acres of land in the desirable Raleigh Hills neighborhood, which is in Washington County.</p>
<p data-beyondwords-marker="8b224ac0-4a71-485e-8b2b-6642f74dc3e4">The property is surrounded by strong nationwide companies like Intel, IBM, Oracle, Providence Health &amp; Services, Oregon Health and Science, Nike U.S. Headquarters, Fred Meyer, and Tektronix. “We couldn’t pass on the opportunity to acquire an asset in a desirable area with strong demographics and employment drivers,” said Kamyar Shabani, Principal at Optimus Properties. </p>
<p data-beyondwords-marker="91a10fb0-109c-411b-90f3-c33092cc524e">Jesse Liu, Partner &amp; Director of Acquisitions, was the lead contact on the purchase of this property, added, “49 Jamieson aligns with our investment strategy to provide essential housing in strong employment hubs and continues our growth in the Portland MSA.” Optimus also recently purchased a retail building at 1487-1489 Sunset Blvd., adjacent to another one of the firm’s acquisitions at 1501 W. Sunset Blvd.</p>

<p>Loan originator David Brody with Eastern Union arranged $12 million toward the refinancing of a one-story, 35,210-square-foot industrial building in the Williamsburg section of Brooklyn. The property is currently net-leased by the City of New York.</p>
<p>The refinancing carried a 65% loan-to-value ratio. The loan’s term was five years, with interest-only payments over the full term. The interest rate was set at 6.54%. The identities of neither the owner nor the lender were disclosed.</p>
<p>“David Brody leveraged his real estate expertise to deliver a deal structure that was highly favorable for his client,” said Abe Bergman, president of Eastern Union. “While we have national reach, Eastern Union also has an excellent reputation as one of the most prolific brokers of commercial real estate mortgages throughout Brooklyn.”</p>
<p>Built in 1931, the property occupies a 1.04-acre parcel between Franklin Street and Wythe Avenue. It includes a 10,000-square-foot parking lot. </p>

JLL represented the borrower, Calidus to secure the five-year, fixed-rate loan through through Freddie Mac Multifamily. The loan will be serviced by JLL Real Estate Capital, LLC., a Freddie Mac Optigo lender.</p>
<p data-beyondwords-marker="390c7f0c-40ce-4fdf-95b4-4fe4e4e5d75d">The JLL Capital Markets Debt Advisory team was led by Senior Director Dan Kearns, Closer Patricia Heminger and Analysts Dave Hunter and Katia Novi. “As a result of the strong sponsorship and incredible property performance since 2909 Oliver was acquired by Calidus 10 years ago, Freddie Mac was able to provide very compelling five-year, fixed-rate financing,” said Kearns.</p>
<p data-beyondwords-marker="bb88c3cb-d991-4014-8b06-cf404e4c79b2">Managed by The Preiss Company, the 2008-built property features two-bedroom and three-bedroom units. Situated at 2909 N Oliver St., the community is located less than a mile from Wichita State University’s campus and six miles from downtown Wichita.</p>
